The Lanes Hotel is a mixture of positives and negatives. The location is fantastic, near the pier and a short walk to the beach, it is reasonably priced for the location and the staff are both friendly and helpful. Street parking nearby is £9 per day. Our room was on the small side, but not tiny. However the decor was tired and dated with some unpleasant looking mould in the bathroom, the ceiling light fitting which was dangling by bare wires did not encourage confidence. Te breakfast is OK, but not great, we were advised to come a bit early for breakfast as: "it gets busy and you may have to wait otherwise as everything is cooked to order". There is no way my breakfast was cooked to order, it had clearly been lying in an oven drying out, whilst being kept warm for a fair while. Whilst I appreciate that a busy hotel may well bulk cook things then plate them as required, don't say that things will be cooked to order, when they are clearly not. Overall if you want a cheap place near the sea-front without much luxury, but is clean then this is the place you want, if you're looking to treat someone with a weekend away then it isn't.

Great seafront location with view of Brighton Pier. We stayed in a room with a seaview and balcony to celebrate a special occasion. Staff were polite and friendly and the reception is 24 hrs (good for those planning a late night). The accommodation was clean although rather dated, however this is a Victorian hotel so anything too trendy would have been out of place. Having said that it could have done with some attention to detail on a couple of minor repairs. This is its only fault as the breakfast and service were very good. There is also a bar and lovely lounge area.
We had a great time in Brighton and enjoyed our stay at The Lanes as it was perfect for an anniversary. I would thoroughly recoommend the hotel.

The location of this hotel is superb and I had booked a sea-view room which was extremely pleasant but unfortunately the noise from the road was quite intrusive at night so I would ask for a side view room next time. I agree with some of the other reviewers that the decor and furniture is on the dated side. There were problems with windows not opening and closing properly which was a little frustrating, and silly little things like the loo handle kept hitting the top of the cistern which didn't fit properly, no proper shelf in the bathroom, a very low dressing table which looked like someone had sawn the legs off and shabby doors. Having said that, the staff were very friendly and helpful, the breakfast was excellent and it was very good value. Parking was fine with spaces along the road for £9 a whole day and free between 6pm and 9 am. A very good bus service goes from opposite the hotel into the centre although it is within walking distance anyway, but after hitting the shops it was nice to take a bus ride back! This Nice little hotel has the potential to be a GREAT little hotel with some TLC, time and money spent on it.

Fair enough it was a 'cheap n cheerfull' hotel, but even still the hotel was poor. The front desk staff were friendly and helpfull, letting us leave our bags in the hotel before check in time and all day after check out time, but thats about as good as it gets.
The room wasnt very nice at all. The ceiling was stained and mouldy in the bathroom, the lightshade was hanging on by 2 wires, which were all exposed (dangerous), the window was single glazed and didnt seal properly, so when your on the 4th floor it felt like you was sleeping outside! The decor was stuck in the 1920's somewhere, and the room we had looked nothing like the website photos or the photos outside the front of the hotel!
To top it off as a baked bean hater, when your stayin at a B&B and you want a nice fry up without beans, it doesnt seem to matter if you ask for no beans, they'll smother the plate anyway.
Overall the hotel was poor, and was not in a great location, 10 minute walk to the pier, so wasnt really worth the money. I wouldn't stay here again and wouldn't recommend it.

I booked this Hotel last minute, and found them very helpful and pleasant! It was clean, the room was large and had everything in it that you would need, the staff were friendly and as it had its own bar and outside space there was room to relax with a glass of wine or 2!!

Booked this hotel as a last minute deal, room was at back of the hotel and was extremely clean. Not being a modern hotel the floors were very squeaky and it's noticable when someone is in the room above, also although netting was up at the back of the hotel to stop pigeons, they still managed to sit outside and flap around. However, the staff are all lovely and for the location the deal was good for a very busy week.

It was 11.45pm and we thought we were going to have to sleep in the car! Everywhere else we'd called at were either booked up or expensive. This place dropped the usual price to £50 for the room for the night, and what a surprise and absolute treat.

The room was large, very clean. It also had a nicely done en suite and a plasma screen tv on the wall which had plenty of channel choice, unlike the usual mediocre selection. It had masses of information in the room on attractions in and around Brighton.

We were lucky enough to get free on street parking but were advised to move the car before 9am.

And the breakfast was fantastic.
