We booked this hotel for a short honeymoon break as from looking at the pictures on the website, it looked like a very nice honeymoon suite. The website pics are very misleading, everything looks new and modern yet in reality everything down to the dining chairs are very worn and tired. Any money they had available was spent on the reception and bar area. But if you look closely it has been done very cheaply and poor attention to detail. Priced at £195 a night for the suite we went with a four poster sea view room. Can now understand why there aren't any pics on their site of the bathrooms, there was mold around the bath, a very old looking shower, generally very grubby looking. The 4poster was nothing special just 4posts of wood joined at the top with big ugly screws. Due to the lack of cleanliness and cheapness we upgraded to the honeymoon suite thinking it had to be better! The room on the whole was better - larger and more up to date, with a modern bathroom. The shower however had 2heats, cold or scalding hot. Not enough bathing products for 2to have a bath/shower on same day. The large tv is very fuzzy and looked best from the bed. Only hanging space by entrance door which found odd. The ceiling fan did not work and too noisy to have windows open in the evening (also smokers directly below outside) so had a little desk fan. Attention to detail clearly lacked. Cracks and chipped paint, lights not working, chunks of wood missing from dado rail, thin curtains allow light through, holes in curtains, towels and bedsheets. You will be very lucky if you stay in this room and get any sleep. It is directly over the bar so music is pumping into the room from 7am-1pm onwards unless you phone reception to turn it off, it then takes them 30mins to do this. The room above was as noisy, creaking floor boards, pipes when their shower is on and toilet used. The walls and floors seemed paper thin.
Not sure that it deserves the 3*s it has.

Lovely website but a poor hotel.
Booked here for one night for a special occasion.
Were allowed to check in early and reception and staff very nice. Stayed in room 419 and such a disappointment.
Yes it had a sea view - very nice.
Yes it had a four poster bed but felt like an Ikea kit and wobbled all the time.
Room very tired with flaking paint, damp patches on the wall, dirty carpet, grubby curtains, windows only open an inch and as no aircon and a sunny day the room was boiling hot. TV remote control had no back to it.
Bathroom was horrible, grubby, damp damaged and shower controls broken.
One lift which only takes 4 people and is slow slow slow.

For 150 a night for a special room this was such a rip off. Brighton is great but this place is crap.

DONT STAY THERE

Our room looked out onto a leafy courtyard, the room was good for the money. It had a nice feel, foyer was smart, bathroom was fine, bed was comfortable and clean. Lovely big windows.

Enjoyed a two night stay in hotel with my husband. Read all negative reviews and nearly changed my mind at last minute, glad i didnt. Hotel location is lovely and staff very friendly. Double room very big with good side view of sea. Bathroom abit tired with very small shower head, but when we had shower later on we were amazed at the power all washed and scrubbed in two seconds!!! I think people these days expect all hotels to be ultra modern etc, but for the price this hotel is fab!!! There was also plenty of choice for breakfast and nicely presented, everywhere was very clean and tidy would stay there again no problem.

Unfortunately the website is very misleading to actually what you get at the Kings Hotel. We found the staff very helpful, however when we saw our room, with stains on the carpet, mould in the bathroom and a bed you could feel the springs through we asked if we could move rooms. They were accomodating and offered us another room, where the bathroom seemed a lot better, and the bed a little more comfortable, however the stains were still on the carpet. We decided however to stick it out and was looking forward to using the facilities in the sister hotel, only to find out the Sauna and Spa were not in use and under renevation! After a very uncomfortable and hot night (heating was on all night) we decided we could not longer stick it out and ended up leaving our holiday a day earlier than planned. We lost out on our 2nd nights money as we had to pay all the money upfront when we arrived! Never heard of this before as always settled the bill at the end of our stay. So all in all very disappointing, we will not be staying here again!

I stayed here for one night as i was going to a gig in the city and i can't fault it at all, it was brilliant. It was only after i booked it that the friend i was supposed to be sharing the room with pointed out the large number of negative reviews. So although i had seem photos of the impressive lobby i was concerned about almost every other aspect of the hotel and my stay. However i'm pleased to say that i didn't experience any of the bad points raised in other reviews.

I booked a standard twin room, and check in was quick and easy, with very friendly and helpful staff. Unforunately my friend couldn't make it, and i expected to either be moved into a smaller room or charged for an alteration to the booking or something, but nothing was said. Admittedly the layout of the hotel was a bit of a maze, with staircases and odd shaped coridoors everywhere, and the numbering of the rooms seemed a bit questionable. I was in 107, yet had to go up a couple of flights stairs, seemingly on a floor above rooms with higher numbers than mine. However it was all clearly signed, and i found my room with no problems.

The room itself was spacious and very impressive. There was a lot of room around the two single beds, as well as two leather chairs, a desk, wardrobe, tea and coffee set, and a TV. The TV was the only slightly dissapointing aspect. It only had 4 channels, not all of them corresponded to the right buttons on the remote, and the picture quality was a bit poor.The bathroom was a generous size, well equiped, and spacious, so no problems there. However i could hear someone in the next room having a shower, but that didn't bother me much.

I didn't spend much time in the room as i was out during the evening, but i found the bed to be very comfortable and i had a good night's sleep. The other bed in the room wasn't fixed in place, so i may not have slept so well had i chosen that one.

The bar and restaurant both looked very welcoming, but i didn't use either of them, so i can't comment on their quality. Check out was as easy as checking in, with the staff once again being polite and friendly.

Maybe i got lucky with the room i was given, but at £53 for a night, and with a fantastic sea front location, i can't fault the hotel at all.

I would definitely stay there again.

I recently stayed at this hotel with my girlfriend for a night in Brighton. An apparent bargain turned out to be the most ill judged £100 I have ever spent on a hotel. The foyer seems very pleasant and well decorated. This however changes beyond recognition as soon as you walk through the inner doors and towards the bedrooms.

Put simply, our room (304) was grim. It was actually NOT a room but a FIRE ESCAPE. There was a bright green glow in the room all night from the internal fire escape light. This was further compounded by the heat in the room and the inability to open any windows due to the noise coming from the drunks outside.

The room was poorly decorated with flaking paint and stains on most surfaces with the shower area being covered in mould from what appeared to be a leak coming from the floor above.

Just don't stay here. It's not worth the risk ruining what would otherwise be a superb stay in Brighton.
