stayed here for 3 nights, close to nightlife and the pier, staff were friendly and very helpful. not a lot of choice for breakfast but lots of it. very clean, room was big enough and very comfy. would stay again.

Room Tip: i would go for a sea view next time

I have to admit that I really like this place. Never having been to Brighton, The Lanes was everything I was looking for in a nostalgic seaside hotel. It’s as if you stepped into a time warp and arrived at the seaside hotel in the 1950's or 1960's. I mean this in a good way!

The rooms are clean and comfortable and the staff was great. Everywhere you look there are reminders of the past; from the lobby, to the beautiful dark paneled walls of the breakfast area. They were even playing tunes from the 50's and 60's on the house sound system. (Most of the hotels in the area have undergone awful renovations that make them seem like a chain hotel anywhere - not here.) One of the other reviewers mentioned Fawlty Towers. Not a bad comparison. It has all of the old school comfort of Fawlty Towers, but with good/friendly management and staff.

The only down side is that the Breakfast is mediocre. Both days they had scrambled eggs that looked like they had been made from powered eggs.

The hotel is located a short walk from restaurants, the pier and notable sites. We had a great ocean view room and could see the pier. There is a limited amount of parking and were able to squeeze in to one of the five free parking spaces.

If you are looking for great old school atmosphere this is your place. If you need "modern" Hilton style rooms try the Hilton down the waterfront.

Although we visited Brighton with no plans to overnight, we popped in the hotel and were convinced to. Although the normal rates are pretty high, probably due to low occupancy, they offered a fantastic rate for 3 people and in addition, we were allocated a room with 3 double beds and window overlooking the sea.
The room was recently refurbished, very clean and with all necessary amenities - kettle, coffee, tea, tv et al.
The breakfast was plentiful and delicious with fresh ingredients and offerings from scrambled eggs and sausages to dried fruits and cereals. Also, the coffee was very good (when usually hotel breakfast coffee is always pretty bad...).
The staff were all very kind and smartly dressed.
Although from outside it comes across as a rather old hotel in need of refurbishment, the property is absolutely fantastic, full of character and an authentic English oasis.

Just back from Brighton The Lanes Hotel - hen weekend 23 May 2014. Four of us stayed in room 202 with two comfy double beds with amazing ocean view and lovely seafront location. The staff was fantastic! So patient (26 of us all together :-)) and helpful with booking taxis and recommendation of places to go to- mostly bars for us :-). The location is perfect because you can easily walk everywhere from there! There is a tv and a kettle if you fancy a cupa. Overall amazing weekend with amazing people in amazing place! Sara- I love Brighton! :-)

We have just come back from the lanes hotel, went for our anniversary nice clean hotel friendly staff, well situated just away from the city noise, be prepared for some hen parties but they were good humered, the walls between the rooms were quite thin could here every word spoken next door slept ok though we would use this hotel again.

I'm a bit reluctant to write a review for this hotel, because I don't want other people to find it and book it up! We came with a hen do and got a lovely reception from staff on walking in. Great breakfast, great group rooms, with a real old fashioned seaside feel, with a walnut panelled breakfast room and smartly uniformed staff, which some might find needs updating but I think suits the location, it is the seaside after all! It is a smoking hotel but I didn't even realise this until I was told, there is no trace of smoke anywhere. It was a bit like staying in Fawlty Towers, but with fantastic staff! Always incredibly helpful and polite, a real asset to the hotel, booking cabs, looking up restaurants and bars for us, even providing champagne flutes for our after-bar bubbly at 1am in the lobby! Based right on the seafront it was so easy to nip down to the Lanes and back, and there are plenty of cafes and bars in the immediate area. We all booked in to the Beauty Room and had treatments which was great, fantastic value for money. All the girls had a lovely time and I can't wait to go back and stay again.

The Lanes hotel is located right on the seafront, east of the pier near Kemptown. It could be lovely but needs a declutter and some light and bright refurbishment. The room we stayed in still has the stained dark red carpet, dark flowery curtains, a tiny TV stuck high on the wall, and a cheap open style wardrobe. The bathroom was very dated too. There are plastic flowers everywhere which always fills me with dispair.

However on the good side they are one of the only hotels that don't insist on two nights minimum at the weekend and the staff are really nice and helpful. Breakfast was O.K. except for the poor quality sausages and the really awful ham. I never understand why hotels do this as buying good quality meat products does not cost that much more. For over £100 per night for a double room and £160 for the twin room I expect better really.

If you are very anti smoking this is not the hotel for you as they do allow smoking in the rooms, something I really don't understand as the smell does stay in the soft furnishings however hard the cleaners try. Parking is free but limited.

Room Tip: Be careful some rooms smell of smoke.
