Since 1998 we come back to this place every year. We love it!!!

The people are very nice and helpful - at the reception, the bars, restaurant, security and all the other working people there. We call them our friends!

The whole place is like a very small village directly on the best beach in Mexico with a view to the Mayan ruins Tulum. Every cabana is different, all are very nice, all have fans and mosquito nets. The shared toilets and bathroom are clean, the food is delicate. Happy hour (more than 1 hour...) for cocktails is in the afternoon at the beach bar and in the evening at the bar near the restaurant. Electricity from 6 pm til 6 am.

After our last stay in April we are looking forward to travel there again (... end of this year...).

Oh no. For 500 (!!!) pesos per night you get - a tiny room with no shared bathroom, electricity only from 7 pm when its alredy dark, no food / breakfast, wifi far away from the room, awaful showers with every type of animal you can think of and the icing on the cake is the mean(really) staff- they were rude, didnt know a word in English, and when we moved to Casa Condesa which was much better they didnt even tell us thank you for staying. How come lonely planet can still recommend this awaful place??

This hotel has 2 forms of accomodation: cabanas on rhe beach or traditional rooms...still on the beach! I couldn't have asked for a better location as the beach is stunning. There is also a restaurant with tables on the sand :-) and a bar on the beach. I just wish these two had more flexible/ longer opening times. rooms ate basic but clean, beds are comfy and if you want to stay in touch with nature there isn't a better place than Zazilkin!

We stayed here for 3 nights because we were really looking forward to enjoy the beach.
Our cabin was basic and small. It had a bed, a mosquito net and a small table to put your belongings on. We got a fan and we had a very good nice sleep.

Some of the inconveniences we found were, their reservation system, which was through a "tour agent" with a "@yahoo.com" emai account, and because of the fact we had to make a deposit to a bank account in Mexico (sketchy operation).

However everything else went smooth and when we arrived they indeed had our reservation confirmed and paid. We had a very good time here.

If you decide to come, do not expect luxury, this place is to be more in contact with nature. Otherwise go to a resort.

Also, there is no electricity during daytime. Come prepared.

Room Tip: Ask for a cabin away from the "bar" if you want to sleep well.

For 550 pesos a night, you get to stay on the most beautiful beach in all of Tulum. We've stayed there twice and really enjoy the rustic feel of camping on the beach. And that's pretty much what it is. You have the choice of a room in the hotel for more pesos, but we like the feeling of being a part of the beach life that roughing it in the cabanas gives you. You get electricity from 6pm-6am, so you can charge your electronic devices if you must have them. And there's a free wi-fi area. The shared bathrooms and showers are clean and the kitchen staff is very, very friendly. Alexis is awesome. As far as keeping your cabana clean while you're there, you're pretty much on your own. Again, it's like camping in paradise. But if you need a broom to sweep out the sand, or fresh sheets, they are happy to accommodate you, all with a smile. This isn't a super white touristy experience, so if your expectations are higher, you may need to go down the beach a bit. But if you're looking for an authentic Tulum experience, I highly recommend Zazil Kin. We'll always go back.
