“A real gem”

I knew we had found a gem once Paul greeted us on our arrival with a pot of tea & biscuits. We had travelled for about 3 hours and his generosity was really appreciated. Things got even better has the days went on, a jug of fresh milk outside your room every morning, homemade bread with your breakfast, bottomless cups of coffee/tea, locally sourced bacon & sausage & scrambled egg to die for. Sally & Paul are very knowledgeable regarding different places to visit which are not on the tourist trail. Their laid back approach ensures that you have a great stay and nothing is too much trouble for this couple. I spent also time deciding wether to right this review because I keep this real gem to myself.

me and my partner stayed here for long weekend and it was amazing, im not to sure where to start but i can not complain about anything, from the minute of walking in we was welcomed by sally and paul the lovely owners which also do everything else, there was a car parking facility which was very handy. The B+B is situated right on the river with a lovely open platform/balcony you can sit out on, right next to the beach too, the view is outstanding. The rooms are beautiful, our room had a really nice view with shelf seats and pillows which was a touch especially with the view. the first night there we took a walk down to the village town which is small but everyone is so nice, we went to the pub and its a 'proper pub' we did pub quiz, drunk the nice beers and it was very relaxing, breakfast was amazing every morning with great bubbly service, i honestly felt like i was on the other side of the world. If i could i would move there, the people there have such a different way of looking at life and its over whelming. I have already booked off a long weekend in 2 months to go back. YOU WILL NOT BE DISSAPPOINTED. i also meet the owners son called George, he told us where to get the best surf was basically was our tour guide, he was visiting as well which was handy as we didn't know where to go as we are not from this way, but a very nice lovely family. so if your heading to devon definitely make this your accommodation. I had spoken to Sally on the phone when booking our stay here and knew instantly that we had made the right choice of B and B. Her warmth and care for her guests came through and this was evidenced when we arrived after a full days walking along the South West Coast Path from Porlock Weir. Our bags had already been taken to our small but comfortable room and we were invited to take tea and homemade flapjacks on the terrace. What a fabulous welcome.
She recommended a couple of places to eat and we took her advice as anyone who makes flapjacks like that obviously knows about food!
The bedroom and bathroom were tastefully and well decorated and the bed was very comfortable and we slept very well after watching a movie from Sally and Paul's extensive DVD collection. They even recommended the movie...well, when you are on holiday you don't want to be making difficult decisions...
Breakfast on the terrace was delicious and very very generous. I'm amazed we were able to walk at all after eating it, let alone walk another 15 miles to our next destination.
Sally and Paul have only been running this B and B for a year and if they maintain this standard they deserve to make a huge success of the business.

Room Tip: We had a room at the front facing a small street and the river view ones are probably more desirable...

Just spent 9 nights at East Lyn House enjoying wonderful hospitality from Paul and Sally. Great rooms, super views, exceptionally clean and well equipped. Breakfast on the terrace overlooking the river and the sea is a memorable experience, and it's not just the views the Aga-cooked breakfast sets you up for the day too. When you want a change from the full-english try the fresh mackerel, it's delicious! Try walking up to Lynton and following the footpath to the Valley of the Rocks for amazing views....it's better than being in Switzerland! Alternative take a trip on the Cliff Railway and do it in the Victorian style. We couldn't have had a more enjoyable break. Tony, Sue and Joyce.

Room Tip: Rooms with a view of the river enjoy the sun and gentle sound of flowing water

We stayed at East Lyn House in 2013 , shortly after Sally and Paul had taken over.

Lynmouth is a beautiful place, and East Lyn House is an ideal location, a short walk from the coastline and right by the side of one of the rivers that meet and run into the sea.

Our room was lovely, right on the side of the river and being 'townies' we really enjoyed the sound of the river. The ensuite toilet and shower were in different rooms and the toilet was a bit poky, this is the only small criticism I could make. The were very clean and well maintained so it wasn't a problem for us.

Breakfast on the terrace was a highlight and Sally and Paul were very kind and attentive hosts, nothing was too much trouble for them.

East Lyn House is a real 'home from home' in a beautiful area, highly recommended.

Room Tip: Check on the ensuite bathroom if you are fussy about bathrooms.

We arrived wet and tried having walked in the rain and mist from Porlock Weir and were given a warm welcome, a pot of tea and some homemade flapjacks. Suitably revived we went to our room - looking right out over the river with the sound of running water to sooth our aching limbs. The room was quite small but well organised and had everything we needed. The breakfast was good and quick and overall it was excellent value for money.

Room Tip: Ask for one overlooking the river - away from the road and with a charming view.

We have just spent 3 nights at East Lynn House and wished we could have stayed longer. We were welcome by Sally who soon produced tea and delicious flapjacks for us to enjoy on the terrace. Our luggage appeared in our room which was spotless and very comfortable with fantastic views of the river and hillsides. Breakfast was of a very high quality and perfectly cooked by Paul. We recommend the smoked mackerel and scrambled eggs.!!
I don't very often write reviews on Trip Advisor but in this case East Lynn house is exceptional and Paul and Sally deserve it. If you are going to the area don't miss out !!
