This hotel is of a very poor standard in every aspect. Decor is dated, rooms are overpriced and, moreover, customer service is contemptuous.

On check-in, we learned that the travel cot we requested via booking.com had not been provided. More than one member of staff claimed to have contacted the booker in advance of our stay to notify us of that fact yet there were no messages/ missed calls on the relevant mobile phone to suggest that this had ever happened.

The rooms themselves are tiny (incidentally, the television in our room did not work properly), uncomfortably humid/ warm in summer on the evidence of our stay, and desperately in need of updating.

Arrangements for breakfast are chaotic. First, a 90-minute window for taking breakfast seems short; this is more so when one learns that there are only 7 tables and 18 rooms. We had to queue for breakfast with three children, with staff reluctant to offer assistance. Despite the inclusion of breakfast in the room cost, we chose to forego it, having waited for 15 minutes with no sign of a table becoming available.

Customer service was appalling. Despite a member of staff being on-hand at reception, on one occasion, a member of staff effectively insisted on me ringing the bell before calling for a colleague to offer assistance. When a complaint was made about our experience, the manager was contemptuous and arrogant in seeking to absolve himself/ the hotel of any responsibility for the problems with the lack of a travel cot and breakfast arrangements we experienced. As this hotel insists on payment on arrival, it would appear that guests have little hope of redress in such circumstances.

We would strongly discourage visitors to Exeter - which is a beautiful city - from using this hotel. Given its sub-optimal location and decor, it would need exceptional customer service to mitigate these downsides; however, based upon our stay it would seem clear that the hotel has little interest in their guests beyond that first act of taking payment.

Room Tip: Choose a different hotel.

I'm sad to say that this is not the hotel it used to be. My wife has fond memories of staying here several years ago. Sadly I stayed here last month and will never stay here again. These are my reasons;

1. Paper thin walls - could hear other guests tv's and conversations
2. Really noisy plumbing
3. Constant road noise
4. Terrible bed - like a partially deflated lylo

I was kept awake for hours by other guests talking in their rooms - I was grateful for the road noise to drown them out. Eventually at 12, I stamped on the floor and shouted shut up. It seemed to work.

Only positives were the staff who were pleasant and helpful. Breakfast was ok but heard the kitchen staff learning how to use the microwave.

Room Tip: Avoid front rooms

Dirty, noisy, 20 year old decor, dents in the wall, paper thin walls & floors, itchy sheets, daughters bed kept up with a lump of wood underneath to prop up the middle, continuous noise from the road. Like staying in a squat only less comfortable, Exeter prison was only a few meters away and I believe it would have had more style and warmth. It really is as bad as the reviews say and the hotel know it hence they demand payment up front. Tried to speak to the manager in the morning he said he would come when he was ready. When he did arrive he said that he didn't know what we were talking about and said would have to investigate further. We wait with baited breath.

Stayed here in a single room for work. Good location and free on street parking with a permit. Breakfast also very good with plenty of choice. That's where the positives end really.

The inside was very dated. I would not stay here again and the sheets on the bed whilst clean have probably been washed about 1000 times. Very faded. Towels were clean. The bathroom was tiny. Sink was very small. Shower head needed a good clean - had black mould on it. Tiles also looked like they haven't been cleaned in years.

All in all, the hotel has the potential to be very very good if it was modernised as the location is superb. If you are purely looking for somewhere to crash go for this, if you want somewhere a bit nicer avoid.

Room Tip: Find somewhere more modern.

Room was an OK size for a single, at the back of the property, with no street noise. The floorboards overhead were however noisy with every footfall heard. Ensuite shower room with a rather cramped shower. Everything was spotless although the bed linen had seen many washes and the fitted sheet was a bit small for the bed. Good cooked breakfast and service.
