This is great little boutique hotel. The staff is wonderful. The room we had for myself and 2 teenagers had 2 king beds and a double and was very spacious, it was $120/night with breakfast. My 17 year old son found Xibalba and I'm very glad he did.

I spent a week, 4/11-4/18, at this hotel. Came to Tulum for cave diving instruction as part of research for a new series of novels. On arrival I was warmly greeted by Tomas, a Tulum native, who showed me my room. The room was spacious, immaculately clean, sparsely but elegantly furnished with king bed, table, chairs, wardrobe, bedside tables. No phone, no TV--Heavenly Peace! The bathroom was beautiful with tile and mosaics. The bed was the most comfortable I've ever slept on--even better than home!
Breakfast was included in the $80/night room price--fresh papaya, pineapple, melons, granola, yogurt, coffee, and toast and eggs cooked to order by lovely Anna, Tomas' wife.

The hotel's owners are a young German couple, Anneke and Robbie Schmittner. They are warm, friendly, and run a superb operation. Anneke manages the hotel, Robbie the dive side. Robbie is one of the Yucatan's premier cave diving explorers, and his services as an instructor/guide are heavily sought. He employs a full complement of other instructors and guides who can handle any tour or teaching request. The hotel has its own compressor, can blend Nitrox to order, and has a repair shop on-site as well. A measure of the hotel's popularity is that there were Swedes, French, Spanish, German, UK, and Yank divers there. Be advised that this is an operation that caters to expert, highly experienced, well-equipped cave divers. Newcomers and those looking for recreational diving certifications are welcome, but the bulk of the clientele is serious cave divers.

The Caribbean beaches are two miles away--short taxi ride for $5. Subcompact cars rent at Cancun Airport and in Tulum for about $280/week, and are really a must for those who want to dive the surrounding cenotes. The cenotes and caves around Tulum are world-famous, exquisitely beautiful, and sometimes crowded. Admission fees of $5-$10 are charged. Afternoons are best for uncrowded diving.

Tulum is a delight--a small, unspoiled Mexican town full of very good, inexpensive restaurants, trinket shops, small hotels, and more cabs per square foot than Manhattan.
Walking the streets day or night felt safe and comfortable. People routinely greeted me with "Hola!" Few speak English, so Spanish is helpful, though not essential.

The cavern and cave diving is indescribably beautiful. Pick of the lot, for my money, was Dos Ojos, (Two Eyes), with a huge access lagoon, two vast and well-lined caverns, caves leading off from the caverns, and very complete support services.

TIPS FOR MEXICAN TRAVEL:
1. Do not fill out your immigration form in red ink. You will be sent to the rear of very long lines.
2. Be very cautious in renting a car online. It's not like in the U.S.--more complicated, more hidden charges, more pitfalls.
3. Change money BEFORE travel. Otherwise, be prepared to stand in line for 45 minutes at the only local bank.
4. Slow down. There are three speed bumps (Botes) in every block. They're there for a reason.
5. Hydrate, hydrate, hydrate

This is the perfect place. Aneke and her staff are helpfull and friendly and we felt at home right away. Everything is clean and nice and the breakfast on the roof was great. The divemasters were professional and aware of savefty. We`ll return first chance we get.

If you are a technical scuba diver, Cave diver or like to single tank a Cenote, Xibalba can take care of your needs plus provide very good accommodations with the dive center and fill station right in the hotel.

Owner and operated my Robbie and Aneke Schmittner, you will not find a more capable and friendly environment for divers.

Robbie is a renowned exploring cave diver and Cave instructor. He has recently discovered the connection of two large cave system, Actun Hu and Sac Actun to form the largest under water cave system in the world.

Have fun you are in good company.

This hotel is very clean, new, well-run, close enough to downtown restaurants that cater to tourists that it is a nice walk. The drawback is that downtown is 4km from the beach and it really isn't walkable from downtown (or this hotel) so you need to take a cab (which are plentiful and cheap - $50 pesos.) The staff is friendly and helpful. We didn't go scuba diving through the dive center but several other guests at the hotel spoke highly of it. Hiro (not sure on his spelling) who runs the dive center set up some excellent day trips for us 9that weren't scuba diving). One to the nature reserve (a must if you're here to see rare bird species) and a trip to Coba ruins (largest Mayan pyramid). Hiro suggested a taxi for the day ($1200 pesos for the day for 5 people) which gave us a lot of flexibility on coming/going, side trips to cenotes (cave dives) and buying some local art. Tip - go to the ruins early enough to avoid the buses of tourists.
The town itself is definately 3rd world. But the places we encountered are trying very hard to appeal to tourists and we were impressed. Some friends stayed at cabanas on the beach (sand floors, shared bathrooms) and we were SO MUCH happier at this excellent hotel--they came to downtown to eat dinner with us almost every night because of the better choice in restaurants vs. what is at the beach. In this town, a good hotel with AC is a must. Also, one night we decided to dine in so we walked to the grocery store (3-4 blocks away) and came back to Xibalba Hotel and used their kitchen to cook dinner. A nice change from downtown restaurants. Xibalba offers about the same food for breakfast every day but it was good. The hotel is one block off the main street so there is minimal street noise. There was a lot of security on the main street, keeping things safe for tourists. Our group felt like we've done most of the local ruins, dived in caves, spent time at the beach, rented bikes for a day and saw the ecological reserve (only 72 people per day are allowed so make a reservation 2 days in advance to guarantee your spot). For cold Americans from Minnesota, this was a great place (the town, and the hotel in particular) to defrost for 5 days. Aneke also arranged a shuttle for us to/from Cancun airport.

Xibalba was the first dive shop we checked out and decided to sign up right away due to the incredibly resourceful and friendly staff. The facilities were spotless and modern. My husband dove the caverns for 4 days and is completely hooked on the idea of returning to do his cave diving certification. I'm 5 months pregnant so couldn't dive but was welcomed amongst the diving community. The hotel was impeccable - super modern and comfortable with extra large rooms. The breakfasts were plentiful and delicious. Definitely one of the highlights of our 3 week tour around the Yucatan Peninsula - highly recommend!

We were very comfortable in the nice room - we had great breakfasts with Tomas, and Richie our dive master was incredible with his safety and tours of 3 mind blowing cenote dives!!!
