This Guest House needs modernizing, there's no denying it, however in terms of what I needed it ticked all the boxes. I went to Brighton for work purposes and needed a low cost room, which is what I got. The staff were very friendly. No pretenses here. The breakfast was good, but there are so many places to eat and drink in Brighton, I could have cared less if they didn't even offer one. The location was utterly perfect, i was in the center of everything and on the seafront in seconds. Ultimately I was able to get a good nights rest for next to nothing.

Plus points: It's close to the centre, the staff we met were helpful in finding free parking.

But that's about it. This is somewhere that we definitely wouldn't be going back to. Perhaps the glowing reviews have been given a special room somewhere in the building; but I saw nothing that would convince me that even bearing in mind the price we paid this was much more than the pits.

The first thing that I noticed walking in was the incrusted grime in the public area carpets. In the dining room there's a dark, greasy pathway to the front of the building and the passing of many feet can be seen on the stairs.

Walking into our room (room 3) the first thing we noticed was the slightly odd furniture, the large radiator at the head of the bed, the two singles pushed together to make a double and the quite stern messages about what to do and threats of taking money from credit cards without warning if transgressed. Soon I noticed a light fitting without a bulb, but still live. The whole room smelled stale.

Making a cup of tea - cups and saucers came from four different sets - revealed the first horrors, the stuck together sugar, the solo teabag (fortunately we had brought some) and the milk cartons that were 2 months out of date. I complained about this and was told that they must have been sent a duff load from the supplier; but surely you check these things?

In the on-suite fittings were cracked, the seat on the toilet was held on by one screw and only flushed after a large amount of attempts. The whole room was in desperate need of a new coat of paint and some work done on it. The supplied toiletries consisted of refilled liquid soap containers filled with some pine-smelling green gloop. Showering, we found out that the heat could not be controlled and the shower was too hot to stand in.

Settling down for the evening, we quickly discovered that there was no heating in the room, despite the unseasonable brief fling of easter snow outside. I went downstairs to find someone to complain to, couldn't - but on returning realised that the radiator had been turned off.

By the time we went to bed the room was full of unpleasant cooking smells. Not sure if this was the hotel - or somewhere else nearby. We did have the window closed, so I suspect it was coming upstairs.

Breakfast consisted of a cooked english, made with what tasted like the cheapest ingredients, something yellow and watery that was claimed to be orange juice; and margarine and marmalade pushed into small jars.

I suppose in a cheap hotel, you can forgive breakfast - it was well cooked, but there's no excuse for the grubby condition and lack of attention to detail shown in the rest of the hotel. It also show how farcical the AA and English tourist board ratings are - assuming that it was ever rated. There's nothing wrong with being basic, but this was grim.

Thankfully we only stayed for 1 night...as it was a reasonable price we didn't mind the cramped room, although the furnishings were very outdated. However when we started to settle in we noticed how dirty everything was, there was ALOT of dust and we were not keen on unpacking our stuff and placing it on any of the surfaces. Then we discovered the toilet seat was only connected by the left hand fitting and so was very unsafe. After returning to the room after our evening out we tried going to sleep but were disturbed by the constant beeping of a smoke alarm somewhere downstairs as the battery was low. I tried to call the reception number in the hotel information to ask for it to be turned off, but when i picked up the handset, the whole phone fell off the wall! When i did manage to dial reception, the phone was dead...
As for breakfast, the orange juice was watered down, the tea tasted awful and the food was value quality.
The heating was nice and warm...but you couldn't change the temperature to turn it down?
DO NOT BOOK TO STAY HERE-IT IS TERRIBLE

The rooms are quite crummy and in desperate need of a more modern styling. Our room looked like coming to someone´s old summer cottage where you have put the old stuff you don´t want to use at home. The bath room was very small and completely lacking comfort.The view to the sea and Brighton pier was good, the location is excellent and the breakfast was nice. Also, the manager/owner was very friendly.

The location of this hotel is so convenient for the visitor to Brighton and within walking distance for most visitors. The staff were exceptionally friendly and helpful and the rooms very comfortable and clean. Early breakfast was provided without any problem and directions to parking and hospital clearly given. Would have no hesitation in return visit to this convenient and friendly hotel.

It's just a 5 minute walking from the Royal Pavillion. We just spent 40 Pounds for a wonderfould double-room, with a romantic sea viewing.
From 8 to 9 am, you can taste a very good hand made English breakfast. Oweners are lovely!
We'll absolutely get back here!

I have now stayed at AHH quite a few times over the last 18 months. I have always found a very warm welcome and friendly welcome from the owners. The rooms I have been allocated and are always clean and tidy. Nothing seems too much trouble for the owners to assist. Breakfast is freshly cooked and ample really tasty bacon! The road is quiet and a good nights sleep without noise. I will be staying there again in the near future.
