Fantastic place, everything we needed and good value for money. Very quiet and secluded which is what we wanted as we had young children in our party so they could make as much noise as they liked. Loved the fact it was rustic. There are some lovely places to go in the Lake District and would definatly go again. We had the fire going every evening in the dining room where we spent most of our evenings. Lots of places to walk around the cottage which the dog in our party loved as well as the children. I would book this cottage again in a heart beat and are thinking of getting people together for next year. Loved it

“Beautiful traditional house in glorious surroundings!”

Myself and 3 combined families (8 adults & 9 children aged 8-16) stayed at Fawcett Mill for the whole of Xmas 2017.
The house was fabulous with more than enough space for the whole party! Having two kitchens was a god-send and the dining area was great entertaining space. The house has all sorts of nooks and crannies and very traditional just as you would hope, perfect for Xmas get-togethers, the real log fires were a lovely touch. The outside area and views are really something and I can imagine how wonderful they would also be in the summer. Nearby walks galore but a trip out to Ullswater is a must! All in all a splendid house, perfect for large gatherings , the pictures just do not to the house justice. One word of caution, the stairs by the 'main kitchen' are extremely slippery and we nearly all had a fall, with my brother-in-law gaining a very nasty lump/bruise - this should be addressed. But this is the only negative. You will not be disappointed!

Thank you very much for your review and we are delighted you enjoyed your christmas week at Fawcett Mill. Yes! The stone steps are really awkward! The problem is the cottage is a grade 2 listed building and there are a lot of things which we are not allowed to change including the stone steps. We do have warning signs in place but we are very sorry to hear that in spite of these your brother in law slipped. We shall look to put up even more obviously noticeable warning signs.

Lovely spacious cottage - great to have a sauna. Lots of character and great facilities l walk. Only reason docked a point was that it was a bit dark inside

“Fantastic holiday house for a family celebration”

Great situation just near Tebay on the M6 but still quite quiet and rural, though there is plenty of scope to visit the Lakes if you want more organised entertainment. The house is lovely and spacious but robust enough to cope with 3 generations and dog. The cousins (aged 12 to 23) loved staying on the top floor by themselves where they could watch DVDs till late or alternatively playing sardines - lots of nooks and crannies. The kitchens were exceptionally well-equipped with generous amounts of crockery and cutlery as well as dishwasher tablets, dishtowels etc.
Local food and drink is excellent both in pubs and restaurants as well as shops. The quiet roads around were good for cycling or walking. Although the weather was mixed we really didn't notice and were able to have breakfast on the terrace overlooking the mill stream on a few occasions.

Just returned from a great weekend away in this property, meeting up with friends. The house was well stocked with everything you need. Plenty dishes, cutlery, cooking pots/trays etc. Also loads of teatowels, handtowels in all bathrooms/toilets & toilet rolls. There are 2 kitchens which is very handy, each has a fridge, dishwasher & cooker which was definitely needed as we were a group of 17 (10 adults + 7 kids). Plenty toilets/showers and the kids loved the jacuzzi bath. There were ample bedrooms for us, and the snug in the top of the house was great for the kids as it had 2 bedrooms and a "lounge" area in between. Do watch your head though as there are a lot of beams to bang on (as you would expect from such an old building). I loved all the bits and bobs of furniture and it was decorated with lots of interesting knickknacks. There are also loads of books to read & a small selection of CDs to play, also a toy box & games for younger kids. Be aware that there is no internet connection and very little mobile phone signal.

The outside area was great for sitting in the sun with plenty tables & umbrellas provided if the sun got too hot (yes it was September!). Be careful with young kids though as there is no grassy area for them to play on and some of the stone steps are a bit hazardous.

We walked into Orton for a Sunday lunch at The George - it was superb, lots to choose from and a good kids menu. You also get a discount for staying at Fawcett Mill.

All in all a great weekend.
