Rooms clean but hallways dated and doesn't smell nice, not really made to feel welcome and strict rules about eating in the rooms which baffled us! Breakfast was nice but felt really awkward, will not be returning.

We're responding to this review and the 2nd review dated 1/06/14 which was a joint booking.

Firstly we make no apology for the guest house 'smelling' of cooked English breakfast in the mornings, what better way to start the day with a full English breakfast.

Secondly we don't allow takaways in the rooms as in the past we've had spoilt linen from takaways and stained carpets. In all cases guests are offered to eat in the dining room which is appreciated, obviously not in this case. This is mentioned in our guide book, as well as verbally.

Thirdly again we make no apologies for clearing dirty plates once people have finished their breakfasts.

We stand by all our reviews on all web sites, good or bad, as long as they tell he truth.

Stayed here with husband for weekend in torquay. Rooms clean but dated corridors smelt strongly of fried food which is understandable as they serve breakfast this lingered all day more effort could have been made to remove this smell. Brought back a pasty for our tea before heading out and were told we were not allowed to eat in the rooms even though there is no signage saying this. We really felt uncomfortable and felt we had to be quiet. On the plus side the breakfast was lovely no complaints food wise however felt that we were being watched while eating and as soon as you stopped they had taken the plate. When we left we felt like they were glad to be rid of us. After reading all the good reviews and the reviews about how friendly the owners were before hand we felt upset as to how hostile they seemed towards us.7

Me and my other half stayed here for our 5 year anniversary and was very pleased with everything. The people who run it should e proud and are very polite. Within walking distance from the beach and lots of places to eat. The breakfast provided was lovely and the portions were very satisfying. Would definitely recommend this guest house to everyone of all ages

What a great bed and breakfast. A very warm welcome, room was warm and spotless bed very comfortable and all linen pure white. The breakfast was excellent a good choice, well presented and poached eggs were done to perfection. A very pleasant and helpful couple. Debbie and Gary.

For Valentine weekend we decided to go back to Torquay. Angela the owner met us at the door, we were later than planned due to the weather. We were on the ground floor next to the front door so no stairs and next to the dining room so we knew when it was breakfast as you could smell the bacon. The room was clean and the chocolates and and bottled water were a nice touch. There was plenty of choice for breakfast and the cooked breakfast was superb. Def recommend.

Visited Lawnswood for a second time.As usual the welcome was excellent,we arrived early but the room was ready.Heating was on and the room was very clean and tidy.Chocs on the bed,bottled water,tea,coffee etc provided.The breakfast was great,full english together with fruit,yogurts,unlimited hot drinks.Very close to town and seafront.Good parking to the rear and free on road parking at the front of the property.Will visit again in the future.Close to good pubs and local shops.Great location.

Having just returned from 2 nights at the Lawnswood, thought I would share our thoughts. Let's get the not so good out of the way: our ensuite was miniscule, as pointed out in other reviews, the towels were poor quality and perhaps the décor in our room could have done with a little TLC (really nothing major). However, on the positive, the cleanliness throughout could not be faulted and our twin beds were very comfortable. The breakfast was really excellent (yummy!) - freshly cooked, plentiful and well presented - and far better than in many large 4 star hotels. Angela and David were friendly, happy to chat and share suggestions for days out. Lawnswood's location is good and the 3 dedicated parking spaces at the rear of the property was a distinct advantage (although with plenty of on-road parking immediately outside or very nearby it wasn't a problem). We paid £50 per night for our twin room on a B&B basis which was exceptional value for money (in comparison with other Torquay guesthouses/hotels where we have stayed and paid much more).
In summary, is this the best place we have ever stayed? No, it's not. Would we book again? Absolutely!!
