Emma is from Italy and loves to talk. The place is one block off the main road which is a good thing as there is much construction going on on the main road.
The rooms are clean but as others have said it is very humid here so do not expect anything to dry out.
The free breakfast includes NO protein. Jus, cereal, frut, sweet bread and coffee. You can pay for eggs.

Room Tip: get a room upstairs or you will hear noise from people walking above you or moving chairs

We stayed for four nights in Room 4 'Roja' and were initially impressed by the generous size of the room (which features not one but three large beds - one double, two greater in size and one even being mezzanine). From our very first night it became apparent that the room we were staying in had a serious problem with damp - all three sets of bed linen were damp to the touch (and were again the following two nights) and one of the mattresses even had a lovely layer of mold growing on it, which although pleasing to the eye is less than ideal for sleeping on. I begrudged having to pick apart a perfectly-made bed to air the sheets out every day; it's not what I expect from a 'hotel' at all. There were also dark patches of mold on the walls, which I suspect gained their grey colour from being painted over and concealed. Every time we returned to the room after exploring Tulum and environs we were also greeted by the fragrant damp; so we resorted to keeping the balcony doors open whenever we were aoout in order to let the place breathe - but then had the problem of noise (which wasn't excessive but could hardly be described as soothing.)

Several reviews on here praised the cleaning, a factor which had lead us to choosing to stay at Hotel Residencia La Mariposa; although the room generally was cleaned to a high standard, the kitchenette really let the place down. The minifridge had a nice collection of staining and one of the cups that we wanted to drink from was sporting its own growth of mold (surprise, surprise). The room also lacks any form of ignition for the hob; although this can be sorted with a quick trip to the local shop, I'm unsure as to why a room would supply a hob without any way of lighting it.

The staff were on the whole OK - some really friendly, hard-working and generally female people work here. We were walking into the hotel one day and passed a couple of the guys that work at Mariposa talking with one and another, one of whom stopped talking and gestured towards my boyfriend and I. It transpired that our crime was washing a few clothes and drying them on the balcony that we had. The owner didn't like the look of that apparently. We were then patronisingly shown the washing lines at the rear of the property - which if we'd known existed probably would have been used - but our check-in consisted of "here's the room", without so much as a mention of breakfast times, let alone washing lines. Cue feeling like naughty schoolchildren.

In conclusion, this place is suboptimal and fine for a last resort. If you have more time on your hands though I'd probably look into other options. Mariposa might mean Butterfly in Spanish, but the owners might want to look up the word damp - it's far less charming than the image that they are trying to create here.

We visited Mexico from 12/8/2013 through 12/15/2013 and stayed at La Mariposa for most of our trip.

We originally booked for three nights, but ended up staying for one more. Besides the fact that we loved the city of Tulum (for various reasons), we also really enjoyed our stay at La Mariposa.

The staff is incredibly nice, as is the owner. Our fist night we had some issues, and she immediately offered to upgrade us to the suite at no extra charge. We suggest kicking in a few extra dollars for the suite, as there isn't much of a price difference, and you'll feel like you're living large with your loft space, extra large balcony, luxurious king size bed, and mini kitchen.

The free breakfast isn't necessarily substantial, but it is definitely enough to get you going. Expect American toast, coffee, milk, cereal, cake (baked fresh by the owner), and superb local fruit jams. For about $3 USD, you can ask for a made to order breakfast. Mine was a ham, cheese, onion, and tomato omelet that comes with beans and salad. All for only three bucks!

Location is superb as it is only two blocks from the two best restaurants in Tulum -- El Camello Jr. and Los Aguachiles. Both serve the freshest seafood and at very good prices. El Camello is more authentic, while Los Aguachiles has a slight gourmet sensibility. Expect to have a tremendous meal of shrimp, fish, and more, appetizers, drinks, and entrees, for only $15 USD per person. If you aren't looking to pig out the way we were, you'll spend about ten bucks a person for a full, high quality meal.

Besides being near these two restaurants, La Mariposa is also blocks away from El Centro, or the public square, where you can attend free concerts and other events. There is also a tremendous amount of cheap shopping near the hotel.

La Mariposa's location is further enhanced by being only a ten-minute drive to the beach, about a thirty minute drive to Playa del Carmen and an hour from Puerto Morelos. Skip Playa (as the locals call it), but do not skip Puerto Morelos! We had one of the best days of our trip in the small, beachside town.

La Mariposa is also short drives away from cenotes, several ruin sites, and tiny pueblos which are worth visiting for good food and cheap souvenirs.

When we visit again, and we will, we will definitely stay at La Mariposa again. Fantastic hotel with even better prices.

Room Tip: Go with the suite. Best bed.

we stayed at this hotel, which we found by luck. The old couple, the owners of the hotel were very kind. Air France have lost my baggage, they called the airport and helped me find it, with no charge on the call. Highly appreciated. The rooms were very clean, bright, and new, freshly painted. Apart from that that location is not quite close to the sea, and that the breakfast was pretty poor with jam, butter and cereals, which was not a problem for us, everything was perfect. Actually, maybe the price was a bit high but what you usually get there for the similar money cannot be compared to this quite hotel.

Room Tip: We had a room on the first floor which was looking at some garden and it was pretty nice.

I have the prettiest beach in the world where I live, so I was not looking to stay on the beach. One block off the main road seemed perfect. Obet was very kind to look up my plane reservation and help with taxis to the ruins and Gran Ceynote, which he suggested. He was also kind to serve me breakfast after my early trip to the ruins. It was toast with his delicious jam and oj, and it hit the spot. The bed was firm and the room was clean. I styed in room 8 upstairs, which had a lovely porch off four rooms. It was too hot to enjoy, but I would have been nice in cooler weather. The a/c worked well which was much needed in July!!!!

We had a wonderful two-night stay at this hotel during a week-long family vacation; we had booked two regular rooms, but they upgraded us to two available suites at no extra charge, and the rooms were breathtaking; beautiful tile and local artesanias, as well as good AC, a fridge, and a table and chairs. The outdoor patio offers beautiful seating at handmade wooden tables for a basic complementary breakfast of toast with home-made papaya jam and excellent fresh-ground coffee from Chiapas. The manager, Obed, was able to give us helpful tips for visiting local ruins and cenotes (definitely check out the Coba ruins and Gran Cenote), and arranged for a taxi driver he knew and trusted to take the four of us to the Gran Cenote, Tulum Ruins, and back to the hotel for reasonable rate (MXN 200 total). We would definitely stay there again, and recommend the place highly to anyone visiting Tulum. Would have stayed longer if we had known what a wonderful experience this town and hotel would be!

Room Tip: The suites are amazing! Splurge if you can!

Very pleasant small hotel set back from the main road so there was not traffic noise, just the usual chickens and dogs. Although we had booked a room with a kitchenette that was not available, but we did have a refrigerator, which worked out fine for us. The room was spacious with a communal and comfortable sitting area on the balcony. Parking was on the road but we were assured it was safe. The only complaint was that our room experienced some noise from what sounded like a pump on the roof, also the breakfast was very minimal, toast, coffee and cue (freshly squeezed orange, which was very good). The owner and staff were friendly and helpful. This hotel is great value for money with great access to restaurants, as we had a car there was no problem getting to the beach.
