“Family friendly and clean at good location but overpriced”

Despite of ongoing renovation works, this hotel seems to be popular due to its location (within 10 minutes walk from the beach in Swanage), with large & clean rooms and exceptionally good choice of evening meals but has aging bathroom equipment, awkward position of shower screen in tiny bathrooms, wobbly mattresses that makes it a bit overpriced at £140 per room per night (though the hotel offered a free accommodation and breakfast for our 6 years old child). It also offers a 3 course evening meal at £6+£18+£6=£30 (per adult) and £5+£5+£5=£15 (per child). The hotel’s breakfast included in the bedroom rate could be better.

The room was clean and bed was comfortable , the balcony and sea view stunning . I found the staff helpful and professional . I 'm not a breakfast person so can't comment . Would return and have recommended to friends.

Room Tip: Well if I tell you it will be booked next time I want it :)

We state last night for 1 night.... (Thankfully) we booked a sea view room when we first went in the room was clean and well decorated however it was tiny this was very disappointing as the hotel isn't cheap.... On the evening about 10pm we heard a terrible noise every 5 mins it sounded like a pump or something similar... The night porter was extremely helpful and came to listen we were then moved to room 14 which wasn't a sea view and was very dreary... We didn't get a good night sleep as the bed was uncomfortable.... As for the breakfast it was disgusting! I am quite frankly amazed at the good reviews for it... We ordered a full English.. The sausage wasn't browned at all doubtful it was even cooked... The bacon had literally been put in a microwave for a few seconds... And the toast was burnt... This coupled with a very rude receptionist who didn't give us the time of day I can totally confirm we will never EVER go there again....

We stay at this hotel every year, as it has a great location and fantastic views overlooking the sea. Our room had been recently refurbished, and it looked very good. The breakfasts are very pleasant, with fresh fuit and poached eggs. The manger went to the trouble of phoning us several months in advance to warn us that there would be cliff repairs taking place during our stay, which i thought was a very thoughtful gesture.

we stayed here for three nights.

we had a balcony room (No.18) with wonderful views over the hills and the sea/beach.

bed comfortable, staff efficient and food adequate.

there is work going on with the cliff face which can be noisy but on the whole, the contractors are conscientious and we did not suffer too much!

Room Tip: Room No. 18 has a balcony with fabulous views

My first Trip Advisor review. Booked The Pines because it was rated #1 on TA. Despite having looked at all the photographs on TA, nothing had prepared me for the front façade of the building which is concrete and dated and an aesthetic contrast to the views out the back. For a moment I thought I was at the wrong hotel. This is not a cheap hotel, and an unexpected surcharge of £10 per person per night (adding £40 on to our bill) for the sea view (after having made the booking on TA) did nothing to ease the pain of the first glimpse. The room was OK; small bathroom (I had to take care not to head butt the shower screen when sitting on the toilet), shower over the bath, wonky mirror and in general an amateurish finish to the décor.... but OK for half the price. Plenty of hot water and clean. Shortcomings made up for by the view, which was lovely. As commented by others, the breakfast was fantastic. I was impressed to get a call from the restaurant the first morning to ask if we were attending breakfast as they were about to close (i'd got the time wrong). Never had that before and meant we were able to get our skates on and enjoy a lovely breakfast instead of missing out. By contrast, we arrived back ravenously hungry that night to be told there was no food available because the restaurant stopped serving at 8.30pm. Disappointing that nothing could have been rustled up for us. So there you have it, a hotel of contrasts; awful view of the front, great view out the back; smiley and helpful staff on most occasions but a little thoughtless at other times. Super breakfast with excellent service in the morning, but make sure you are back before 8.30 if you want to eat! One more thing; the balconies are not private and the next door occupants can look into your room if they make a deliberate effort.

Room Tip: the rooms overlooking the sea are a must if you don't mind paying the extra...
