This is a simple hotel about 4.5km down the Tulum beach road. The outside environment is beautiful--well taken care of beach 'jungle' and a pristine section of beach. Many other hotels in this area (in particular, those to the north) have beaches which are rocky or dirty--not the case with this hotel. The rooms are basic--a bed, private bath and hot shower with nothing but a fan and the ocean breeze in lieu of air conditioning (you don't need it). We stayed in a jungle room, which still had a nice breeze from the ocean.

The restaurant was good--much less expensive than some of the higher-end places near by. I like to eat typical Mexican food while in Mexico--huevos rancheros, tacos, fresh fruit, etc., all of which just don't have the same flavor as they do in the U.S.A. I think it may be the water--kind of like New York bagels. The restaurant, run by Corina, is exactly what I look for. Also check out Camello's in Tulum pueblo for good ceviche. If you are looking for high-end cuisine (e.g. Italian, Thai) or restaurants with chef's from New York rather than Mexico, there are plenty around.

There are two things that you can't beat about this hotel: the beach, which is a given, and the staff. Ray, Corina, and the rest of the staff were the best of the best. They treated us so well, and were accommodating in every way possible. It was nice to have staff that got to know you and your preferences while you are there. Our experiences with the trendier hotels/restaurants nearby were not authentic and some of their staff were rude. In stark contrast, the staff at Kin Ha Playa really made us feel comfortable and, along with the other positives mentioned in this review, will be the reason we come back to stay here.

Room Tip: The jungle rooms are just fine in my opinion. We had a room with a balcony in the rear of the property which got a nice breeze and you could hear the ocean.

It's a perfect place to relax and enjoy the beach just to disconect about everything , the hotel is really nice and Ray is very attentive. We choose and océan view Room with a balcony and was heaven I never see so many stars in my life You have wifi at the restaurant and continental breakfast include.

This is definitely a different type of beach experience. We had room 3, ocean view, above the restaurant and we were very happy with it. The view is incredible! Seriously amazing. Beach seldom has more then 3 people on it at any one time. Restaurant is handy and not nearly as expensive as all the surrounding ones. Food is good. Breakfast provided was a plate of sliced fruit, melon, papaya, mango, pineapple and kiwi served with a basket of toast with jam and butter. To that we added eggs and bacon for a small charge.
Upon arrival, room looked a little worn, one pillowcase was stained, I took it to management and they quickly replaced it, apologized and from that point on all bedding was spot free. Beds were made every day and dirty towels were removed daily. Beach towels were provided. Beach is perfect for swimming, no rocks.
Price was great for that location.We would go there again

Room Tip: Ocean view rooms are the best. All ocean view rooms are on the second floor. There is no AC or ceiling fan but the ocean breeze coming through the screened balcony doors is more than adequate and very soothing.

Just returned from my second trip to Tulum and was literally grossed out by the "garden view" room we were given. The room smelled like the restrooms in Penn Station and the floors were sticky with god knows what. Our room was right on the main path so that you would have had to lock the door at night and have little or no privacy during the day. We walked the beach, found other, albeit more expensive, accommodations and forfeited our room at Kin Ha, never to return.

My husband and I stayed here for five nights in January and loved it. I would definitely stay again. We stayed in room 3, above the restaurant, which has a nice balcony overlooking the beach. Even during peak season this part of the beach was not terribly crowded and seemed quite private. The accommodations are not luxurious but had everything we needed. The manager (Raimondo?) went out of his way to help us book a kayak tour in Si'an Kaan. We did have an electrical outlet beside the bed and though the WiFi didn't always work, it worked well enough for us to check email. The one meal we ate at the restaurant was delicious. Don't count on breakfast before 8:30 as this is when it seemed to get started--coffee, toast, jam, fresh squeezed orange juice, and fresh fruit. Even though we screwed up and did not book the room for as many nights as we had thought, they accommodated us for the extra night and were quite gracious hosts. No A/C and no fan, which was not an issue in January, but it might be less comfortable in mid-summer.
