Unlike some other reviews i have seen my family and I (+ puppy) thoroughly enjoyed a 10-night stay at this traditional family-run hotel. It is not a 'boutique hotel' (thank goodness); they are to be found further along North Walk. Kate, the owner, runs a very clean and tidy hotel. The bedrooms are perfectly clean and tidy but perhaps lacking the 'frills' that some people require. The quality and quantity of breakfast was exceptional (and I have sampled an awful lot of hotel breakfasts!!).
If you want the Ritz, or a boutique/glossy hotel go elsewhere. But if you want homely cleanliness that only a lady who used to manage the Sgt's Mess at a Royal Marine Base can provide, then you won't be disappointed. A 'Boot Room' is provided for muddy/wet boots, coats, and doggies.
In our case Room 14 provided the perfect accomodation in the guise of a 'suite' comprising a double bedroom en suite showeroom and a seperate twin room behind a common hall door. and the views from room 14 are fantastic.
For the less able, this hotel has its own rear access to the cliff railway station. The Valley of the Rocks is equally accessible along the relativiely flat and level North Walk Path outside the hotel's front door.

Room Tip: Families will love Room 14. It has two bedrooms behind its front door: a double (+ ensuite) and a twin bedded room. If you also have a dog this room is very close to the fire escape for instant access to the rear garden if they have a 'nightime call' to make. it is also the furthest away from the cliff railway (which runs 9am-9pm during hi-season).

We booked last minute and paid £96 for one night. The location is fabulous and easy to find with superb views out to sea and over Lynmouth, but the room and breakfast were a disappointment.

The decor is dated, as has been said by other reviewers, but this would not have been a problem overall if other things were better. It was very much a case of all the little things added up to build a negative picture and bad value for money.

I had to fix the gravity feed shower valve which was unscrewed from its bed on the taps on arrival. Once I had done this, it would not stay up to keep the shower on. The water pressure was poor and the hot water painfully hot. There is a vanity mirror on a chest of drawers so serves no real purpose. The bathroom could use a complete overhaul, it was shabby and rundown.

Breakfast seemed cheap and was tasteless.

The staff were lovely, and the location is great, but I feel this hotel did not deliver good value for money.

With a couple of days of decent weather forecast, we decided on a couple of days in Lynton or Lynmouth and chose this hotel based on past reviews.

Although at the side of the hotel, our room (room 26 which has an attached room for children) had wonderful views down to Lynmouth and the bay. As others have commented, the decor in the bedrooms was somewhat dated, although it did have a modern TV and also, the bathroom seemed to have been refurbished fairly recently. The only real concerns with room were the lumpy mattress and (as in most hotels) thin curtains, which mean you wake up early with the light coming in the room.

Breakfasts were very good. Nice local porksausages. Also, the vegetarian sausages seemed to be homemade with real vegetables rather than processed lumps of soya.

After a day out, it is nice to sit on the balcony outside the dining room/bar with a drink.

Spent 4 days here during very mixed weather. Very nice place, decor quite dated and furniture not the best, but everything spotless. Good full English breakfast each morning, plus veggie option.

Fantastic location, right at the top of the cliff and near the cliff railway station. Great views but windows in the room quite small. Purportedly a restaurant there but never saw any diners.

Lynton and Lynmouth are really nice but very small and isolated. Walk up to Watetsmeet is gorgeous, with lots of white water and paddling spots for the kids.

Would thoroughly recommend. Stayed on the first Bank Holiday and it was full (which in many smaller hotels can bode a problem) but the service was excellent. The owner was very friendly and helpful. The breakfasts were great too, abd an excellent choice. Room was good, clean and the TV even had an iPod dock. Bathroom was a little small, but not really a problem.
Brilliant views and well located. Very good value for money.
