This hotel is not some fancy modern place, but we didnt care, It is clean and had all that we needed, we chose a balcony/seaview room and we couldnt have asked for more, it had a four poster bed, a ensuite bathroom. Yes the seats are low to do your make-up, the tea and coffee supplies were a little megar, but we coped. The staff are really friendly and helpful, although the breakfast wasnt brilliant with its microwaved scrambled eggs, the lady getting fresh toast, teas and coffee pots was lovely. We will definately be going back, it is a smoking hotel and even though we have both now given up, it didnt matter, we would not stay anywhere else now

Room Tip: Book rooms with a seaview and balcony, more expensive option but well worth it.

Stayed here for a friends birthday, they gave us a family room down stairs with 3 double beds which were really comfortable and clean. Staff were lovely, they arranged taxis and rang for table reservations. Breakfast was reasonably good with sausage, beans, toast, scrabbled egg and bacon, then there was cereal and yogurts. Perfect for what we needed. Parking is free but for only about 5/6 cars.

I booked the hotel as a 50th Birthday break for my husband. The room we was given was sea front facing with lovely views over the sea, This is all I can say was nice about the room it was small, outdated decor with the curtain pelmet hanging off, the pillows were hard and lumpy. The bathroom was small, although the shower was good. Tea and coffee was miserly. The cooked breakfast had powdered eggs and was just left in hot tins, no special service and for a £100 a room felt this was poor,

The postive aspect was the receptionist who was very friendly and helpful, its a shame the hotel did not match up to her.

As for the parking, we had to park at Rottingdean and bus back as the meters were too expensive.

Staff are polite and helpful, but that's pretty much where it all ends. Despite the fact it's a first come first served parking, the four mini spaces wedged between the concrete columns, fails to explain that parking in Brighton is completely impossible for more than two hours at a time unless you park at least two and a half miles from the hotel, and can outrun the parking attendants over a 100m dash. Once you are at the hotel for the five minutes you can stay there before sprinting back to re-feed the parking meter, you then squeeze into a lift where the doors fail to meet, are limited to two twiggy look alikes and you have to push the designated floor at least twice and pray that you may get to that floor. As a party we had three rooms, two of which you needed to limbo onto the toilet under the sink to spend a penny or more, lights failed to work in the toilets, and the towels felt like sandpaper (may have been to exfoliate whilst drying!). The water pressure in the shower was good though, but may have been because the cubicle was small and you were jammed against the shower head. Limited to one coffee sachet each, caffeine fix was minimal, and seated at the desk/makeup table meant you could lean your chin straight onto the desk to put on your lipstick as the chairs were so low. Above all, I have had better experience in cheaper hotels in third world countries, and been able to park within an aircraft flight of the hotel. Staff as I started with we're pleasant and helpful, but life is too short to experience The Lanes Hotel, or in fact Brighton again.

We stayed here for 1 night on a Saturday in March 2014. We had a room on the 3rd floor next to the lift, which was noisy! But..... the lift kept breaking down, 4 times on Saturday alone!
The hotel is on the seafront a short walk into town. It does has FREE parking, BUT.... there are only 5 spaces, first come basis. The room itself was very small, but more than adequate for just the two of us for 1 night. The bathroom again small, had a toilet and shower and was all in good order. The whole hotel could do with a little modernization as is quite dated! Having said that, it is very clean and the staff are friendly and helpful.
On the whole, this hotel was just fine for the price can't complain. The bed itself the mattress was bit too hard for our liking but that's a personal choice. However the linen was clean and of good quality.
The breakfast (included) was a continental style with 4 hot dishes (sausages, bacon, beans and scrambled eggs). For the price the breakfast was a bonus.
We would stay here again, just ask not to have a room next to the lift!

Visited some friends for the weekend in Brighton and booked here for a Saturday night. We arrived at 2pm which is check in time to find all 5 spaces at the front of the hotel were taken which led us to have to go and park our car 40 minutes down the road along the sea front. Our room was on the fourth floor right next to the lift (which has seen better days - I would recommend getting the stairs!!). Room was a bit on the small side,was very dated with a creaky bed. We also noticed a large stain on our bed cover. Walls were very thin - I had a terrible nights sleep as couple in the opposite room were having a full blown argument at 4 in the morning and could hear every single word!! We did however call reception after some time who most likely dealt with it as things calmed down eventually. Service was fine including breakfast and location was ideal, however for our next visit to Brighton we will most likely be paying that bit extra to stay in a more modern hotel or travel lodge. We also weren't expecting this to be a smoking hotel, it tells you in the small print however we would have liked to have been made more aware of this as neither of us are smokers.

We stayed at the height of the storms in February for one night, so may not have got the best impression of the place, but the reason I sadly won't return to this hotel is that the corridors and our room were incredibly smokey... maybe I should have read up a little more on this place to realise it was best for smokers, so here is my warning to any non-smokers thinking of staying there.

The first room we were given keys for on the fourth floor was a bit of a wreck in all truth, beach facing on a windy day, there was black gaffer tape all around the windows. Unfortunately the tape could not contain the wind coming through and was flapping around with a strong cold breeze blowing into the room - personally I'm amazed that they even thought for a second we would stay in this obviously unsuitable room when we had paid £100 / night. We immediately went back to reception and were offered three alternative rooms, the best of which was the four poster balcony room, which was very nice actually (it would normally cost extra, but we understandably were not charged). There were the normal typical building issues, one lightbulb had gone, one blew up when we turned the switch, stains on the carpet, the batteries in the remote had run out and the room smelled of smoke, but the room itself was pleasant.

The staff were incredibly friendly here, so it's a shame about the smoke thing, and the building is in a great location near to the pier on the sea front. We couldn't get the wi-fi to work, but it is supposed to be available and there is a hairdryer and trouser press in the room, along with plenty of wardrobe space. The bar in reception is open until midnight, which is very useful, and breakfast is included in the room cost - it's self serve with a decent selection, and again the staff were very friendly and helpful during service.
