Found everything about this bed and breakfast to be exactly what I wanted. The location was close to everything and when I wasn't sure about an exact place Anne was there for me - she even drove me to an appointment because I wasn't sure where I was going The room was very comfortable and the decor cheerful and tasteful. The bathroom was very clean as was everything. The food was very tasty and healthy and Anne made sure that I didn't have any allergies before serving up breakfast along with a good dose of a great sense of humour. Anne left me in stitches with her stories and observations of life. Breakfast turned into lunch cos I just couldn't leave the table. The neighborhood is very ecletic with all style of homes with a great park just across the road. Add to that a lovely hot tub to relax in and sweet dog to cuddle and life is good!

King's corner is a great b&b, the landlady Anne is warm and so enthusiastic about Vancouver that she is the best person to meet when you first arrive. The room we stayed in was comfy and clean and has its own entrance so you felt really free to move. The breakfasts were super healthy and tasty and Anne is very helpful, organising cabs and explaining the local area. The 19 bus which takes you to Stanley park in max 30 minutes stops in Kingsway not 3 minutes walk away and makes this a very well connected spot. Would definitely stay there again.

KINGS Corner B&B

I stayed in the spring in this B&B.
I selected it because of the overwhelming 5 stars reviews on trip advisor.Actually this is the main reason to write this review ,because I feel that the place is overrated and the reviews do not represent reality. I will start with the neighbourhood.The area is full with fixer-uppper houses with either miniscule gardens or no gardens at all.Very boring, dull area...Considering the beauty of Vancouver,its parks and gardens,this is probably the most immemorable area of all. Location though is 5-10 minutes bus ride to the sky train which is ok. The 2 units that are rented are in the back of the main house and they are on the ground level. There is something like a yard that connects the 2 structures and there is a spa under the main house. As soon as you enter you are asked to take off your shoes and to walk barefoot in the house,no slipper are provided. I find this very rude to ask your guests to take off their shoes and have them walk on the cold floors. Upon entering there was a communal kitchen with a very powerful loud fridge which you could hear all night from the room located across of it. The room was very small and smelled intoxicatingly of air freshener. And good luck opening the window -it took some skills to do it with all the bars and other gadgets for safety.The owner Anne, even appearing very health conscious, never considered the fact that some people have allergies or do not tolerate smells especially where they sleep. The bed was very soft and you can feel any slight movement of the person next to you;there is a small flat screen tv in the room
but you cannot even watch it comfortably because you pillows constanly sinks in the curved rail on the back of the bed.The bathroom was across the hall, and did not have any soap or small shampoos for the shower like other bed and breakfasts provide.The house was kept very clean. I counted at least 3 signs to tell people what they were asked not to do.I do not like signs. God forbid you want to use the spa, you need to clean it afterwards!!! The breakfast,even organic was really boring. No freshly baked goods(scones,muffins etc), cereals, milk, jams,fresh fruit, no menus to chose from like other bed and breakfasts have.It seemed that Anne did not like to cook and it felt like it was a burden to her to do it. Even the whole running of the business appeared to be painful to her, trying to be so thrifty! Another drawback of the place was only cash payments were accepted. I have stayed for the same price in a gorgeous victorian bed and breakast with gourmet breakfast, afternoon snacks and teas, soap and shampoos in the bathroom ,lovely living room and a fantastic garden in Victoria,BC and in North Vancouver.
So, to recap it: my advice is- if you are thrifty and unpretenscious, you can stay there.Choose the option without breakfast as well.Otherwise go somewhere else!

Love the nicely decorated BB..
love the breakfast that Anne cooked!
love the warm hospitality
love the comfortable room
love the thoughtful facilities available e.g. time able for buses, books, outdoor jacuzzi
love the convenience of going ard from King's corner
love the suggestions from Anne as to where to go and eat
love the cutie doggie
love the stories Anne shared
love the nice park in front of the house
wat more can i say... i love this BB!!

My husband and I loved Vancouver --- Kit's Beach, the Grouse Grind, Stanley Park ---- but what we loved most was meeting Anne King and staying in her home. Everything was immaculate, tastefully decorated and quiet. We enjoyed soaking in the hot tub. A small refrigerator and microwave were available for guest use.

The breakfasts were awesome --- fruit, delicious french toast (organically prepared), etc. --- and the conversations lively! She is kind, fun, helpful, and a wonderful hostess. What a great place!

I stayed with Anne and Christopher at the King's Corner B&B in Vancouver for three nights, the 28th and 30th April, and 1st May 2007.

The B&B itself was nicely located, short walks from nice restuarants, pubs, shops etc, and a short bus and skytrain journey to downtown Vancouver. I was relying completely of public transport and was able to get around fine. The area is quiet enough to sleep well, with enough nearby to keep you interested.

The room was exceptionally clean, as was the bathroom, which was immaculate and everything was tastefully furnished. The Bathroom was located opposite to the bedroom, across the corridor, which some people may have a problem with, but for me it was negligible, especially given the kindness and hospitality of Anne and Christopher. The local public transport system was explained (in fact Anne loaned me some loose change to get me started). Anne was prepared with instructions which were all printed out for me. I found Anne and Chris went out of their way to make me comfortable, and to ensure my stay was as enjoyable as possible.

Breakfast was enjoyable, using organic ingredients, and it did indeed set me up well for the day, which is all I ask from any breakfast.

I was travelling alone, and without my wife and children, i did find it difficult at times, but it is fair to say that the generosity of Anne and Christopher, as well as the other folks i met upon my travels in Vancouver made it much easier for me.

In sum, I recommend this B&B to anyone wanting to stay in Vancouver.

My boyfriend and I stayed here for four nights while vacationing in Vancouver and thoroughly enjoyed ourselves! Anne and Christopher are wonderfuly friendly people who have a beautiful home in a great neighborhood. Anne's breakfasts are fantastic and especially appreciated by this vegetarian. She was extremely helpful in offering local travel advice. The house itself is spotless and the guest rooms are so comfortable and relaxing. A lovely book room offered a great selection of old and new paperbacks. The hot tub at the end of a long day of sightseeing was much appreciated! This is a great place for anyone wishing to spend some time in the great city of Vancouver who wants to feel at home and taken care of. We miss Anne already!
