A superb location with excellent sea views. This hotel is now a little out dated; but then the price reflects this. The rooms where a good size, with comfortable beds with excellent linen. The breakfasts where good quality with a good range to choose from. And the staff where friendly and helpful. The facilities are a little underwhelming, and the rooms décor was tired but clean. The hotel has updated its communal spaces, but need to turn to its rooms, the bathrooms are tiny. But on the whole, it was a nice enough place to stay, but not one to rave about.

Room Tip: Sea view is worth small upgrade and the second floor seemed to have better rooms than the third floo...

Special deal through laterooms.com gave us sea views for just £30 per head. A swim, hot tub and sauna after the days hard walking along the coast path, followed by an excellent meal represented good value. We even managed to check the next days weather using a netbook as the hotel included wifi access in the price. The staff were polite and helpful. I would highly recommend it!

The staff at this 3 star hotel make it a 5 star, the building is a good quality victorian house, but this head chef makes the difference , the food is out of this world !. the rooms are very comfortable, and a good warm welcome can be absolutly assured. Highly recommended.
a great stay, I will be coming back.

Forget the previous bad reviews! Stayed for 3 nights at special offer rate for dinner, bed and breakfast. Hotel warm and comfortable, sea-view room clean with fantastic outlook of the bay and staff unfailingly polite, friendly and obliging. All food was excellent - we enjoyed the complimentary afternoon tea and mince pies too. Overall, this was really good value for money and we shall certainly be staying there again.

Room Tip: Choose a sea-view room if possible

Special 3 night break £55 per person per night for DBB with sea view was excellent value. Both dinner and breakfast well cooked and presented. Staff friendly and effecient. The room with fantastic view over Swanage Bay was a little tired especially the bathroom, but was clean.
If money was spent on the bedrooms then it would come into the excellent category overall. Parking is a problem but not much can be done about that. I cannot understand some of the really bad reviews put on this website in the recent past.

Stayed for 2 nights at special offer rate which was good value. Brilliant views and perfect loaction. Food was very good and service could improve slightly. This was down to staff numbers, as the staff on duty were very efficient. Would have said this hotel was excellent but what let it down was our room , which was under the eaves. Room was clean and newly painted . The carpet had seen better days and needs replacing and broken furniture should be removed or fixed. With a few more finishing touches, this could be a very nice comfy hotel. Would try it again for a short break.

Room Tip: Go for sea view room.

I stayed here during the summer with my partner and were lucky enough to have fantastic weather. We stayed in a room at the front overlooking Swanage Bay and this hotel has by far the best views in the area. The hotel decor is similar to that of the hotel in Stephen King's `The Shining' and seemed to serve an older geertion of clientelle primarily. The gym was a great addition and the front garden was very well kept, a beautiful way to spend an evening; having a drink, sitting, overlooking the bay. I think it was a bit over priced for what it was but had a good stay none the less. Make sure you book room facing over the bay (for an extra cost) otherwise it seems a waste.
