“Friendly and we like faded!”

Stayed in July. All staff very friendly and helpful. In Louisa Lodge, the annexe, very spacious room, very clean, a bit dark but the shade from trees also made it lovely & cool during a rare hot week. No noise at night apart from the odd inconsiderate door slammer. Mattress was soft, perfect for my back and my husband found it comfortable too. Breakfast OK, kippers a bit dry and would have preferred better quality bread. The actual hotel is full of character but bar and restaurant were quiet. Overall very enjoyable stay. We hope to return, would maybe stay more often if not quite expensive. Pity there aren't more offers in the summer.

We've come to Swanage each year for the Jazz Festival and have stayed at this hotel in rooms in the main building for the last three years. We’ve had different rooms each year. All have pleasing characteristics and retain some original features. There is no lift, so stairs to the top rooms require some fitness. Assistance with suitcases is readily available. The staff and management are always helpful and friendly. Friends report good menu and quality and price. (We used the eateries advertised in the Jazz Festival programme booklet.) Perhaps the tariff is a bit high, but the setting and historical ambience is enriching. We have retained a room for next year; 2013.

Room Tip: All rooms in the main building via stairs. The higher the floor = more steps= better fitness?!!

We stayed here for just one night in July. It was a last minute decision to stay here and we were pleased that we were able to get a room in a seaside resort on a sunny weekend - the first of the summer!

The staff were lovely - very friendly. The room itself was of a good size. It was light, and clean enough. From our bed we were able to see the harbour, which was very pelasant in the morning.

The decor felt a bit dated, and to be honest, wasn't to our taste - flowers, shades of pink and so on. But it was clean.

The room rate seemed expensive, but included a cooked breakfast that was good - not the best cooked breakfast we've ever eaten, but not too bad either.

The bed: my first genuine complaint: 2 single beds pushed together does not make a double bed! So, all night we had an uncomforatable zip between us (they'd used one of those mattress covers to zip the 2 single mattresses together) - we hate that! And I had specifically asked for a double room not a twin! The bed was also extremely soft - so much so that when sitting up in the bed drinking coffee I felt like my feet were actually higher than my head, and I had an aching back in the morning.

Our room, as well as having a partial harbour view, also faced a busy road, so there was quite a bit of road noise as well.

Overall, the hotel feels like it needs revamp. The hotel bar feels dated, the restaurant menu seemed a bit tired, so we decided not to eat in the hotel, the grounds outside are pleasant, but again: the galsshouses are in a state of disrepair, which is a shame as it adds an element of shabbiness to the hotel.

it's a shame - the location and size of this hotel mean that it should be sold out on weekends like the one we were there, and it clearly wasn't.

Room Tip: If you ask for a harbour view you need to accept that there will be some road noise from the street...

We come to Swanage each year for the Jazz Festival and have stayed at this hotel in rooms in the main building for the last three years, with lovely views across Swanage Bay out towards Bournemouth and the Isle of Wight. The staff and management are always helpful and friendly, making for a very relaxing stay. The hotel is near the town centre, and very convenient for all the festival venues.

We stayed for a night in July and were put in the Louisa Lodge at the back of the garden. A basic room and the beds were awfully soft and gave us both a back ache next morning. The only other facilities we tried was the breakfast next morning which was good, but my overall impression is that it is overpriced, the lodge is characterless and the beds definitely have seen better days. Disappointing.

Room Tip: Do not stay in the lodge although we cannot comment on the main house!

We stayed here on a last minute booking in December. Can't really comment on the warmth of welcome as there really wasn't one!
We had a great night at our friends wedding across the road though and the bed was very comfortable and the room quiet. We were allocated a room in the new annex as there was a party in the conservatory.
The breakfast was pretty good but the service seemed unnecessarily stuffy.

We stayed here for 2 nights for my partners birthday. We found this thru a last minute booking site and altho we booked direct and still got the discount, I have to say if I'd paid full price, I would have been even more disappointed. First impressions...we have quite a large car and getting into the premises thru the tight gateway was a struggle. The hotel looks amazing and the grounds are well kept and stunning, ideal for the wedding that was booked in for Saturday...which we weren't part of, and weren't told about...as a result, we couldn't eat in the hotel on Saturday night so can't comment on their food, the menu for which looked delicious! We were also booked into a room directly above the conservatory, where the wedding party were - not good planning on the hotel's part I'm afraid...not rocket science and they did have spaces when we booked. Location wise, we can't fault them, they are ideal with just a very short stumble to lots of local pubs serving excellent food, and a short stroll to the beach. The Swanage Steam Railway is literally thru an alleyway, 5 mins walk. The room was on the small side, we've had better at a Premier Inn frankly, and the decor is very dated with quite a musty old smell in the air. The standard double bed was very comfortable and the en-suite compact! Our windows wouldn't open but being above the entertainment, this wasn't an issue! We had fantastic weather but to be honest, I'm not sure I'd come back again. Too expensive for what was on offer, although I do have to say the bar prices were comparable to the local pubs which was a nice surprise.
