I’m going to keep this short. If you are considering purchasing a time share or ‘membership’ in a property, this franchise is worthy of consideration. I won’t go into the details as they will be explained to you ad nauseam by their overbearing sales personnel. The point of this review is BE CAREFUL.

If you have the fortitude to submit to multiple high pressure salespersons you can get a good deal. However, it comes down to smoke and mirrors and you will not be sure what you actually bought. Their unscrupulous sales techniques left us with a strong impression that this not an organization you want to deal with.

My advice as a current owner elsewhere is do not go for a presentation at The Grand Mayan. Look elsewhere - STAY AWAY!

I went by myself for a last minute getaway, but San Jose Del Cabo is not for singles. The town has a number of nice restaurants and art shops.
The hotel grounds are very nice. I got updgraded to the fifth floor in the honeymoon suite, a large room, what a georgous view! I got twice daily maid service, very unusual for a timeshare exhange. The balcony had a bed and a small pool which I have never seen before. At night I could open my sliding glass doors and listen to the ocean and the fountains, I slept so well. There were very few people walking by my room and it was nice and quiet.
One downside, the pools were not heated and the weather was cold. There were very few people poolside. There were no hot tubs unless you were in the Spa. I think owners got in for free but otherwise there was a charge. They had many, many cabanas and they were available first come first serve at no cost. Most places charge extra for those.
They also advise against going into the ocean as they say it is very dangerous. The odd thing was the day I was leaving I noticed that they have a public beach next door to the resort with a lifeguard. There were many locals and Americans in the water. The gym was O.K., but small.

One odd thing about my room was the toilet with glass walls. Kinda gross especially for the honeymoon suite. You could see the toilet from the living room, vanity, shower etc.
Being nearly 50 and being the "young guy" at the resort was really odd.

When you enter the hotel they have huge Mayan God statues. There is a heavy drum beat which I could hear in the room, weird but got used to it.

TIPS for the town:
1. Go to Walmart as soon as possible to get water, food and drinks. The cab ride back was about $5. Get pesos at the ATM, that is the best exchange rate.
2. When you want to go into the town, walk to the round-a-bout and get on the road heading toward town. When a white or yellow bus comes by stick out your arm and the bus will pick you up. Cost 8 pesos.
3. Use the hotel shuttle or public transport to go into Cabo. Cab fare is $70.00 round trip. I would take the shuttle in and then take the public bus back for $20 pesos.

We are Luxe members, I booked months in advance, we got a center room above the palm trees, but everyday at 6/7 am: boom, boom,boom: the lobby has this Mayan theme music that woke us everyday, we would have, moved but by the time we suffered through it for 3 days it seemed too much trouble to move 4 people, also room for check in not ready until 5 pm

In mid December, 2011 we stayed at the Grand Mayan in San Jose del Cabo,MX. We stayed in a one bedroom unit, without kitchen, as we were not successful in getting a suite with a kitchen. We were told the Grand Mayan was fully booked however it was quite obvious the occupancy rate was about fifty per cent. We rented a car at the airport so we generally went to local restaurants less than five minute car drive from the Gran Mayan. There were several very good restaurants in San Jose del Cabo. Both the restaurant(s) and bar at the Grand Mayan was very expensive. As a note, the Grand Mayan charges for all extras i.e. Wifi service, valet parking. The hotel room was clean and service was generally very good at the Grand Mayan. We did not attend a time share presentation however we were asked on three occasions to attend a presentation. It was great to have a rental car as we spent several afternoons in Cabo, about a twenty minute drive.

We were lucky to get a timeshare exchange to the Grand Mayan for Christmas week, and overall we enjoyed our stay very much. However, if we return, we might do a few things differently.

Pros
Rooms - we had a fantastic 1 bedroom apartment with a distant oceanview. It was spacious, clean, and our maid Elia was a sweetheart. The kitchen was very well equipped, and everything worked well. This was important because we prepared many of our own meals.
Beach - perfect for long walks, my husband collected about 5 lbs of beautiful stones for polishing. (But be aware that it is permanently red flagged, and not safe for swimming - although many did!)
Service - excellent all round. However, Alejandro and Marco (from his home!) exceeded all expectations when helping us with our wifi problems on Christmas.
The pressure to attend the timeshare presentation was minimal.

Cons
Pools, although beautiful, were too cold to use. Later in during our week, one pool warmed up considerably, so they must have heated it. Two small round pools were heated, but always full of kids. We also had a small dipping pool on our balcony (neat!), but it was also too cold to use.
The Temple entry, while magnificant, was very dark and downright creepy.
Bed - our king sized bed was too hard to enjoy, despite great bedding.
Food and drink prices are exorbitant! A large bottle of water in our room was 20 pesos (about $2), 60 pesos at Christmas dinner, and only 6 pesos in the grocery store. For drinks and coffee for Christmas dinner cost us over 80o, in addition to the 400 pesos for the meal - which was actually reasonable. We shared a hamburger one day for lunch, with 1 soft drink and two beer, the bill came to 400 pesos. Too much - there are loads of great restaurants nearby in San Jose, some walking distance. Also you can get great sandwiches and bottled/canned drinks to take out at the convenience store across from Club Solaris.

Despite our dissatification with prices, we must say that our Christmas Eve celebration dinner was excellent - the clam & corn soup was exceptional, as well as the nut pie for dessert. Sadly, we missed the turkey which was served from a window area we didn't find until we went up for dessert. And we also enjoyed the harpist/singer during the meal - he was excellent.

Would we return - yes. But we would definitely avoid eating and especially drinking on site. No need when you have a great kitchen and nearby grocery store (the Mega was terrific), and many wonderful local restaurants to choose from in San Jose.

If you go - do not miss the Thursday night Art Walk - what fun! We took a taxi there, and walked back enjoying dinner at Habaneros on the way.

A quick comment to a previous reviewer who mentioned that the tiled floors were chipped/broken and in need of repair. The tiles in our unit were in perfect condition. And they were repairing and replacing broken tiles in the hallways during our stay - they must have got your message LOL!

Over the years I have had many friends rave about their trips to Cabo San Lucas. I always thought it looked too barren and cold for me. However, was I ever mistaken. It is an AWESOME place. We stayed at the Grand Mayan in Cabo San Jose and it was fantastic. Very quiet, a huge pool, very clean inside and out, very friendly staff.....felt extremely safe walking everywhere. Everything is so new. Rooms are very large with a huge tub and a small pool on the veranda. Beach is very nice and sandy but no one swims there except the dolphins.The grocery store is a 20 minute walk away as is the highway to Cabo San Lucas. Took the very modern european made buses for about 2.50 american and we were in Cabo in about 25 minutes. Took only 8 minutes longer than the cab ride. Will definately be heading back.

Room Tip: All rooms seemed to be ocean view.

Only negative to this wonderful place is the pools are too cold for pleasant swimming or even aerobics! Didn't know that the ocean down from hotel was suitable for swimming- didn't think to ask.
Two cold nights and only one cloudy day in two week stay. Sun and services fab- spa wonderful.
Friendly guests and staff made for a wonderfully relaxing vacation and San Jose village is charming, close by and great restaurants. All I could ask for made this a great holiday in Mexico.
