Great location and views, but room not worth the £160 per night rate. Up in the eaves under a water tank so it sounded like it wa raining all the time. Poor water pressure so shower feeble and 20 minute fill time for the toilet between flushes! Bathroom needs upgrade. Staff extremely friendly but kitchen cannot cope with thoughput. Cooked breakfasts were taking 40 minutes. Other hotel facilities generally good or excellent, but will look for better value elsewhere next time.

We book via a site for sea view room £180 a night. Luckily we got the last of the 13 parking The decor was ok. Chairs in room were down to threads and the table had small coffee splashes down the sides, but other room was very clean - couple of cracked floor tiles in the bathroom. Otherwise I think the furniture is supposed to look like that. The shower pressure was fine in our room. The gym looked well equipped and the jacuzzi and sauna were good. Changing room showers need a clean on the inside door frame. The ceiling tiles over the pool do need to be sat in their frames properly as it looks untidy. The menu on the front door was 24hrs out of date.
DIDN'T APPRECIATE - For dinner on the balcony and were advised that as there was one chef and we'd need to book a time slot. 7.15pm fine. I tried to register our orders for food at 6.45pm I got the reply that my order wouldn't be taken until 7.15 - I felt it was rather sharp response with "as I've already explained"... After a bit of to-and-throw my order was taken but with the proviso that it wasn't being taken downstairs until 7.15!! (It really upset me and we sat in our room the rest of the evening as I felt too miffed to sit in the bar). As it happened - the food arrived a few mins before 7.15.
Breakfast was nice but spoiled by the above incident as the same staff member was on duty.
We weren't asked if we enjoyed our stay when we checked out.
DID APPRECIATE the swift call from reception to say we'd left our jackets behind which wins an extra star.
The hotel has a solid state set of features to put it ahead of its competition (views, pool) but the cost for what is a three star would put me off a swift return.

Okay good points first. We booked a room with a sea view £141 per night for a double!!
The view was great and the room was spacious. The garden / outside area is pretty and spacious and looks out to the coast, that's it no more good points.
The whole hotel felt old, shabby and past its sell by date, furniture in the bedroom was tired as was the decor. It didn't feel welcoming or warm. It would be fine as a place to rest your head but not to spend time on a break away.
The bathroom was tiny and dirty looking.

The cooked breakfast was horrible, processed tasting and unpleasant. However the waiting staff were attentive and friendly.

It felt very overpriced for an old hotel that had had its day. It is by no means grand and we couldn't wait to check out.

The location is great, right on the sea and centrally located. It feels like it needs a complete overhaul.
Not worth the money I paid and a big let down.

went to this hotel for a cream tea that we got as a treat. we were greeted by friendly staff and allowed time to look around the hotel. it has a lovely conserveatory overlooking swanage bay which i could imagine is special in the evening for a meal. The cream tea was generous in its portions but all good. the waitress was attentive and we were offered extra tea. we spent a lovely afternoon chatting and looking out at the sea view. we also walked around the gardens and found a secluded bench to rest for a while. would go back to the hotel to see what a meal was like.

Booked 3 night break as surprise for husband's birthday. Fantastic hotel although it may loo ku appealing from the entrance the inside will make you feel welcome and relaxed. The best room is 103 with fantastic views over Swanage. Only annoyance is the pigeons.

Vast choice for breakfast. Two options for evening meal either restaurant or bar menu. We had bar menu in the conservators which overlooks the garden and views of Swanage.

Afternoon tea was a bargain, £17.95 for two.

Staff always helpful and hoping to go again next year.

Room Tip: 103 for gorgeous views over the bay.
