This Hyatt is situated a couple blocks from Canada Place and the water. It is true to its Regency status. The exterior is slightly worn and of the older style concrete construction. The interior common area has been updated nicely with a modern intimate feel. It is directly attached to the Royal Center, which provides a myriad of stores and eateries. RC shops, however, seem to close early; its customer base are the business folks working in the RC complex. The elevators are unique; on punchpads located around the elevator area, you select the floor, then it tells you which elevator to wait for. Once you are in, the elevator itself does not have any way to select a different floor.
We stayed in 2 different rooms; the first was from reward points and was a corner room, no balcony. This appears to be the largest of the room types. The second room was a balcony with view which we paid for; these rooms come only with a king bed and frankly it has no view (we were above the 26th floor). The Hyatt is surrounded by tall buildings. Our view was of the Fairmont facing southeast. I would suggest skipping the balcony view rooms, and just get the regular room unless a balcony is a must.
Both rooms were comfortable and well-appointed but in hindsight, we would prefer to stay in the larger corner non-balcony room. The balcony room is also colder because it is not sealed from the elements; a draft naturally enters the room due to the sliding door. Also, the sliding door latch did not lock well. A slight jimmy of the door would cause the lock to open; obviously the sliding door was not replaced when the room was updated.
Other things of note… the ice machines are only on the 4th floor. Though I understand this may have been done to avoid excessive noise on each floor, this is a big pain. You can call room service to get ice delivered; when we did that, the ice did not arrive for about 30 minutes. By then, I had gone down to get my own ice.
Overall a nice hotel that lives up to Hyatt standards, mostly. The front desk staff was professional and welcoming, as was most staff we met.
