We stayed 3 nights at Zamas and loved the restuarant - great food, good service and nice atmosphere but the cabanas are not up to the level they should be for the price or reputation that Zamas has. Towels and bedding are clean but tired and frayed. Everything needs to be repainted and refreshed so the cute, airy cabanas are the high-end escape promises. Another slightly strange aspect is that even for those staying at Zamas you're not able to settle your food and drink bill on credit card. Given Tulum township has one ATM about 5 or 6kms from Zamas, it's not as user friendly as we expected for a hip hotel. If we were to visit Tulum again, we'd stay in one of the other newer hotels close by to Zama with better accomodation but still close by enough to make the most of the restuarant.

......and for heaven's sake, buy a REAL mattress.

My family of 4 adults stayed at Zamas in early Jan. 2010. We were excited about staying on the beach in a hut-like accommodations. We like resorts, but most often like more adventuresome settings and have rented large catamarans and sailboats in the Carribean. The Zamas website made this seem perfect.

Here's the good stuff: The beach side restaurant was a flurry of activity. The food was good, not great, but the setting was lovely. A TERRIFIC band was playing the night we were there and I'd paid the price of the dinner for a ticket, so we came out ahead. If I were in Tulum again, I'd make sure to stop by if there was entertainment, particularly on a moon-filled night. Lovely.

Now, for the bad stuff: (I was going to say "not-so-good-stuff", but in reality....it was just plain bad.

There is only one accommodation that could fit 4 adults and we booked what was a "beach view" upstairs suite. Our "beach view" was actually across a very, very busy road, behind a fence, and across some paths. (They mean it when they say you need a flashlight. You are out in the darkness acrosss the road and away from the restaurant and beach front portion of Zamas which is actually in two parts.) Once inside the "suite", we found the only furniture was one small low coffee table, a day bed, a queen bed, and a king bed. The beds looked pretty with the netting over each one. There were no doors separating the shower, the commode, dressing area etc. from the bedroom and entrance area, although half walls provide some modesty. If you are in the shower, you can actually look face to face with anyone sitting on porch, or looking out the king bed room area. I little awkward even for family members. We enjoyed more privacy when we sailed the Carribean on a catamaran and a sailboat with 8 and 10 people, respectively.

I read one review that said there was bottled water in the room. Our room had a container of water with a some glasses. One sip tasted like disinfectant or soap, maybe. That was the last sip.

My biggest complaint comes from the king bed. It looked lovely with the netting on the top. (see first photo) BUT.... It was an old, dilapidated box spring...not a mattress! (Take a look at the photo!!). When I asked the owner about it, his response was that we were only two people and there were two other beds so all would be well. When I explained we were four people and had paid the upcharge for the two additional people in the room, he blew me off and huffed away. To make a long story short, we barely slept all night and were dressed and packed in the car at 7:00 a.m. I've never paid so much for a room and received so little. (One or two nights rent could have paid for a new mattress for that bed.)

I apologize in advance to those that have booked a room between the time we stayed and the time I've been able to post this review.

Regarding your room, we have not had any complaints about the mattress prior to or since your one night reservation. Had you intended to stay longer we would have done everything possible to make your stay more comfortable. We are dedicated to giving the best service possible at ZAMAS and enjoy a large number of repeat clientele for this reason.
In this vein, please be assured that your complaint is being considered seriously and a thorough review of the comfort level of all mattresses is in process. Please note that we do not have any box springs; all mattresses are on platforms.
Nonetheless, we are truly sorry you did not enjoy your stay.

This was the first restaurant we tried that had flavorful food! We were on a tour of the Yucatan and came here on recommendation from our hotel. For a late lunch we had fish tacos which were great! They were going to have live music that night so we decided to come back. It was nice ambience - right on the beach, live music, and colorful tables/chairs. We liked it so much we came back the next night for dinner! We had the Zamas whole fish which was amazing. If you go here to eat you have to get this! The fish was moist and stuffed with flavorful salsa.

Pros: Right on the beach (many restaurants claim to be on the beach but across the street from the beach), great food (get the Zamas whole fish!)
Cons: the drinks aren't very strong - we finally started ordering vodka on the rocks with club soda and limes on the side!

Note: I wouldn't stay at this hotel just from the fact that it's close to the main road which makes the beach small and probably is loud at night.

Was really looking forward to eating here after reading about this place, but what a disappointment. The food was nothing special - in fact the arrecheta sandwich was so raw as to be inedible. Service and tables not good. Thought the setting would be more remote, but it's right on a busy road and very little view of the beach or ocean. Now cesiak, on the other hand... about a half hour further down the road, quite remote, unbelievable beach, and quite good food. Let's not kid ourselves, it's not high cuisine down there - this isn't Paris, people - but a good taco can be a thing of beauty.

Zamas is located on a beach that is largely the embankment of a road. There is constant traffic and no privacy. Most of the accommodation is across the road from the sea, and except for a brief period in the middle of the night, you are more likely to hear cars, vans, trucks and busses than the sound of the waves. Not my idea of an idyllic resort by the sea. The restaurant had the slowest service I have ever experienced in a Mexican restaurant.
