“Simply lovely B&B”

Arrived at Orchard Way after a long and very wet drive from Chichester. Didn't know the roads or the countryside so by the time we arrived at Orchard Way we were tired and hungry. Sue was a welcoming host and showed us to our lovely rooms that overlooked a beautiful back garden. Also suggested a great local hotel where we had the best meal we'd eaten all week. A generous breakfast was served in a lovely bright conservatory, despite the cold and rain outside. Unfortunately we only had one night at Orchard Way as it would have been lovely to stay longer at such a lovely B&B. Highly recommended.

Room Tip: We had two seperate rooms but shared a bathroom between 4 people. Worked out fine!

We stayed at Orchard Way for 2 nights during a lovely hot summer, it has good public transport links with buses dropping off & picking up at the bottom of the driveway.
Across the way is a lovely pub which is highly reccomended to visit during your stay; although it is the only establishment in the local area to have dinner it is well worth it.
The owners are so lovely, kind people who really made us feel welcome and went above and beyond to make sure our stay was a very relaxing and comfortable one.
The room was very comfortable, with lovely relaxing views, and bathroom very spacious and relaxing, with an amazing 'vacant/occupied' lock.
The breakfasts were delicious, simply wonderful with a great selection - although we only had the traditional english, it was delicious.

To get from the B&B to local towns & attractions and back is easily done, although if you're subject to public transport try to plan your trip outside of the weekend and it can be rather tiresome waiting for a bus, otherwise we cannot reccomend this B&B enough and if ever in the area again we wouldn't even consider anywhere else.

Room Tip: Choose a room with ensuite, to enhance the relaxed mood.

We stayed with friends in this B&B and we had a lovely time. The breadfast was very good (perfectly cooked boiled eggs, where do you get them?). Sue was a very nice lady, who had some good advise on where to go or what to do.
We had read the reviews on Tripadvisor, so we had high expectations. We thougt the rooms were very good, but not excellent. Room 1 was very large and light, but had a very small bathroom. Room 2 was very small, there was not much room 'for living'. The bathroom was not ensuite but very large and nice.
All in all, Orchard way B&B is very nice. You will have a good time!
Do visit the pub nearby, it's cosy and has excellent food!

Stayed with Sue one night on family history research trip. Very spacious room, fair trade teas and coffee, free wi fi. Wonderfully close to a great pub. Thanks for an easy warm stay! I can't comment on breaky because I was too full from pub meal at The Great House gastro pub across the main road. Coffee was lovely, though.

What a lovely place to stay! We stayed for a couple of nights recently and would be VERY happy to return.

Lovely comfortable room, a warm welcome, gorgeous garden, great location and 2 friendly dogs!

Fantastic restaurant / pub just a 2 minute walk too (The Great House) - highly recommend!

During our stay we made use of our National Trust memberships and visited both Bodiam (prefer this in the mornings ahead of the school parties!) and Sissinghurst (which is a wonderful place!).

An excellent two night stay with Sue and John, made to feel welcome and part of the family. From the excellent breakfast with freshly baked bread, taken outside in their lush gardens to the super comfortable bedroom, we couldn’t have asked for more.
After a good night’s sleep we drove down to Rye and spent the day wandering around the town and the beach – a great stay we will definitely be back!

Great B&B - John and Sue are the most relaxed and kind hosts, the ensuite room is spacious and very comfortable, the breakfast is excellent and there is a great gastro pub at the bottom of the road. What more do you need for a perfect B&B stay?
