whilst working in Manchester I found this little hotel and stayed for over a year .
one of the most comfortable places I have stayed.
the building is an old house and is a bit quirky but the owners and staff are exceptionally welcoming , it doesn't have a bar or do evening meals but it's location more than makes up for that , with good restaurants and down to earth pubs within 5-10 minutes walk in either direction.
it offers budget priced rooms as well as more expensive accommodation with good links via road and rail to the centre of Manchester right on the doorstep.
all in all I would definitely stay there again next time I am down that way.

A medium sized Guesthouse tastefully decorated in a style reminiscent of a bygone era of genteel cultural munificence. The building & rooms are equipped with all mod cons and are completely comfortable albeit variable in dimensions, natural light & situation (front, side & rear facing). This was a mayoral residence & the building retains its old school charm but some may find parts of it tight: by American standards it would be considered cramped. The standard full breakfast is more than adequate & cooked with due care & diligence. Service is very pleasant & even when busy, most efficient.

I am editing my review after my second visit in July 2017 and have removed my earlier 4 star rating. David is an excellent and kindly host and this establishment is by far one of the most superb establishments I've had the pleasure to stay in that is not a five star hotel.
Firstly, it is discerningly furnished and tastefully decorated in a style reminiscent of a bygone era of genteel cultural munificence. The building & rooms while equipped with all necessary mod cons are completely comfortable albeit variable in dimensions, natural light & situation (front, side & rear facing). This was originally a mayoral residence & the building retains its old school charm. Public areas are unfortunately limited in that it's the lounge where one eats breakfast - but again the furniture and fittings are of very high standard.
Secondly, the standard full breakfast provided is more than pleasantly adequate & cooked with due care & diligence by the very good and attentive staff. Service is always kind and considerate even when busy, which is often.
Thirdly, where nowadays would you find in your small meagre bedroom tea/coffee tray one that provides Horlicks along with hot chocolate and a range of good teas' and coffees'? Yet another instance of generosity of spirit and a quiet attention to detail.
Fourthly, the prices for such a deliberately well thought out Guesthouse are ridiculously low - especially when compared to what's available in a two to three mile radius of this location in Ascott's price range.
Fifthly, and this is really a personal preference, it's just the perfect right size. Any bigger and it would lose it's very specific charm.

Room tip: Rooms facing the back carpark are quieter.

We travel down every year to visit family and chose the Ascott as it was close by. A lovely warm welcome by the gentleman when we arrived and he even helped us to bring in some of our luggage. We were very well accommodated as we had informed when booking that we would have a new born with us.
A beautiful room on the ground floor (room23 I believe) perfectly heated and close to the 24hr access door so no trouble getting in and out with the pram. Your not being rushed out the door and there was no noise whatsoever.
Breakfast was fantastic just what we needed and those serving it were so welcoming.

Hopefully we will be back again November this year and future years to come.

I needed a very short overnighter. I seem to have chosen the busiest weekend of the year (Man Utd at home, Robbie Williams concert, Manchester tribute concert). Fortunately booked a couple of months in advance.
Lovely single room. Bijou but perfect for what I needed; comfortable bed, good shower, TV, tea making facilities.
Also managed to park van at front of hotel. Small amount of space available but as last in/first out not an issue.
Friendly greeting on arrival.
Just what was needed. Thanks.

Helpful staff. Room very hot when we came back from dinner but receptionist opened hard to reach window but had to climb up on a chair which I would not have done. She should have had a set of steps. Had we known we would have turned off the radiators when we went out.
Bed comfy. Free WiFi.
Excellent breakfast. Good parkng at the back. We would stay again if in that area. Some parts a little dated but this added to the charm of the place.

Room tip: Ask for a room with windows that are easy to open.

We where stoping off at trafford centre hotel is easy to find staff really helpfull room was nice bed very comfy free parking free internet breakfast is cooked fresh too order not buffet style which is great too if im honest you could pay a lot more for this hotel very nice very nice indeed
