We stayed in a Superior Double Room. The owner, Lee, is very friendly and her full English breakfast was great. Any problems with the breakfast room mentioned by previous reviewers has been sorted because she now has time slots to choose from. Room was big enough, nice bay window looking down to the sea and the Brighton Wheel. Room & bathroom were spotlessly clean every day & the towels were thick & fluffy. Fresh bottles of water were put in the room every day. The only reason I haven't given everything a score of 5 is that it was just let down by the windows being filthy and also the window blinds were a bit shabby. The window cleaner did turn up the morning we left though, so it may not have been the owner's fault. I would definitely recommend this guest house. We were there for 4 nights and the bed and pillows were extremely comfortable.

We were staying in this hotel as it was close to a wedding reception venue we were going to, so we didn't spend much time there during the day but it was very comfortable. Had a lovely welcome, no problems at all with the stay. The room had been recently refurbished and was small but neat. The bathroom was pleasant although the toilet seat was broken.
Breakfast was, again, small and the breakfast room is a bit of a confined space - we were glad we ate later because it might have been a bit cramped. The food was fine and the staff were very polite and helpful.
It's in a great location and just far enough up the road from the seafront and big wheel to not suffer from noise problems at night.
Thanks for a good stay - just what we needed.

It´s quite good for a guest house. The location is perfect, and if you get a good price (ours was 90 pounds per night with breakfast for a large room), and are familiar with guest houses´standards, go ahead and book it!

A really excellent weekend at this guest house. The proprietor could not have been more helpful or professional. Beautifully clean room and en suite. It was only a few minutes walk from the centre but the room was very quiet. Good breakfast, I decided due to my waistline not to have full English each morning (which was really nice) so asked for fresh fruit on two mornings and was given a massive bowl of fruit which had obviously just been made for me (it was delicious). I would certain recommend the Italian restaurant three or four door up and also the coffee, ice-cream and crepe shop next to the restaurant. I left by wallet there one evening and they phoned my wife at home and waited until I went back to collect it. It was returned untouched!

Recently refurbished this is in a good location near the pier and the iconic big wheel. It's a guest house, so no bar, but the attentive owner Lee does a good breakfast in the pleasant room in the basement. The bed was comfortable, shower invigorating and it's all very clean.
It's away from the front so you can escape the hen & stag party noises for the most part.
We liked sitting in the bay window watching the world go by.

Room Tip: The front rooms are on the street and Brighton has parties, but the windows are doubled glazed so do...

we found this a lovely little hotel, me and my fiance stayed on a Saturday night and pay £95.00 +£10.00 to park our car. i think that the cost is quite high in comparison with other places but we as usual left everything last minute and Brighton gets busy on a weekend, overall the guest house is ran by a little Chinese lady who is really helpful, its a very clean place and in an excellent location,the breakfast is quite tasty but we never got offered any toast and for the price we paid was quite disappointed about that, the breakfast room is so small that if you stretched your arms out you would reach wall to wall , not good if the guests all came down at the same time .i would still stay at this place again, the beds are great with crisp white linen., easily recommended .

Room Tip: a room at the front of the building is best for a side sea view.

Upon arrival at this guest house, it wasn't very clearly signeducation and we spent a while circling the one way routes to find it... We decided to call the host for directions, she wasn't very helpful... When we finally spotted the place there was no where to park at all, we were told that the parking was free, yet this was not true we had to pay £10 for a parking permit... We then had to drive around for at least another half hour to find a parking space... Once we found somewhere to park which was about 10min walk back to the guesthouse with our luggage in tow... The host was not answering the door, so we had to call her, (she lives next door).... She then showed us to our room which was lovely, it was clean it fresh, it had lovely touches like chocolates and bottles of water... The host herself was pleasant and we did not get a gob full upon arrival...(although the mood we was in I think she thought better of it) Yes the room was small however it did the job!! :) we then got told that the parking permit was only valid in parking zone C... So we had to walk the 10mins back to the car to check the permit again...was a lot of hassle tbf!!
Breakfast was delicious plenty of it... The host allowed us a late check out at no extra cost...
Overall the guest house itself was lovely, however if you drive here expect to park a distance away...
