I come to Kelowna twice a month for business and have been a regular at this hotel since I work downtown. This is a wonderful property for the price (the other place I've stayed at is the Manteo Resort).

Pros:
- Friendly staff, accomodating
- Complimentary wireless internet (reasonable connection since they switched providers)
- Complimentary breakfast - boiled eggs, pastries, cereals, toast and fruit from 7-10 daily
- Free parking
- Great prices - $89-$149 for the basic room from low to high season, add about $20 for the junior suite, add $30 for the premium suite.
- Excellent location right on Bernard, so TONS of restos within walking distance and short walk to the water
- Small balconies

Cons:
- No fridge in room unless you have the premium room - both the regular and junior suites have no fridge
- Hard to get underground parking in high season
- Decor is a bit old fashioned, beds are okay for comfort (not very "luxurious")
- Limited amenities

Overall the Royal Anne provides excellent value in Kelowna. I come back regularly and it's ideal for a business traveller.

We stayed at the Royal Anne for a weekend in May, and were quite pleased with the property and the location.

The room was quite small, probably because it had two beds, so it wouldn't have passed muster for me during my business travels (hard to get at the desk), but for a weekend getaway, it was just fine.

Staff were friendly and attentive, the included continental breakfast was good (fairly standard fare, but good quality, and nicely presented), and having free internet access in the lobby meant I could stay in touch with two friends who were pregnant and due that weekend!

Parking was problematic, as other reviewers have mentioned. Do NOT drive into the lower lot without first making sure there is a free space - it is a pain to try to get out! Park behind the bar, OR on the weekend, behind the adjacent bank. Staff claimed that no one ever towed cars parked at the meters after hours, but I wasn't willing to chance it!

Location is good, especially for booklovers, with several excellent new and used bookstores in walking distance.

We will stay there again on our next trip to Kelowna, even with the parking problems!

It is so nice to go to a hotel where you feel that your comfort is very important to them and that's the case with the Royal Anne. From the minute we walked in the staff treated us as though we were the most important people to them at the moment.
The room was bright and airy and very nicely maintained. I was happy to find that there were decent pillows on the beds and soft sheets. It was a very comfortable room.
And what a great location!! The beach is a VERY short walk away and there are lots of great shops surrounding it. No need to drive your car - everything you could want is within walking distance.
I guess noise could be a problem (we never heard any the night we stayed there) but the location is one that you just can't beat and the hotel itself seemed very quiet. Running the a/c would help with the outside noise anyway and it was really nice to have an a/c that didn't clunk and make hideous noises as so many places that we've stayed at seemed to do.
The breakfast was just fine. I read some of the negative reviews and I can't believe we were eating at the same place.
All in all I would definitely stay there again and I wouldn't hesitate to recommend it (highly) to my friends.

The location is great. And the rooms are fine enough.

However, we did have a problem finding parking. We were told it was included in the price of the room. There are two tiny lots that I doubt can accomodate all guests as proven by the fact that we were unable to find a spot. I called the front desk to discuss what other options there were and I was told that I could park in the CIBC (bank) parking lot but would have to be out of there by 9. When I let the desk person know that this was an unsatisfactory answer, he responded by saying there was nothing that could be done. At which point I pointed out that for $149 (before taxes) a night, we should not be inconvenienced by having to get up at 9 to move a car. Not impressed.

The hotel was very clean, beds very comfortable and the price was very reasonable. Breakfast was not the best, but it was ok.
Two little issues, a little noise from the street, but with the Air Conditioning it was almost nothing.
And, the underground parking is too small for all guests, but there is a parking lot in the alley (but in the sun and less secured).
Overall, nice clean place.

In December 2006 we spent three nights at this downtown Kelowna Hotel. We chose it because we did not want to be on the highway and hear traffic all night long.

We were quite pleased with the hotel. The free parking was inside under the hotel in a locked garage. The room was quiet and well maintained. They provided a complimentary continental breakfast and were very obliging when the croissants ran out by providing extras.

The lobby had a computer with free internet service and the rooms also had free internet access.

My husband was pleased that we had a tiny balcony where he could smoke.

My sister-in-law who has been having trouble sleeping at home said that she had the most relaxing sleep for the nights she was there.

In summary, we recommend that you stay at this hotel when visiting Kelowna.

when in kelowna and need a friendly place to stay , be sure try out the royal anne.

the hotel is dependable , reliable and centrally located.

hotel staff and mangement are about as friendly as i`ve encountered...everyone associated with the hotel was always in good spirits and accomodating to guests in anyway they could

its evident this hotel is reinvesting $$ in itself , as everytime i arrive , a little something more has been added or updated

very well run!....you will not be disappointed
