This little place is just fabulous its very quiet and relaxing there are a few more bars and a couple of restaurants down the beach but the food here is nothing but the Best my favourite is Snapper in sweet and Sour source yummy, the couple who are the owners run it on their own and will do whatever you request to make your stay perfect, we will definitely be returning, 10 out of 10 Ray and Jan, thanks very much for all you did for us.

When I was in Bangsaphan last year I saw this hotel when walking on the beach. It was fully booked but anyhow, the outside area looked attractive so for this year I booked a room. There are 2 rooms at the front, sharing 1 big terrace and 2 bungalows at the back.
I had the small room at the front which was big enough (how much time do you spend in your room). There is (a silent) AC, hot water, good working wifi and a huge TV (which I never used). Lying in your bed, you can see the beach and sea and hear the waves, which is great.
Also, it is very quiet and silent. The place is a little more expensive as others around but for that extra money you have a comfortable (though not luxury) clean room. The Theatre Villa is excellent value for money. The owners, Jen and Ray are very friendly and helpful and keep the place spotlessly clean. As I do not eat fish, the choice for dinner was very limited, but there are several good restaurants around.
San Luang beach is a quiet place, not for party people. At night there is only the Why Not bar, which closes at 23.00 hours. And for the 5 p.m. drink go to Montys at Coco. Excellent coffee, cakes, breads and lunch at Roy Tawan (on Thursday night they do dinner as well) and we had several times fantastic dinner at La Cuisine (inland) with heavenly lemon tart.
For good massage go to the lady at Dengs bungalows, 50 meters north of Theatre Villa. She is really professional.
There is no public transport to Bang Saphan town, so you have to rent a motorbike / scooter (or have your own car). The owners are very willing to take you to town when you need something (ATM, buying bustickets).
The whole area is pretty unspoiled, we rented a motorbike, went North to Ban Krut, on the way, kilometers and kilometers of empty beaches, same to the South direction Chumpon (on the way Red Cliffs). If you want a quiet stay, make long beachwalks and long swims, it’s a perfect place.

What a fantastic resort a little piece of heaven right on the beach. There are only four units which are clean and comfortable.Jan and Ray ( the owners ) are just wonderful, they look after your every need and more.they were an absolute delight and we cannot thank them enough for the way in which they looked after us.Ray took us out for a sight seeing tour for about four hours and apart from fuel he would not let us pay a penny for his time.I only just managed to stop him from paying the lunch !!! We asked them for their assistance in arranging a coach to our next destination, they organised our tickets and dropped us to the coach station some 20 kilometers away and again, would not let us pay.The food was wonderful and made us dishes that were not on the menu.In fact, they just spoilt us for the whole seven days we were there.
The four units were 70 ft from the beach and we were able to lie in bed and hear the breakers crashing on the shore (very romantic ) The beach was very unspoilt and there were a number of other restaurants and bars within a few hundred yards.our only disappointment was the rubbish that the tide brought in deposited by the villagers of Ban Saphan. We will most definitely return again in the future.
We cannot thank our wonderful hosts enough for giving us a truly memorable stay

Room Tip: We are glad we booked the beach front villas but the others were also very nice

We chose Theatre Villa based on reviews, but still we were not prepared for how beautiful this place is. Only four units, and we were the only guests during our 4 night stay. The design is original and beautiful and makes great use of the space set literally steps from the vast and unspoiled beach. The more than ample breakfast is served as you sit looking straight out to the water, and dinners were magical, with great lighting and home cooked Thai food that was some of the best we have ever had in all of our travels in Thailand. The couple that are your hosts truly are warm, generous, and genuine and you quickly feel you are with friends. You will not find much "entertainment" around this spot but you sure will find beauty, quiet, and a lovely and unforgettable experience staying with this wonderful couple.

Well we have little more to add to the reviews further down. We drove down from BKK by car (don't be frightened, Thai traffic may seem chaotic but is actually very smooth with polite and mild manners driving, even in the city driving is no problem). We found truly beautiful villas, right at the beach. Driven by a lovely couple. We too are rather 'private persons' and like to create our own sphere. No problem doing so. We ate there on almost every night and quite good (although a little less sugary dishes would be great). We surely recommend this place! And we will be back!

Room Tip: once in front have sea view, but overlook the terrace. Once in back are very nice, but balconies in...

The headline here has a deliberate double meaning. Bang Saphan is somehow off the beaten track and "undiscovered", even "wild". The hospitality of Ray and his charming wife, meanwhile, is beyond anything we have experienced in years of travelling. This is a little TREASURE of a place, and should be cherished.

We drove up to Bang Saphan from Krabi, though unlike a more daring previous poster, we were actually in a CAR, rather than on a small motorcycle. All the same, it was some hike, and we arrived quite late in the evening (helped by friendly locals for the last kilometre), to the delight and considerable surprise of our hosts, who had probably given up on us as a "no-show". We were royally welcomed, as if we were old family chums who had just dropped in unexpectedly, and to cut a long story short, things only got better and more cordial during the three nights we stayed at Theatre Villa. We were genuinely sad to leave.

Although I would question the use of the rather vague "Prachuap Khiri Khan" in the TA listing (it's actually in Bang Saphan Yai, right on the beach at Suan Luang), the "#1 in specialty lodging" description is spot-on, as this is very very special indeed - way more than a hotel and more like staying with extraordinarily generous friends. We have been fortunate (and also careful and thorough) in our choices of places to stay in the recent past, but I can honestly say that the service here went right off the scale - at the top end.

I am delighted to see from other reviews that ours was not an isolated experience. I can only echo and underline everything that the others have written, and say a heartfelt THANK YOU to the owners for allowing us to share a few days with them.

We never saw a menu, by the way, but were fed like kings throughout. Some of the best dinners we had during five weeks in Thailand, and some of the best coffee, too.

We also had a similar experience to that of the previous poster, with a trip down to the sand-dunes at Bang Berd and the Red Cliffs and to an offshore fish farm, and even to a large Buddha being erected close to the Chinese Temple in Pak Lhlong. Ray stubbornly refused to accept any payment - and we fought bravely and long before we surrendered - for giving up six hours of his time and for guiding us around a good many places we would never in a million years have got to see otherwise. I hope his Isuzu survived the experience.

Bang Saphan itself is something else - a side of Thailand we had not seen before. The weather was fine but quite windy while we were there, and down at Bang Berd the scenery takes on an impressive wildness you do not find on the "deserted but immaculate" smaller islands of the south. Few tourists to be seen, but rather more long-term ex-pats of mature years who have settled into a life revolving around convivial games of petanque in the local bars. They clearly are drawn by something, and we could quite understand the attraction.

The Theatre Villa comes with the highest possible recommendation. Six, even seven stars would not be out of place. Quite magical. Do not expect hectic nightlife, and do not expect warp-speed Wi-Fi. Simply enjoy it for what it is. Please just make sure that if you follow in our footsteps you do not break the spell.

I'd go back in a heartbeat.

Room Tip: Boutique Villa is set back a few metres from the sea, but has the advantage of more privacy.

We decided to travel for a couple of days to Ban Saphan and after looking for somewhere to stay online opted for this little gem. So often we have been disappointed, but this was an absolute dream .We traveled from Hua Hin on our Fino.. yes that's right 260kms and got to the Town where we called into a Motorcycle shop for directions, but they instead telephoned and the Owner, Mr. Ley escorted us to this delightful little hideaway. Beautiful as new beach front room, with lounge. Spotless and very well equipped. A lovely secluded beach. The Owners are extremely accommodating and nothing was too much trouble. In fact Mr. Lee took us out for half a day including the Sand Dunes, the only ones in Thailand. He only asked for 300 baht, we gave him more, but he was really offended, but we insisted and said we would not return, BUT WE WILL and next time we will travel by train. So popular and I'm sure eventually it will be difficult to get a reservation, so go now. Some bigger Hotel chains could take a leaf out of the Owners book.
