Stayed here for one night whilst visiting relations. Our room and bathroom were spotless clean and comfortable but could maybe do with a make over as quite dated and tired looking. Very nice breakfast all cooked fresh with nice coffee. Staff friendly and would stay here again.

Room Tip: If staying more than one might a for a larger room. Our room was called Patchings and was small.

Top class establishment. The three rooms were clean, quiet (all at back of hotel), good tea making etc. and decent towels. No problems with security code entrance, able to contact reception via intercom over room change. Good breakfast, large selection. Definitely recommended.

Room Tip: Get room at back.

Pleasant little guest house, well placed for sea front and town. Everything you would expect; clean room ( a little small, but we knew this when we booked), friendly staff and service and good breakfast. Stayed here for son's graduation (several other families around for same reason!) Handy for an early start!

We had the Hanover room on the first floor for our 2 night stay over this weekend. The room was at the front of the hotel and was spacious and comfortable although a little tired on it's decor. However being at the front friday night was rather noisy with the pub being 2 doors away and they had live music (but then we are in Brighton). Thankfully there were earplugs supplied. Saturday night was much quieter and the earplugs were not used!

On arrival we had to let ourselves in with a security code which is not something we are used to and would have liked to have been welcomed by our hosts. We met Scarlett at reception the following morning she was very friendly.

The breakfast was well worth it! Freshly cooked and very tasty. It was good to know local produce was used.

Kempfield House is well located for all the places we wanted to go and enjoy are stay in Brighton.

We would stay again if visiting Brighton.

We've just finished our stay at the Kempfield House and although the staff there are lovely and the location is great, there were a few things that would put me off a return visit.

The room was only slightly larger than the double bed in the middle of it and the bathroom door didn't close very well so it felt like being in the same room as the person you're staying with.

The bed was a bit hard and the frame was creaky, making quite a loud noise with small movements like moving a leg or rolling over.

The window wasn't double glazed and the noise from the street on Saturday night kept me awake from 11pm until after 5am. We were given earplugs when we mentioned it to the staff which were needed as there is a loud pub at the end of the road and the bin men seem to collect rubbish every morning at 6:30am.

Breakfast was simple and there was a large selection of food to eat, from muesli to a full English, though the hot food was average at best.

Finally, the WiFi connection was non existent for half of our stay which was disappointing.

I think if we had stayed for 2 nights rather than 5 I'd have felt better about my stay, but I'm likely to book a hotel instead.

On the upside the breakfast was very good and the staff were friendly, but the room was small and faded, the toilet seat was broken and the extractor fan very noisy. The towels were grey. If you insist on using environmentally friendly cleaning products, provide coloured towels. For a Saturday and Sunday stay £250 was extremely expensive (including parking permits) for this class of B&B. (It is not an hotel),
If you want a good night sleep, don't stay here. The noise from late night revellers is horrendous. There was no double glazing in our room. It was bad on Sunday night too and the council garbage collection lorries started up when the party noise subsided. I cannot recommend this B&B.

Room Tip: At the back if you can.

I stayed at Kempfield House at the end of July with my boyfriend as we were staying in Brighton Mid week for a couple days. It was a lovely experince, very welcoming and friendly and I loved the dogs reminded me of being at home. Very quite location and what a lovely room, lots of room and very comfy bed :D Very clean and a fantastic breakfast cooked to perfection! I would highly recommend this place and will be staying here again!!
