I repeat: this place is a dump. It needs to be stripped down, gutted, facelifted, cleaned, and remodeled. Mold in the bathrooms, holes in the walls, water damage and holes in the ceilings, busted plaster, peeling wallpaper, threadbare furniture, dirty and torn carpets, and pretty much shabby all the way around are some of the highlights. Not nice, not clean, ugly and old. It is very clear that the owner De Vere group does not care about this property. Faded glory.

And, by the way, the photo on the website of the grand hotel on the green is not where you will stay. What they don't show you is the "new" hotel attached to the left of the big building: an ugly 1960 raised brick building constructed on top of their car park. Nothing grand about it.

Staff was very friendly and helpful. Apologized for their dump of a hotel and stated it is due for a refurb. But does this mean it is going to get one? I'd be embarrassed to work there.

The University Arms is conveniently located, and in most respects just fine within its category. But some single rooms are much larger than others, and on the last occasion I was given a room roughly the size of a broom closet. I should have complained. My advice: get them to tell you before you arrive what sort of room they will be assigning to you.

I attended the hotel for a full day's meeting of examiners for the local examintion board; 40+ examiners worked in the main ballroom which was an extremely pleasant room, well lit and with views over Parker's Piece on the Saturday following the Royal Wedding. Lunch was very disappointing, consisting of a couple of sandwiches of satisfactory quality plus a strange selection of cooked items, which included sausages, small pieces of pizza, meat(?) balls etc, an the dessert consisted of tiny meringues with a spot of cream on the top. This was certainly not what we expected from a four star establishment.

Parking was difficult for many of the examiners; at one stage there was a hotel staff member telling those arriving that the hotel car park was full; when asked for an alternative, he simply shrugged his shoulders. It was not easy for some to find alternative spaces, as the University was holding one of its graduation days, plus there were the usual large number of tourists. For a hotel of this standard to accept a conference booking with delegates from throughout the UK without making appropriate arrangements for parking, is not acceptable. A large premises adjacent to the hotel had a completely empty car park on the Saturday, with 50+ spaces; this could have been made available for delegates with a little initiative from the hotel.

The hotel has a superb location; if planning to stay there, or visit for a conference, I strongly recommend that guests/delegates ensure that they have a car parking space reserved. if this is not possible, research some alternatives in advance. St Anne's car park, on the opposite side of Parker's Piece adjacent to the swimming baths, is not far away.

Only good thing is the central location. Hotel is overpriced and shabby, staff unhelpful. Looks about 10 years overdue for a refurbishment. Huge old TV, only two power points, nowhere to plug kettle without disconnecting something, bathroom mouldy, lift not working when first arrived so had to climb to 3rd floor with cases, no help offered. Car park costs £16! Willl not stay here again.

Stayed here a few times, so that says a lot about what I think about the place or that there are no other direct comparables to select from!
The rooms I've had are actually quite large, and great if you are a) high up or b) away from the main road as it can get a little noisy.
Staff are very friendly, but one sad thing is they have got rid of the menu cooked breakfast and gone to the familiar buffet style.
Bathroom could do from a re grouting to get rid of some old patches.
Location very central, with great shops and pubs nearby.

I have never written a review before but after our recent visit I didn't want anyone else to be as disappointed as us. I booked the room last minute so thought I was getting a good deal but it was still very expensive at just under 150 for one family room for one night including breakfast. When entering our room there was an awful smell of damp, there was a big patch on the ceiling which they had tried to repair unsuccessfully as there was still a hole. There was a light hanging off the wall with wires visible, the bathroom was dirty and the decor really shabby, stained seats, chipped paint and grubby wallpaper. We went straight to reception to complain as the smell was so overpowering we couldn't have stayed there. We were shown several more rooms which were not much better and finally had to pay an additional 40 pounds to get something we felt we could actually sleep in but not worth almost 200 pounds for 1 night. The staff were really helpful, friendly and proffessional but even they were embarressed and said the place was due for a refurbishment. It did have some plus points though, location was fab, staff and breakfast were above average and the pillows and quilts were lovely. The whole place needed a good scrub and redecorating though - even the carpets with stuck together with bits of black tape in more than one place. My husband also said I must mention not to drink the beer (the pipes had not been cleaned in ages). The hotel also says it has a swimming pool and spa but it's not located in the hotel (it's across the park and then across a busy road). We also had a room which overlooked the park which was really noisy during the night as people used it to continue with their pub and club partying. So lots of shouting and swearing was heard as we were on the first floor.

We stayed here for two days and had a great time. The receptionist was extremely helpful and pleasant so check-in went very smoothly. We were upgraded to a room overlooking the park. A very pleasant outlook from a pleasant room. The facilities were what one would expect if becoming somewhat tired round the edges. The bathroom was small but perfectly adequate. A bit of a leak from the shower even with the screen in exactly the correct place but nothing too major. Lovely bedlinen, comfortable bed but it had a disconcerting habit of leaving a gap when you tried to sit up in bed and it slid across the floor! - it culd do with being anchored to the wall or headboard a little more securely. We did not eat in the hotel except fro breakfast which was a buffet. Good food and husband had kippers one morning which he described as 'very tasty'. The hotel is perfectly situated for a leisure visit as it is about 5 mins walk to the heart of the oldest part of the city. The hotel bar and staff were very friendly and efficient. We would definitely return to this hotel when in the city. Some noise in the middle of the night from revellers in the park but as it is a city full of students I guess this is to be expected - kept awake from 1-2 a.m. but this is hardly the hotels fault! One word of warning - if you use satnav to direct you to the hotel, it directs you down a one-way narrow road to a dead end about 10 yards from the back of the hotel - ignore the sat nav for the last part of the journey. It is the side of the hotel not facing the park that is what you want!
