Great location for visiting Guelph students. Attractive building and grounds. Lovely breakfast area with decent breakfast, but was not available until about 15 minutes after advertised time on a weekday. No hot water for showers one morning--brrrrrr. Adequate, clean rooms. Very uncomfortable beds, unless one favours an extremely firm mattress. Friendly staff.

I was visiting the University of Guelph for business. The location of the hotel is quite convenient with a good rate, which is why I chose it. The property is older than others in the same neighbourhood, but charming, with attractive grounds and a rambling building. The king room have sliding patio doors, which allow direct access to one's car (like an old-fashioned motel). What really impressed me was the considerate service. I am currently recovering from a foot injury and walking is a challenge. Rather than have me walk up a flight of straits to get to my room and then walk through to open the sliding door to bring my luggage in, the night manager went to the room for me, had me drive down to the room, waved me in from the parking lot, and carried my bag to the room. This was "above and beyond" - and greatly appreciated.

Arrived early at 130 PM, and was able to register and get key. Desk clerk got on phone and said the room would be ready in 10 minutes. We visited friends and came back at 210 PM, the cleaner staff were still in the room. Asked for the trolley cart. The answer, "Well there is one but I don't know where it is." Still not around at check out time either.
If you get a third storey room, you will have to get off at the second floor and walk up to the third.
The entrance to the hotel is not covered, and bit of walk to the parking lot so in wet weather......prepared to get wet.
The breakfast was OK, and there seemed to an adequate number of tables.
The best part was the room....very clean, large, vaulted ceiling, and excellent TV.
Still if it's room is the most important item to you.....I think it is good value.

This is the 2nd year stating here. Both times we have stayed in the older section. Bathrooms are a little small and dated but the outdoor access (patio/balcony) is great this time of year.

The continental breakfast. Last year it was great. Always fresh cooked food, fresh fruit, variety of cream cheeses for the bagels, good pastries. Now, the cooked food runs out and takes a long time to be refilled, one type of pastry, only herb cream cheese for bagels and NO FRUIT.

Seems like there has been a management change from last year.

This hotel has a great location being on the edge of the University of Guelph and very close walking to the mall. It is also close to the bus transit area at the University Center which connects to all other points in the city.

The hotel itself is nice, there is an older section and a newer section. I was lucky to be in the newer section which has a much bigger room and a lot more modern, others in our party were in the older section and the rooms were much different and dated in that part.

There is 3 or 4 conference rooms so you may get some big groups coming into town, so best to book early in case.

Room was great, and included a mini fridge. Never had any issues with the room what so ever. Clean and nice. The people at the desk were very helpful and friendly the entire stay. Breakfast is included and it's a step above your usual "continental breakfast" with eggs and sausage and pancakes or potatoes as well.

The downfall is the entrance which unfortunately there is nothing that can be done with that, during certain times it is hard to make a left turn out of the hotel, but this has to do with the city and not the hotel itself.

Only issue we had was the pool being under maintenance until the last full day we were there. Not much we could do about that though as they had to add chemicals into the pool and couldn't let people in until it was cleared (which was a few days).

Other than that, the hotel was great and was very popular (with wedding guests). So in the area with limited hotel choices, this is the best bet for the price.

Room Tip: Ask to have the newer section near the conference area.

The first impression of this hotel from the outside and lobby is great. The property is in a good location close to the university and doesn't charge for parking. It is surrounded by green space with lots of squirrels running around for entertainment. The lobby is also very nice and the staff all very friendly. The breakfast room is also quite nice with a decent selection. Now for the not so great part.......the rooms are very worn looking. The pool needs some upkeep as well. The bathroom in our room was not only worn looking but not as clean as I expect in a hotel room. I wouldn't stay again until they invest a little money back into the rooms and pool.

Room was excellent, clean, nice bath very nicely remodeled, although outside reminded us of a tired motel, breakfast was just OK as pastery was stale, fruit ah few days old, nonetheless good value for a weekend visit to the Fergus festival

Room Tip: Had end room second floor great location to door for luggage from car and quiet as we were furthest...
