This hotel seems like a good place to stay in Tulum town. It is in the main street but not directly so the location is OK and you would expect the night to be quiet and relaxed. WRONG!! there is a club next door and believe me, you will feel like you are in the club. The music goes until 7-8 Am, so forget about sleeping properly.
The rooms seem clean when you go in, but as soon as you undo your luggage you start seeing nasty stuff.
If you try to go down to reception to make them aware... Then you will have a dirty room and be frustrated about the staff, so don't even try. They are useless, sorry I don't usually use this type of vocabulary but in this case I can just describe them as passive, disorganized, disrespectful in some regards and completely uninterested about guests. They seem to understand Tulum it is a very touristic town and tourist will just come anyway.
I saw comments below talking bout the quietness, the friendly staff and all the rest. Don't be fouled!!!there are other places.

We found the hotel vacant when everything else in town was taken. Guy at the desk was pretty sleazy and not particularly forthcoming with information. Don't forget to ask if the toilet seat comes with the room, apparently a luxury in many cheaper facilities. Our room had a water feature that included the septic tank right outside our room, and also one off the sliding door in the back. Blinking Christmas lights on the arches shine through the thin curtains all night. People let their dogs out at night in the courtyard in the back off your patio entrance, where they barked up quite a storm.

Really dirty noisy ceiling fan. Bullfights on tv.

The mattresses, lined with the usual steel rods, were clean and bug-free upon inspection. pillows reminded me a lot of oven mitts, but thinner. I wore my flip-flops in the room all the time, even in bed.

Very central little hotel. The rooms are clean and confortable. We stayed in room #10 a couple of nights. We were 3 friends son we had to pay and extra 100 pesos for the room. If you do the same, ask for that 3rd towel. One guy at the desk tried to charge us the extra 100 pesos but was saying there was no extra service. It doesn't work like that! Other than this, very nice staff.

Room Tip: Room #10 is alright!

Since the previous hotel was being closed for a couple of weeks, for a makeover, I headed across the street and moved into the hotel/motel Kukulkan, here in Tulum. There is a friendly daytime desk and an evening watch/desk man. For 450P a night, cash only, I got a quiet, well ventilated, spacious room, with fan, TV, and a/c with remote. I liked being able to open two opposite windows at night and let the cool night air blow through. The walk-in shower with sliding doors, which leaked, in this room, had plenty of water. No meals are included, and there is no bar or restaurant, there is, however an abundance of restaurants immediately outside, as is a bakery and coffee shop next to the entrance. There is a water cooler downstairs, and there is a dive shop operating on the premises. I noticed that by 11 PM, the front gate was shut. Security is clearly well served. While the room is well lit, with various ceiling lights, the reading light between the beds is useless. All in all, a clean and well run place and good value for the money. The location, if you arrive not by car, is conveniently close to the ADO long distance bus terminal, which is, as you walk out of the front, down the left, on Avenida Tulum, on the other side of the street, about a couple of hundred yards.

This hotel is a great budget option for staying in Tulum pueblo. It has everything you need: air conditioning, tv, good shower, wifi, central location but quiet. You can even fill your bottle with purified water. For 500 pesos for a double room (2 beds) it's a good price for Tulum where many hotels IMHO are overpriced.
As a PP said, the guy at reception in the afternoon/evening has few people skills and will refuse to give an extra towel, but don't take it personally! Much better service in the mornings.

Room Tip: Ask for extras in the morning. Rooms upstairs have a balcony with little tables and stools made from...

From the bus station cross the road and turn left. Pass HSBC bank and cross a road and this Hotel is just a little further down the main road. It is next door to a bakery and you have to go through an archway. The hotel is set back from the main road so it is fairly quiet. There are plenty of places to eat. They supply cold fresh water from a dispenser- Bonus. There is a car park but no pool etc, just rooms for rest. They have air conditioners, ceiling fan and TV.
Well worth stopping here. We stayed for three nights before catching the bus direct to Cancum airport to fly to Manchester.

You get what you pay for here but its all you need. The cafe outside is perfect in the morning and does great coffee and pastries. The women who work there are lovely and help full. The only bad thing is the noise but that didn't really bother me all that much.
