We have stayed at the royal Anne each year while in town for our annual hockey tournament at the Rutland arena.
The staff have always been very accommodating. We have been able to get 6-8 rooms all beside each other on the upstairs patio.
This location is within walking distance to restaurants, bars and clubs.
Not really a family locale.
We will stay at the Royal Anne again.

Booked ahead so when we arrived in town after a long drive we could just settle in. Thought it would be good to be close to parks, etc for kids. Come in to find the room has been "overbooked". No deal offered, no big apology, you can have a standard room if you like for a greater cost than you booked. Or you can go to one of our other hotels somewhere else and we can get you the same room there - though we actually aren't sure what there rooms are like...
Not great service. Beware before you book - certainly no guarantee...

Please accept our apologies for the overbooking of your room you encountered upon arrival to the Royal Anne Hotel. Unfortunately there was a glitch with our web site which caused this to happen. We at the Royal Anne hotel do not intentionally overbook as it creates serious complications. I have spoken to our Front Office Manager and the Front Desk Agent concerned as we do have a proper procedure in place in case something like this happens, unfortunately this was not followed.

Once again, please accept my apologies. If you wish to try us again please contact me directly at 888 811-3400 and we will make sure you are taken care of properly. We certainly would hope you would give us the opportunity of serving you in the future.

It depends on what you are used to and are expecting. It is right downtown and walking distance to the City park and all surrounding businesses and restaurants. The hotel is a bit dated; carpeting, furnishings and paint. The beds are comfortable, the room was small but clean. Be careful of stubbing your foot on the corner of the air conditioner shelf, although it worked great!. Very tight in that corner around the bed to get to the drapes. We were surprised there wasn't a microwave in the room. The parking situation was terrible. Maybe 15 really tight slots in the underground parking area, maybe 15 slots in the back of the bar/alley outside parking lot. No balcony or patio. I assume a balcony has room for a couple of chairs and our room only had a 3 foot overhang. I saw someone try to sunbath on a gravel roof of the 1st floor, but no upper floors had any type of balcony. The computer available to the guests did not have a printer attached. If you need boarding passes, you had to email the front desk clerk and they would print them out for you. And we also had to have our key cards reactivated numerous times. Breakfast surprised me with a communal bowl of yogurt, as opposed to individually sealed containers. Very basic, no waffle machine or hot entrees. Depending on what you are used to or expect, it was a good, clean small room, with out any frivolous creature comforts.

I have a sleepless night here due to the noise generated by the group of male golfers who were staying there at the same time. They were rude and inconsiderate and kept me up before they went out to the clubs and woke me up when they returned at 215 am. They then were loud and noisy. The front desk went up twice with my calls and dealt with them which was very helpful. The television was still on when I finally got up at 500 am, giving up any notion of sleeping and they finally turned it off around 530. It was a great temptation to leave mine blaring!!

On a positive note both the front desk staff I dealt with were wonderful, very helpful and friendly. I wont stay there again though...

The hotel is located in the heart of downtown Kelowna. Perfect spot. But that is about the best you can say. If you are handicapped stay away. No ramp or porter to help with bags. All steps. Rooms are nothing special. They have a problem with the key cards deactivating. We had to have ours rekeyed three times in five days. Breakfast is adequate. Get there early or you will only get toast and coffee. Not well staffed at all. Parking is a problem. If you drive a small truck you cannot fit into their lot. You have to park behind the hotel and there were never spots for us Price is ok but you get what you pay for.

Room Tip: Ask for one away from Bernard street

Great staff, warm atmosphere, lovely room, perfect location, good price -- definitely a place to stay in Kelowna. Loved it. Walking distance to good restaurants, the park, the lake. Great bookstore across the street. Very clean hotel. Parking was the only issue -- couldn't find the entry to the parking garage, which was full, but staff directed us to a lot. Parking is free there.

My husband and I stopped in here for one night and loved the location. Very centrally located with very friendly service. It is older, and the rooms a little dated....with that being said, we would stay here again. Very reasonable price. Good little continental breakfast. The downside was there was 100's (seriously) of cigarettes on the ground right outside of our window on the ground (lower roof area). Kind of an eye sore. If not for that, would have given it Excellent rating.
