Having just returned from another weekend in Knollsea I find the experience even better than before!
Having now moved to continental breakfast I find that I have eaten much more heathily. The cooked breakfast was scrumptious but the continental even better! Plenty of fresh fruit cereals and wonderful yoghurt as well as hand cut toast.
As usual nothing too much trouble for our hosts and all perfectly clean. Well dine Richard and Helen.

Stayed with Helen and Richard last year and thought our stay was wonderful. Our return visit this year was even better. Knollsea is one of those places you do not tell anyone about so that you can be sure of getting a booking next time. It is far enough out of town to be quite at night but close enough for a gentle stroll to the beach The room we had was capable of taking disabled people. It had its own lobby, wet room and separate bathroom and access to a patio which was complete with table and chairs. The food as always was good and plentiful. Our hosts could not do enough for us. Our number one choice for the next time we visit the area.

We were one of the first families to use Helen and Richard's house for a full week of self catering. It suited the family and the Grandparents on many different levels. The decoration is emmaculate, the kitchen well equipped , plenty of toilets and most importantly enough space to get away from each other!
Knollsea is just far enough out of town to be quite at night whilst close enough for a pleasant stroll to the beach and the Town ,just the ticket for young teenagers!

Just got back from a excellent short break. Hosts Richard and Helen couldnt be more helpfull.Breakfast was good and filling fresh fruit and cereals followed by a frsh cooked choice recomend to all

There's not a lot one can say about this guest house exept that it is excellent in every way.
It was spotlessly clean, and Richard and Helen did everything possible to ensure that we had an enjoyable stay. I lost count of the offers of tea and coffee that they made even though we were only there for two nights and a hospitality tray was available in our room.
Knollsea is in a quiet area away from the town centre, but is only a fifteen minute stroll along the front.
Finding the place was easy and there is plently of parking space. Our hosts provided a first rate breakfast and continually asked if there was anything else we needed.
Richard & Helen helped us with directions as how to walk to Old Harry Rocks and on to Studland Village..............I am still suffering from cramp in muscles that I had forgotten I had!!
Thank you both for a lovely stay. We will be in Dorset again in 2011. If we come to Swanage, We will not hesitate in returning to Knollsea.

Awesome, modern, beautifully (yet simply) decorated house with lovely hosts (Lesley & Richard). Nice big garden. Only downside is that it's on the edge of town, so 20-odd minute walk into town. Strongly recommended!

This small guest house is so lovely. The host, helen, is extremely welcoming and friendly. We were able to choose the time we wanted our breakfast and nothing was too much trouble.
The house is situated on a residential street and there is adequate parking. Our room was on the ground floor and we paid slightly more for the larger room with own patio. The room was large, well equipped with flatscreen tv, tea and coffee making facilities, hairdryer etc. The whole house was beautifully clean and well decorated. Our room had a wet room and a separate loo. Both are suitable for those who may have difficulty with mobility or part time wheelchair users. The room is not suitable for full time wheelchair users.
Breakfast was beautifully presented and I helped myself to fresh fruit salad and good quality yoghurt followed by bacon, egg and mushrooms and proper hand cut bread made the toast. There was a bowl of fresh fruit to choose from as well as various cereals. The tea was piping hot and the coffee came in a cafetiere. With only 3 letting rooms Helen is able to keep a lovely personal touch in the house. Situated under Ballard Down only the upstairs room has a sea view, however this does not spoil the overall ambiance! Halfway between Swanage toen and beach and Studland village and beach the house is ideally situated. We walked to the local 'Village Inn' for supper in about 10 minutes.
