What a pleasant surprise! Very spacious room with twin beds, TV, desk and wardrome AND a large foyer area (bonus) and a huge bathroom!! The crispest, whitest sheets and a very clean room. Walked to the lanes and shopping area and the pier without much effort. I would definitely stay here again!

Room Tip: We had #107 and it was very nice.

Booked online for a double room with a sea view. The room was so small that you had to walk side ways to get past the bottom of the bed, and the tv on the wall which was fixed at waist hight.on the facing wall. The overall width was 18 inches.
There was lose plaster on the ceiling, which later fell off and on to the bed as we were watching tv, as this was the only way it was possible.
The room we were given was the bridal suite and although very large we had to struggle to close the sash window. There were flakes of paint on the floor and over the tv from the ceiling. When we woke the next morning there were a large number of ants on the table where the tea and coffee making facilities were.
When we informed the young Australian/ New Zealand supervisor, his response was ..Oh right. Without any word of apology or a financial recompense.
I most certainly would not recommend this hotel to anyone and will be pro active in advising people not to stay there. Along with contacting the AA who gave the hotel its 3 * rating.

We have stayed at several hotels in Brighton previously, this was by far the worst, but one of the most exspensive. The Double delux room was very small and the bathroom rail was broken.
The full breakfast was served by polite staff, but the portions were minimum. For the price we payed we expected to help yourself to what ever you wanted for breakfast

Room Tip: Not recomended, top prices paid for minimum service and small room.

We have been on a road trip and stayed in many hotels over the past week. Kings Hotel is the lowest value for money and the highest car parking costs, and breakfast is not even included in the tariff of £190 per night. Nor was there any bottled water in the room! The rooms on the website looked lovely, but our room was small and pokey, with a view of the neighboring hotels brick wall. However, they are clean enough, and suitably decorated. This was very disappointing for the price.

Room Tip: Be specific and ask for more detail about what your room will be like.

A lovely hotel, with a seafront location. We had an upgraded room (501) top floor with dual aspect windows, superb sea views. Reception staff were all very helpful, pleasant and nothing was too much trouble. Would definitely stay here again

We've recently stayed at The Kings Hotel for the 6th or 7th time and we've been really pleased each time we've stayed.

We usually pay extra for a deluxe room at the front of the hotel with a sea-view. These rooms are very spacious and have good sized bathrooms, which we really like. Great location. Staff have always been great. We've spoken to the Duty Managers before now to let them know how pleased we are and they've been really nice too.

Just planning a return trip with our children this time - hopefully it will be as good as all our other stays.

What a find! The west pier end of Kings Rd right on sea front (our preferred end) . Very recently refurbished - lovely top floor room with a beautiful bathroom. Rooms bright and airy. When booking online asked for a seaview if at all possible and we got that which was just super. Will most definitely go back and recommend to others. Very nice staff at reception too. Thanks everyone!
