The accommodation is fine, simple thatched roof cabanas right on the beach. However for 550 pesos one might expect half decent service, which we did not get. The kitchen staff are lovely and work hard but the two men at the front counter were rude, unhelpful and snarly. We had to pay a 200 peso deposit for two threadbare towels and then fight to have the deposit returned to us, in the end they did rip us off but we were so fed up by then we just left. Don't expect a single thing from these mean men.

My friend and I spent four nights in a cabana at Hotel Zazilkin. The location is wonderful and the grounds are well kept. Also, I'd like to mention that the staff in the kitchen are very pleasant and accommodating. What we expected to be better was the overall service and the not having to pay for every little thing including a towel. Room service was not an option and if you wished to have clean sheets, you had to bring your sheets to the reception in exchange for a clean set. Two for one at happy hour which ended at 3pm meant one drink and the use of a chair without having to pay for it. Also, the power was turned off all day long which meant you couldn't charge your phone nor your computer during the day and that meant that every day you temporarily also lost internet service, sometimes for a few hours if the person who needed to flick the switch wasn't there. We felt we payed very good money for our small, humble cabana and that the service should have at least been top notch.

Worse than poor service though is the lack of integrity of the hotel. I left my computer behind on a chair when we left and though I sent numerous emails indicating I left it there and that my friend, who lives in Tulum, would be there to pick it up, I did not receive a reply to my first two emails and then when I did, I was told no computer had been found. That, in itself, says a lot about an establishment. Management policies and regulations are reflected by staff's attitude towards its guests which we felt was one of total disregard and nonchalence.

We would not stay at Zazilkin again.

"Zazilkin" its a perfect place for stay in Tulum only if you don't mind very basic room and the distance from the city. When we came we wanted just to stay the whole time at the most quiet, beautiful, peaceful, white sanded beach we have ever seen, so we didn't mind the basic standard and we also didn't mind taking taxis to the city when we wanted to eat. There is a pretty grim restaurant at Zazilkin so you either need to go to the city to eat or pack some food and water with you.

The place is amazing, the cabanas are very rustic but you don't need that much luxury when you can walk on white sands and swim in light blue waters. I hAve to admit that the staff was not very helpful but you get what you pay for... Considering the place and the other resorts in the real these are your best value and you are 10mins walk from the ruins.
Note: get a bike because this place is far away from the main village and you might want to go back to civilisation every now and then or just simply visit the amazing cenotes in the area.

Don´t come here expecting luxury accomodation. What you get though is paradise, white white sand and blue sea right on your door step. The cabanas are basic but very cute, shared toilets and showers are clean and serviced everyday. Beach bar is open all day and the main bar at night, both with friendly staff and great meeting places to chat with other guests. Food is the restaurant is not very exciting but it is good and saves you leaving the beach to go into town. If you are staying in a cabana you can hire towels and blankets from reception if needed and you can change you sheets once a week yourself by swapping at reception. If you are lucky you also get a fan in the cabana. 50 pesos in a taxi and you can get into town. 10 mins walking and you can see the ruins. There is also a hotel on site with old but functional air conditioning and the room we had was a good size. Cleaned and towels changed every day. We love this simple living style with no need to dress up and the beach under our feet all day every day. Friendly staff even the security staff wandering around at night were friendly. There have been reviews here that the staff are corrupt but we have stayed a couple of times now and no problems, nor have heard of anyone who has had a problem.

We had originally booked 2 nights in this place, based on some good reviews in the Lonely Planet. We litterally escaped after the first night, even though they refused to reimburse us for the second night. No way we would stay longer in this place:
- when we arrived, we noticed the sheets had some hair of previous people. When we asked the staff for giving us clean sheets, they sent one of their security guy to check by himself that we were not lying and that there was in fact some hair over the bed! Eventually they gave us clean sheets, but they removed the other ones, and that is probably the worst part. The mattress looks absolutely gross, with stains of blood and other brown patches. Even some mattresses that you find on the street look better than this.
- at this stage best thing to do was to not be in the room. So we went for a little tour of the place, searching for some kind of activity. The Lonely Planet, edition 2010, mentions about a pretty active nightlife, and a bar open until 2am with very loud music. Well, this place obviously had a better past. We ended up playing ping pong in the deserted night club, where the ground is covered in dust and the seats didn't have anyone sitting on them for years (according to the layer of dust on them). So, quite a feeling of a totally abandonned place. There was in fact a little bar outside, with at most 8 people having a drink.
- as we returned to our cabana, we had to fight against the couple of cockroaches that had invaded the place during our absence. We "slept" with the light on to avoid them coming back.
We certainly could have been fighting to get our money back for the night we didn't stay, but at this point our priority was to get the hell out of there. This is too bad, as the site and the beach are really nice. If ever someone was appropriately taking care of the place and be a bit more accommodating with the hosts, this could in fact be a paradise...

First and foremost - Im a backpacker and I love the simple living this Cabanas provided myself and my family with. If you're after luxury, this ISNT the place. Certainly not in the rustic Cabanas we had. The room is basic, two double beds with a mosquito net and a fan if youre lucky. The beds are comfortable, and the cabanas were safe and secure. We had cabanas 'DF' they seem to be named after areas of Mexico, though Im not particularly sure where DF is?

WHAT A SETTING though!! The cabanas are set in a spacious, immaculate and beautfiul setting, in the sand, just over the top of a dune. The site, bar and restaurant have a beautiful white sand underfoot and simple living and no shoes are required at all. I loved it so much and so did my children (ages 6 & 3). Breakfast was included (coffe and toast) and served by very friendly staff with a plentiful restaurant available at a reasonable price. the hot cakes were a particular favourite with my children.

The location. We had a car, which if you were wondering if you should or shouldnt hire one, then I would suggest you do. Tulum is split into two areas really (perhaps three) and theres the busy town area, and the beach area. In order to keep your costs down then food in town is much cheaper, and there is also a huge supermarket. We went to the supermarket for lunch and dinner and ate out at night. The car gave us this flexibility. This also kept our costs well under control. The supermarket is very reasonable and has a fantastic array of lunches and cakes!! If you dont hire a car then there are loads of taxis available on site. If you were thinking of walking the road, then I dont think its an option. Its certainly not a safe option. Im as fit as a fiddle, but would not walk from Zazilkin to Tulum town. Fast cars, a pitch black road and a generally long boring walk would put me off.

We moved on from Zazilkin to Holbox, and after we had finished at Holbox we really wanted to go back to Tulum and if we were to go there again, then I wouldnt hesitate to book at Zazilkin. I would suggest pre booking though. You know where you are then.

Noise. Ive seen a few comments on noise. I didnt find it at all noisy. The bar closed, or certainly turned the music down at 11pm. There were a couple of noisy nights which was down to guests but this is unlucky more than an actual problem. All in all a fantastic holiday and a great stay at Zazilkin.

WE LOOOOOOOOVED IT!!
