Even after reading previous glowing reviews, we were pleased beyond expectations
The totally furnished flat is a short walk from the dock, arriving from the airport
Only minutes away are wonderful restaurants, shopping, pastry shops and museums .
The place was warm and very clean. Beds and pillows comfortable.
A small problem with washer was immediately fixed.
Communication excellent.
Thank you to Dennis and Irene who were always ready to help. Even posted my car an house keys, that I forgot .

We arrived late in the evening (would recommend gnat spray to hand!) so our first sight of Venice was from the waterbus and it was amazing. Found apartment fairly easily. First impressions was it was decorated in a way that really reflected the feel of Venice, wonderfully quiet and very clean with beautiful windows onto the canal. As we were there in August we knew it would be hot so glad of air con plus there were numerous fans supplied if you needed them. Lots of books and DVDs if you wanted them centred around Venice theme. Very central and we walked everywhere and travelled by waterbus to Lido. Would recommend and hope to return. We travelled with our two boys, 8 and 14. WIFI worked very well which was for us important as my husband also had to work.

We booked the apartment to celebrate our pearl wedding anniversary with our grown up children, their partners, and Colin, the dog.
The apartment lived up to our expectations - fantastically appointed, great location etc. Great value for money- we loved it.
David was really helpful - receiving keys beforehand was useful- nothing was too much trouble for him.
We will definitely return

Ca' San Sebastiano is a gorgeously decorated ground floor apartment in Dorsoduro. We took up the offer of a meet and greet service which worked out really well. A lovely lady met us at the San Basilio vaporetto stop and walked us to the apartment and showed us everything we needed to know. I am sure that we would have had trouble finding it had we tried to get there by ourselves! The apartment itself is so beautifully decorated that it is actually difficult to want to go outside - and the books, the books! The apartment has all the modern conveniences you need for a pleasant stay including a dishwasher and washing machine. Dorsoduro is a perfect area in which to stay; it is charming but much more quiet than the more tourist focussed areas, and yet it is a very easy walk to the San Marco area. There are also a host of wonderful restaurants and cafes and shops close by. The vaporetto stop is very handy too. Our 2 children also enjoyed being able to each have a room to themselves instead of having to share. The kitchen is well stocked and easy to prepare a meal in. We really enjoyed our stay in Venice and at this apartment.

We were met at the water bus from the airport by a lovely young lady who took us to the apartment, let us in and showed us how everything worked. She also had some great advice on where to eat, shop and how the public transport works. The apartment itself is amazing. beautifully set up with lots of period peices. comfy beds, great kitchen and fabulous location with its own canal fronting. We loved it here and hope to come back and stay again one day.

A beautifully furnished and very well equipped apartment in the more quiet area of Dorsoduro in Venice. Easy to get to the heart of Venice yet away from the crowds and noise. There is also a wealth of information and resources available.

“Living like a local in Venice”

Our family of 5 (kids aged 12,8 and 5) had the pleasure of staying in this large apartment for three nights in July. It was beautifully decorated and very we'll appointed. Nice collection of books to look through and a good selection of dvd's for the kids to watch when we returned to the cool of the apartment in the heat of the afternoon. The local piazza has lovely market stalls in the morning with fresh produce. One night I whipped up a marinara pasta feast in the kitchen which was fitted out very well, a pleasure to use. Although there are lots of nice places to eat in the piazza and on the water nearby.

The rooms were actually larger than pictured on the website. The lounge had a comfy couch as well as chairs etc. It was nice to look out over a canal and see boats and gondola's go by, they always said a special hello to our girls who often had their heads looking over the window sills. It was very quiet and we enjoyed getting away from all the crowds in the busy touristy areas.

The first day we walked to St Marks Square, enjoying a coffee break on the way there and an Aperol Spritz on the way home. The next day we bought daily travel cards for everyone so we could visit the centre and come back for siesta and go out again for the evening. It was only 4 stops from Academia vaporetto stop. We would recommend this. One evening we attended a baroque and opera concert performed in full costume near the Rialto bridge. We got front row seats and thoroughly enjoyed the performance, even the children.

Venice is just so beautiful. And this apartment further enhanced our enjoyment and appreciation of this city. We could have easily spent more time here. Next time I would get the daily travel card and visit the three islands.

We always felt safe in the area and the neighbours were helpful and friendly. I would definitely recommend this apartment to friends and family and would love to return one day.

The water bus to the airport took an hour, so you would want to allow for this if you were catching a flight.

David's brother Jonathan also has a lovely apartment in London which we enjoyed very much and would also recommend. They are both thoughtfully decorated with quality furnishings and not furnished with cast off's and odds and ends which makes you feel like you are in a nice hotel with the size and comforts of a home.
