this really was a fab place to stay cannot speak highly enough, clean comfortable very trendy designed rooms but also well thought out, great friendly staff. free tee and coffee on tap in the reception area , no breakfast on offer but really good places to eat so near hotel .topps is very close to all the things you would want to see and do. brilliant*

Pros:
- Great location with secure parking across the road
- The hotel is family-run and all staff are friendly and helpful
- VERY comfortable bed
- No noise from neighbours or outside
- Comparatively cheap
- Fully refurbished
- Immaculate

Cons (for some people, didn't bother us):
- No coffee/tea making facilities in the room N.B. there is a perfectly good machine in reception which is free for guests, also serving cold water
- No lift, steep stairs
- Aircon was not connected to the power supply in our room but we were provided with a large fan
- No breakfast at all

Perfect stay for those who don't mind being without the luxuries.

After parking in the underground car park over the road we were greeted with a warm and friendly welcome. Our room was at the top of the hotel and was spacious and spotlessly clean. The hotel was in a great location for the lanes, nightlife and beach. Yes it was a bit pricey but I would recommend staying here.

Friendly service, secure entry to the hotel, nice, spacious room with a view over the square - nice touch was the recliner sofa in front if the tv - usually have to watch tv from the bed in hotel rooms so this made a welcome change. Small bathroom but with a good shower. Clean room, clean towels. No breakfast but they do tell you this when you book very clearly and there a lots of places to eat nearby. They have provided a complimentary tea and coffee machine in foyer though which was nice when you get in from a night out. Parking just opposite in regency square - is secure but expensive but parking seems to be expensive everywhere in Brighton. Loses a point because we thought it was expensive for what it was - though in fairness lots of the hotels in Brighton look very expensive at this time of year. Was fine for us but do be aware that a lot of the rooms are up steep narrow staircases which you have to carry your case up yourself.

Room Tip: The spreadsheet on their website seems to accurately describe all rooms

This was our first trip to Brighton and it will not be our last. The hotel is located in a square off a main road. Our room was at the top of the hotel, facing the square. I would definitely recommend requesting a room on the top floor and facing this way if you are a light sleeper. The room itself was spacious and looked newly refurbished. It's a different concept to other hotels we've stayed in as it doesn't provide tea making facilities if that's what you like nor does it have a restaurant. For those reasons, we thought it a little expensive for 2 nights, but it is peak season and there was a festival on.

Room Tip: If you're a light sleeper ask for a room at the top of the hotel, facing the square or sea

All the relevant details of this hotel have been covered in other reviews, so you’ll already know what you’re getting.

My wife and I had a very pleasant two-night stay here on a scorching weekend. Being at the top of the hotel on the Regency square side, we weren’t bothered by either foot-falls on the laminate stairs or noise from Preston Street. So we would advise booking a room at the top on this side of the hotel if you can, so long as you're not bothered by a bit of a climb.

The room was spotless and airy, but I concur with a previous reviewer who said that more substantial curtains would be welcome in order that the room was a bit darker on sunny mornings.

My one real issue (we knew about the no-kettle situation when we booked, so no problem there – we brought our own travel version along) was the positioning of the air conditioning unit. It was right over the bed so, even when you had it on the most docile setting, it poured a cold draught down on you. Having said that, it was extremely efficient and welcome on this hot weekend, but we couldn’t use it at night. It would have been better situated on a different wall where there was still plenty of space for it.

The staff, as mentioned elsewhere, were very helpful and efficient.

This hotel has been (mostly) refurbed in a clean, minimalist, modern style and we’d definitely stay again.

Room Tip: The top of the hotel on the Regency Square side will give a quieter stay.

Location : Great! 5 mins saunter to the beach/bars/restaurants opposite the old pier.

Rooms : Clean, Comfortable but we were there in a middle of a mini heat wave and they got very warm! Air con not currently working. Our room 161 overlooked the Regency Square but we enjoyed the vibe (people milling/picnicing on the park)

No kettle in the room, but a very handy coffee/tea machine in the lobby which also dispensed fresh cold water.

No curtains, just a blind... would have been nice to block out the early sun a little longer!

Overall ideal if you want a place to crash for a short break.

Room Tip: 161, ground floor opposite Regency Square next to the road. probably not great for light sleepers.
