Just got back from a fantastic 5 day stay at this beautiful B+B. This house is gorgeous, an incredible victorian completely restored with all the rooms done to perfection. Roberta is the owner, and she has to be one of the most helpful, easy going and kind persons I've encountered at a Hotel. She makes you feel incredibly at ease and at home, and the night we arrived gave us some soy milk for my son as well as allowing me to purchase a bottle of wine from her since most of the stores in the neighbourhood had already closed. We stayed in the 1bdr apt on the lower level and it was beautiful. Nice heated tile floors, fully equipped kitchen with every thing you could possibly need to cook any meals [even a salad spinner!]. All finishes, appliances and the bathroom were spotless and in excellent condition. Nicely designed and extremely clean! It was super cozy and made us feel more like we were staying at friends than being in a hotel. Breakfasts are delicious and I would highly recommend taking a room with the added breakfast. Roberta is a great cook, and the breakfast she lays out for guests are lavish and delicious. Plus it will give you the chance to meet with the other guests staying at the hotel. The location is in a wonderful residential area, and the street car is steps from the hotel and runs very frequently. We took public transport to get around, and it was super easy from this hotel. The interior design of the rooms here is very relaxing, and we loved hanging out in the large shared living room upstairs. Everything was incredibly cozy, and for the price I don't think you could find a better value in such a great location. One tip, if you are thinking of staying at the hotel do contact Roberta as the website doesn't list the rooms in all their glory, and the site is a bit confusing.... much better to call her directly and tell her what you need and she will be more than gracious to give you the best room for your needs. There's tons of great restaurants within walking distance to the hotel, and an easy cab ride or public transport to all major attractions.

Room Tip: don't go by the website photographs alone when choosing a room. The actual rooms are much nicer than the photos, and the website is confusing... speaking directly with the owner will help you decide which room to pick.

The Annex Garden is a wonderful , comfortable, and beautiful B and B in the downtown area of Toronto, 5 minutes from the streetcar on College St and about 10 minutes to the subway. Located in the neat Little Italy area with restaurants, bars, and boutique stores it is a great location to really spend some time in the city. The house is a completed renovated Victorian historic house and the host, Roberta has done an incredible job with the decor - from the original hardwood floors to the ecletic art on the walls. Our queen room ( on the third floor ) was spacious,quiet, and well appointed. The breakfasts both mornings that we were there , were wonderful, with homemade pancakes, fruit salad, toast, special coffees just to name a few things. Our discussions with Roberta were very interesting and helpful to our stay in Toronto. We will definately be back.

The Annex Garden can be hard to find, having moved to a new location on the same street within the last five years or so. The B&B is a grand historic home, with a plaque on the front lawn, and rates in keeping with such a special place. The location in the Annex puts it within walking distance of at least two dozen restaurants, all reviewed by the owner, and a list of them provided to each guest, along with an idea of cost. College Street West, with its unique shops, is also an easy ten minute walk in an interesting neighbourhood of old homes being gentrified. Offstreet parking is provided, a real plus where permits are usually required.
There are only three bedrooms, all with the original fireplaces. Ours was on the first floor, with a balcony equipped with a bistro table and chairs, perfect for relaxing before dinner, or after, in summer.. Our bedroom was enormous, including a comfy chesterfield.
A generous hot breakfast was served, where we had the good fortune of meeting a fellow guest, who was making his second visit. It's that kind of experience!

My husband and I and our 11-year-old son stayed in the suite at this wonderful B&B in August. The B&B is a wonderful old house, beautifully restored and decarated, located near great restaurants (try Grace for European dinner in a nice setting) with easy access to the centre. The suite had two rooms with a comfortable bed and was so quiet that we slept soundly on our first two days in Canada (having arrived from London) and didn't even have jet lag! Roberta was a great host, she looked after us very well, breakfasts were very tasty and plentiful and different every day (waffles with fruit, pancakes), and her two pug dogs were great fun, especially for our son. This was one of the best B&Bs we've stayed in out of many places we've been to in the US and Canada. We'll definitely stay again if we're ever in Toronto.

Room Tip: The suite is definitely worth the stay especially for family travellers

I spent 3 nights at the Annex Garden in late September 2012 with my girlfriend. We had the king suite, and it was actually fit for royalty. The house has been restored with lots of attention to detail, and the amenities are top-notch. Our room had everything we needed to get a bit of work done, relax and sleep. It was a bit cold for the patio (reached via our washroom), but in the summer that would've been a prime spot for a bottle of wine. Soap and shampoo, a bar fridge, Keurig coffee maker, robes, restaurant listings, wine glasses and towel-warmer were all details that put this B&B a step above. The furniture is an interesting mix of new and old, but maintains both functionality and aesthetic appeal. I also noted the artwork adorning the walls, as there are some fantastic pieces around the house! As for Roberta, she is a gracious host who makes a wonderful double espresso. We enjoyed a few nice long chats with her over yummy breakfasts.

I have stayed at several B&B's, and this was by far the best. I would take this over an apartment rental any day! If any of my friends are visiting Toronto, I will be sure to point them to the Annex Garden. This place has value, location, friendliness, and luxury. I couldn't have asked for more.
