This was our 2nd week on the island, we moved from the Flamingo(they were full) & came here after great reviews on here & a referral from someone we talked to. The entire week, I wished we were still at the Flamingo instead!!
1st this was double the price of the Flamingo! We originally booked a studio, but when we got to the hotel, realized it was just too small, so we upgraded to the 1 bedroom. Which was beautiful & large!! 2 Flat screen TVs, full kitchen, living room, etc...wonderful!

1st problem was I only had my netbook & so there was no way I could connect the ethernet cable in to it(they don't have wireless)to get the high speed internet they promote...
which leads to the biggest problem... STAIRS, LOTS of them!! The new building has an elevator, but the old building does not. To go to the office(to use the internet) or to the pool required at least 5-6 flights of steep steps! Impossible for me since I have a bad back, even for my husband, it was A LOT!
After we were there for 2 days, I convinced my husband to go find out what the cancellation policy was, since I was miserable there. When he went to the office, they were very helpful. They said they would arrange to get us internet & would move us to a lower room, the following day. So, my husband didn't want to just pick up & leave, which is what we should of done. The next day while I was down at the Westin pool, they moved us in to the older building....OLDER being the key word! They didn't mention that the room wouldn't be as nice if we moved!! I didn't know they even sold TVs that small anymore! Def not flat screens..it was a run down & not nice. I couldn't believe the difference in quality & for the same price?! VERY disappointing!!!

Plus there is no pool bar or restaurant, there's not even restrooms at the pool! Even after they moved me to a lower floor, it was still over 50 steep steps to get to the pool from my room! Thats a lot of steps to go to the bathroom or get something to drink!

I could go on & on about why I did not enjoy this hotel & its too bad, the original room was VERY nice & the staff were wonderful & helpful... if all you care about is a nice room, stay here! But if you want access to the pool, beach, bar, restaurant(you know the stuff most people want when on vacation) don't stay here!!!

Room Tip: Make sure you are in the new building

The staff provided the guests with a solution for their internet request. The hotel also fulfilled their request to be moved to a room closer to the pool, letting them know that the layout and furnishing of the unit could vary. After moved, the guests showed up at the front desk and thanked the staff for responding to their requests. They did not let the staff know they were not satisfied with the unit. We would have been more than happy to help the guest finding another solution.
As for the pool area, there is a guest restroom right next to it.

Set atop high hill overlooks Dawn beach and unfortunately roof and A/C units of Westin. Clean gorgoeous rooms with nice falt screen TV and well appointed bathroom. Complimentary 2 bottles of water and beer. These are condos, and although they have room service, there is no breakfast or lobby. Staff in office just seemed bored and indifferent. Overall, not super helpful...just a job to them. They have a pool on second level with a few chairs, no ambience what so ever. Not sure if they even had shade. Certainly no poolside bar. Rooms are hard to get to an require a steep drive around backside of poperty. Not much nearby. Westin is across the street after a steep walk down hill. They have a pool and beach bar. Resturants nearby ar e Captain Olivers which isold slightly run downand not that good. Mamas Pizza is close and looked good, but we didn't try it. The best and nice surprise was Mr Busby's. Very reasonable priced with awesome breakfst and lunch right on the beach. You can rent chairs nd umbrellas from shack righgt next door.
Overall, just keep in mind these are condos, they have kitchenette, but otherwise no amenities of a resort. Things are hard to get to nearby due to hills. Helps if you have rental car.

Many items in this review are wrong:
1.We offer continental breakfast delivered to room suite.
2. Pool area has a restroom for guests, right next to it.
3.The is no traditional lobby area, but there is a front desk/reception to welcome and service our guests.
4. One and Two Bedroom units have fully-equipped gourmet kitchens. Only Studios have kitchenettes.

I absolutely loved my stay. The fact that it was far away from the congestion of phillipsburg and in a gated community was a major plus. The rooms were modern and immaculately cleaned everyday. It was close enough to restaurants and the beach but if you want romance and quiet solitude this is the place for you. I'd strongly recommend renting a car. In fact it absolutely necessary if you plan on leaving the immediate area and why wouldnt you??? There's a good amount of exploration and activities and restaurants all over the island. Including a day trip to st barths, which is visible from the balcony of the units. You can even hear the beach crashing ashore without the interruptions of a large resort casino type hotel that may be on the busier side and interrupt the calming crashing waves. The room was supplied with soda and beer upon arrival which was a nice treat after the long flight. The staff were very helpful and had answers to all of our queries regarding dining and activities. Overall I'd say it was perfect but you have to enjoy silence and peaceful solitude more than a party/ social type environment. And if u want more social, you can always go to the westin across the street. Loved Big Fish restaurant, Ocean was good for a light lunch and drinks by the beach, Aura wasn't that great at all for the price. Skip it.

This was the perfect lodging for our family or five. We had a type 3 layout room on the 5th floor of the new building. The new building has an elevator and a spectacular view, so it is worth requesting. The room was immaculate and was as represented on the Princess Heights website. The room was cleaned every day and I want to give a big Thank You to the cleaning staff. When we got home we realized we had lost the memory card, about the size of a quarter, for our camera. Having nothing to lose, we e-mailed the hotel and they found it and mailed it to us - now that’s service!!! The hotel is in the Oyster Pond area and has lots of great dining options nearby. The Heights sits above Dawn Beach (a great and underated beach) and you have a spectacular view of St. Barts. The Westin below was not that big a deal, and did not ruin our view. The layout is great for families - with two bedrooms and two bathrooms, separated by a family room and kitchen, the layout provides a great balance between privacy and family time. The beds were also incredibly comfortable, and beach towels are provided by the hotel. They also had showers near each parking lot so that you could de-sand before going back to your room. The complementary beverages in the fridge, including beer, water, and soda, were also a big plus! The pool is small, but quiet and uncrowded, the perfect place for a late afternoon swim and a bottle of wine, some cheese and a baguette. This is a great place to stay, particularly for families or couples who are traveling together. It is also a great value when compared to other properties on the Island.

Room Tip: Upper level of the new building has the best view.

This was our first trip to St. Martin and the Caribbean. We chose Princess Heights since we wanted an apartment and not a standard hotel room, we were not interested in an all-inclusive resort, and wanted to be away from the "strip" of Simpson Bay. We rented a one-bedroom condo for a week, and really enjoyed our stay. The views of the ocean and the surrounding area were beautiful, and the apartment itself was clean, well-appointed and very comfortable. The staff were all very gracious and extremely friendly; when we arrived, they accompanied us to our room, showed us around, arranged for a rental car, and told us where the nearest grocery store and restaurants were. There was a binder in the room that described the major beaches and restaurants in the area, which really helped us for the first few days, and they gave us a map to help us navigate our way around the island. The building was located a bit further up from the beach that we had anticipated, and for that reason, a rental car is a must if you are staying here. In fact, you should rent a car anyway, since it's the best way to get around the island and explore. The roads are quite easy to navigate and the locals will gladly point you in the right direction if you do get lost. The room was cleaned and linens and beach towels were replaced every day. They obviously take pride in their property, and guests are warmly treated. We were mildly disappointed that there was no wireless in the rooms, only in the main office, but we have since been told that there are plans to have wireless access in the rooms soon. They did give us an internet cable, but our new laptop didn't have a plug for a cable. In the end, it didn't matter..why would you want to be on your computer when you have beaches and restaurants to explore! And all guests are welcome to use a laptop in the main office to keep in touch with people back home. Highly recommended if you want an elegant, quiet and comfortable apartment with a kitchen so you can cook breakfast and enjoy it on your balcony, and very friendly and accommodating hosts.

Room Tip: All apartments have an ocean view.
