Read previous reviews and they all carry a common theme - a well-maintained and beautiful apartment in a quiet residential neighborhood. It is all that and more. Everything worked perfectly - from our inital booking experience to the wifi during our stay. I'm six feet five inches tall, yet still found the bed wonderfully comfortable. The meet-and-greet was complicated, but not because of anything that had to do with our host. Public transit (the vaporettos) weren't running the day we arrived because of a race in the Grand Canal. The meet-and-greet normally occurs at a vaporetto stop, but that wasn't possible. The property manager spent a very patient half-hour on the phone explaining to us first-time Venice visitors how to get to the apartment. As any Venetian will tell you, maps are pretty worthless. Find landmarks instead.
The apartment would be fantastic regardless of its location, but the location in combination with the apartment makes the entire package beyond fantastic. St. Mark's Square, Strada Nuova, and the area around Piazzale Roma are beattiful, but they are completely packed with people, literally elbow-to-elbow. Staying there would be like staying in Times Square in New York or Union Square in San Francisco (or in downtown Las Vegas). We are just not into that, so the apartment location was wonderful. We would be in wall-to-wall people for sight-seeing, but the foot trraffic dropped totally once we headed for "home" - the apartment. It is within 6-10 minutes walk of the train station, Piazzale Roma, Strada Nuova, etc., but feels like its miles away. The location is quiet and peaceful. Only St. Mark's Square is a longish-walk (which we liked), but it's easy to catch a vaporetto to it as well.
A HUGE plus - unlike hotels, the apartment is ready any time you want to come back and there was so much more room than a hotel! If you visit from the USA chances are that at least once of your party won't be able to sleep. In a hotel that means NOBODY sleeps. With the apartment we had space when we wanted it without having to wait for housekeeping or worry about waking someone up. All we really had to do was make our own bed and take out the trash.
At least a dozen times a day, probably more often than that, we would turn to each other and say some variation of "we are so lucky to be staying where we are." We left on Sunday after a fantastic week we will always remember. I would say it was perfect, but that would actually detract from our experience. The experience was perfect, but the apartment was very approachable. A museum-style apartment would have been intimidating. Instead we found a modern place well-maintained and easy to live in a fantastic location. For us that was better than perfect.
