“A haven in the Norfolk countryside”

On arrival we could not have received a warmer welcome from our host Marianne, lovely after a long journey. The accommodation is new, clean and very modern with a well equipped kitchen, lounge area, modern power shower, luxury linen and towels, large very comfortable bed and also a twin bedded room. The peace and tranquillity in the gardens and grounds surrounding the property is wonderful. Deer to be seen, birdsong to be heard as you sit in the evening sun with a chilled glass of wine. "What more could you ask"? As well as all this there is a welcome pack including freshly churned butter, eggs from the farm, orange juice, water,bread, jam, milk, wine and home made brownies.
There were toiletries in the lovely shower room and many other thoughtful additions.
Marianne will even cook for guests (a 3 course meal) obviously with prior notice and at an extra cost.
We cannot rate this property highly enough. Such care has gone into making the holiday maker feel at home but special at the same time. There are many attractions to visit in the area with a wealth of tourist information at the property and recommendations from the family.
Our first trip to Norfolk made memorable by the hospitality received and our surroundings for the week. A big thank you from Chris and Steve. We hope to see you again.

A superb holiday let with the best welcome pack we have ever experienced; warm home-made sourdough loaf, home-made jam and a tin of cakes plus a fridge full of local eggs, local butter, water, juice AND a bottle of wine! The accommodation is compact but doesn't feel cramped - in fact the seating area has a full-size sofa and armchair and the table easily seats 4 people. Our bed was roomy and very comfortable. The property has sloping ceilings but they are high enough so no chance of bumping your head. We were surprised at the space available - there is a twin-bed room which we didn't use at all, and a room on the landing with a clothes rail. The kitchen is very well equipped and the bathroom shower easy to use. You have to wait for a moment or two for the hot water to come ( it's got to travel some distance, apparently) but this wasn't a problem at all. The whole property is in pristine condition. Outside, the property sits in extensive grounds where we were told we could 'walk anywhere'. These include a wonderful wooded area where the owners have made paths and placed seats here and there - we spotted 3 deer as we explored. There is also a fenced - off area, private to the Loft. We absolutely loved the Loft - placed very centrally for seaside and The Broads - and would definitely stay there again.

“Fantastic place to stay, including with kids/baby!”

We stayed here for 5 nights with our 4 year old daughter and 8 week old son. We wanted to explore Southern Norfolk and this location was perfect for doing that! 5 mins drive from Sea Palling and it's beautiful beach, 5 mins to Stalham with all its amenities and 20 mins from Wroxham and Bewilderwood. The apartment itself was perfect, set in beautiful grounds which you could explore at your leisure. The trampoline and cabin/den with its selection of books was a hit with our little girl, as was the selection of Lego, but my little ponies and other games kindly left by the owners. There were also adult board games and the apartment was so well equipped it was better than home! All the velux windows have black out blinds so it's only the door in the main bedroom area which lets in any light - the room our daughter was in was completely blacked out which was perfect! Amazing shower (we took our own baby bath) and there's a microwave to enable sterilisation of bottles. Marianne and Jonathan are lovely and are on hand if necessary, but not intrusive at all, enabling you to come and go as you please. The apartment has its own entrance and there's lots of space for buggies, scooters
and other children/baby paraphernalia! It has been done out to am exceptionally high standard and although compact, was perfect for our break away. Marianne also provides a very welcoming selection of tea, coffee, homemade jams, bread, butter and cakes (!), as well as milk. There was also fairy liquid, teatowels, dishcloths, bin bags and toilet rolls. She also provides beach towels! In
short,just pack clothes! We can't recommend it highly enough and will definitely return when next visiting the area. Thankyou so much!

Oak view loft was the perfect holiday home for our small family. Lovely and well appointed studio bedroom / lounge with a separate bedroom for our baby. The loft has everything you will need for a self catering holiday and is brilliantly kitted out for children with a high chair, cot, toys etc. Marianne clearly knows what you need when travelling with a baby!  

Fantastic shower and lovely weighty bedding and towels. 


We arrived to the most delicious bread, jam and cakes and a very thoughtful welcome package. As well as being an exceptional baker, Marianne was extremely helpful in advance and when we were there. It is well located for the broads and coastline. A car is essential to see the area and if you are happy to travel a little bit further then Southwold, Cromer and Wells-next-the-Sea are within about an hours drive. Highly recommended. Thank you for providing the perfect location for out first holiday as a family.

“Oak View Loft is a real find!”

What a terrific place! The smiliest of welcomes from lovely Marianne, bearing warm, freshly-baked bread and a tinful of squidgy cupcakes. Milk, juice, free-range eggs from the chickens in the garden and freshly-churned butter were already in the fridge, together with a jar of homemade, outrageously good strawberry jam.
Thick towels and pristine linen; very well-stocked kitchen area, including dishwasher; great shower room (although it takes a full minute for the hot water to come through, we were forewarned); separate cloakroom/ wardrobe with plenty of hangers, plus iron and ironing board; games and DVDs a-plenty and books for the wet weather; luxurious beach towels for the warmer days.
Nothing is too much trouble - and Marianne's culinary delights (additional to the room rate, of course) are out of this world! A real find. We will definitely be back!

“Lovely new apartment with great hosts”

Just back from a 5 night stay at this lovely apartment. The owners are very friendly and helpful whilst still allowing you your own privacy. The apartment itself is very nicely presented with a wealth of equipment available to you on your stay. There is a private garden as well as 10 acres behind the property to explore. On arrival you are welcomed and given complementary eggs, butter, tea, coffee, milk, fresh orange, freshly baked bread and cakes as well as toiletries. Lovely large shower and huge fluffy towels await you in the bathroom, along with quality bed linen and good quality mattresses in the bedroom. Really can't fault it at all. Free dedicated wifi also available.
