Right from the first contact, weeks before we arrived Joanne was keen to ensure we had everything we could wish for. No detail was too much trouble - Joanne even managed to locate a bottle or two of our favourite Italian wine, not an easy task. Our suite was perfect, tastefully decorated with all the comforts of home. Joanne's breakfasts were wonderful - I'd personally recommend the 'hearty Yorkshire'. Considering the offer, our stay was terrific value and I'd have no hesitation in going back or in recommending this super hotel to our friends. Les and Bev, Midlands.

Mu husband booked Kilham Hall as a surprise for Valentines weekend. I had absolutely no idea whre he was taking me and as we pulled in to the drive of Kilham Hall to be met by David & Willow going for a walk I was still unsure what to expect. Then, I saw the house. From the ourside it looked absolutely amazing and the inside was even better. We were very walmly welcomed by Joanne who showed us to our suite after pointing out the drawing room where afternoon tea would be served for us when we had unpacked. The scones where home made as was everything that Joanne spoiled us with over the 2 night stay.

We were served with complimentary wine on Friday night while Joanne and David prepared our room with the romance package which was purchased seperately. It was worth EVERY penny. The scene was set, soft lighting, soft music, petal strewn bathroom and spa bath, chocolates, wine and an individually prepared hamper full of home made delights - pate, bread, chicken chocolate mouse - it was wonderful.

Saturday saw a trip to Whitby then back to Kilham Hall from cocktails and canapes. Joanne and David (and Willow, of course) sat talking to us and it was like being in the drawing room with old friends.

Breakfast both days was outstanding. You are totally spoiled for choice.

The setting, the house, the rooms, the welcome, the service, the food, the whole package will leave you wanting to go back time and time again.

My husband and I go to Venice every August for our anniversary and, after our stay at Kilham Hall have decided that this year we wont be going to Venice - it's back to Kilham Hall.

Thank you Joanne and David for a wonderful time. It was truly the best weekend break I have had.

See you in August.

I booked a weekend break for my wife and i. What a great place nothing could be faulted.
We were greated on arrival by Joanne and David and made to feel welcome.
I wont go on but i will recommend this hotel to anybody,
Would definately return.

We stayed at the fabulous Kilham Hall in October 2008 as part of our Honeymoon and we were not disappointed. Straight away on arrival we were welcomed by Joanne into her beautiful home and made to feel part of the family with cups of tea and home-made cakes.

The bedroom was perfect and very well equipped to an exceptionally high standard and immaculately clean.

The breakfast that Joanne cooks is simply perfect - nothing is too much trouble.

After finding this gem by chance we will be returning every year - including for our wedding anniversary this year in October. In can't recommend enough.

We decided to stay at this bed and breakfast after reading the good reports from others on trip adviser, they are all true! The house, room and bathroom are all very tastefully decorated to a very high standard with lots of attention to detail. The breakfast was wonderful with a wide selection and choice using locally grown produce. Joanna and David were very hospitable throughout our stay. Nothing was too much trouble at any time with lots of little touches, wine tea and scones etc. We were visiting relatives at a nearby village and only sorry that we did not have the time to relax more over our short stay. Overall a very high standard bed and breakfast with beautiful views over open farmland, we would recommend to any of our friends.

Having warned Joanna off that we would be arriving early in order to prepare for a local wedding, we were warmly received with tea and cakes before being shown to our suite. The Hall is set back from the road in beautiful grounds and is immediately appealing with its heated outdoor pool, tennis court, croquet lawn and gardens.

The Suite was situated in an extension with an indoor entrance through the main Hall and a seperate door out to the Pool. It was spread over two levels with a hardwood floored dressing room with ample wardrobe space, a dressing mirror and chaise longue on the bottom floor and a spiral staircase heading up to the master bedroom and bathroom.

The bedroom was spacious with a sofa and coffee table at one end and a king sized bed overlooked by a large flat screen television (choice of DVDs provided) and covered with luxurious egyptian cotton sheets. On arrival the bed was smartly turned down and there was soothing music playing on the CD player. Tea and coffee making facilities included Fudge and Mineral water and Fresh Fruit was waiting on the sideboard.

The Bathroom was spacious and had both a large spa bath as well as a seperate dump shower. Towels were large and soft and cleaned and replaced daily.

With a minimum 2 night booking policy we stayed for the saturday and sunday nights. Breakfast on both mornings was fantastic with a choice of Breakfast cereals, fresh fruit, youghurts etc in addition to the toast, fresh bread and choice of cooked breakfasts we did not require lunch on either day! Joanna (and Willow the dalmatian) provided us with a first class service and all the small touches were there (even down to wine served at Seven o'clock) There was plenty to do in the local area and following a morning trip to Burton Agnes Hall, an afternoon of Croquet and relaxing by the Pool meant that we left feeling that we had enjoyed a truely magical and relaxing mini break.

Our advice to anyone would be not to let the price or 2 night minimum put you off staying here, it is worth every penny and minute! Five out of Five does not do this place enough credit!

The house is very tastefully decorated in a contemperary style. Attention to detail in every aspect was evident. Especially the warm friendly welcome including home baked scones yum..., the facilities available, the excellent breakfast from fresh local produce. The entire experience was fabulous, all rooms equipped with quality sound systems and light music. The textures in the interiors and fabrics are things my wife loved. It was a memorable B&B experience and one we would want to return to. Value for money. We would recommend it to anyone without hesitation.
