The most enjoyable stay we've ever had, it is on bus route to the town centre, train station & beach, which takes approx 10min. There is a beautiful sheltered garden in which you can relax & the rooms are very spacious.Sarah & Steve are wonderful people they make you feel straight @ home, we will be going

Had room with garden view and able to access garden from room.
Quiet and clean. Breakfast excellent. Nice comfortable bed.
Stayed here as close to daughters and will definitely stay again. No trouble to walk to sea front as flat.

Room Tip: Garden view room very nice and can watch birds in garden.

This B&B is in the heart of the burbs of Bournemouth - a 20 minute walk to town or the bus stops outside. It's on a busy main road but rooms are mostly away from this and we couldn't hear traffic noise in our room. Walking back late at night, it also seemed that the road quietens down. There are a few parking spots on the forecourt of the B&B but possibly there is on street parking around the network of roads if these are taken.

The place is a typical tired B&B in need of some TLC. Our room was a very good size with a small shower en-suite. The sink was pretty tiny with a shelf positioned too low making it difficult to wash your face (couldn't get your head near enough). But OK for a night. The furniture was old fashioned but OK. The surfaces were pretty dusty and the bed quite saggy. The corridor smelt pretty bad, like the place was overrun with animals but we didn't see any during our one night stay.

Breakfast was big but wasn't great.

We found the owners friendly enough if you made an effort too but no, not especially helpful - we just felt like it didn't matter to them whether we were there or not. That's fine if you don't need the business....

Overall a nondescript, average, bland stay in a tired place. Go there if you need to stay in that area for a night because it's convenient but not if you're visiting Bournemouth as a tourist - you can get the same if not better closer to town.

I booked a twin room for one night and paid full bed breakfast rate. I Advised the lady on the phone we would be leaving early as my son was attending a exam locally. On arrival i asked the man who served us if it was possible to get some breakfast for my son left out as we were leaving early, he said yes and confirmed he would sort something out for him. When i went downstairs in the morning i found a locked dining room with no drink or cereal left out for my son. As our Taxi was pulling up the man who was busy smoking in the car park came in and unlocked the dining room and offered us breakfast knowing full well we had to go. When i questioned why he hadnt helped us I was told that customers shoudnt expect the management to work outside there set hours ! He seemed to forget his agreement to leave something out. (Dont expect this establishment to put themselves out in any way to help you ! ) As a result we paid full rate and had to leave without even a drink !! I really wouldnt have taken much effort to provide a bowl of cereal for a child which could have been left in our room even !!

Now on to our room - it had a small shower which was outdated not suitable for children as no thermostat control, water either freezing cold or boiling hot. The room was a reasonable size but the mattress had springs sticking in my back all night and with the bell ringing in reception for people to come in we got little sleep !
Wouldnt recommend ...

You are correct that I said the dining room would be opened early for your son to have some cereal, in fact it was opened but you did not appear until it was nearly time for your taxi,

I stayed at San Simeon last weekend. Booked a single room, which wasn't very big and only had a roof window, but was very functional and clean. The bed was comfortable and I slept really well.
The staff were very kind and helpful. I arrived really late, but was assured someone would be waiting for me and they were.
The breakfast was a wholesome and quickly served.
San Simeon might not be the best option if you want to be close to the beach (it's at least 20 min walk) but is perfect for golfers and a great value for money!

We stayed here on Saturday 25th May during a visit to Bournemouth for a friends' birthday party.
Steve was very efficient on our arrival and explained room number and location, the breakfast times and also gave us a key to let ourselves back in after the celebrations. The room was spacious and clean although in need of a bit of an upgrade - it is a B&B establishment - not a five star hotel! Cooked breakfast was HUGE - we would have struggled to eat it if we had consumed the cereal first!! Ideal short stay location with a bus stop virtually outside to travel into Poole or Bournemouth centres. We would happily stay here again and found it very good value for money

we stayed at the hotel when visiting our son at Bournemouth uni, it was clean ,comfortable inexpensive and the breakfast was wonderful, cereal , juice and a choice of cooked breakfast, which there was plenty to eat, tea or coffee was freely offered. Sarah was very accomodating with our needs although Steve we found needs to brush up on his customer skills as appeared to be a little unfriendly.Very closely situated to all ameneties, we will definalely stay there again and would recomend it to other people.

Room Tip: stay in room number 11 has own en-suite , very quiet and lovely sunny bright room.
