“Just perfect”

I came here with wy wife and my daughter who is going to study at the University of Sussex .. We took the opportunity of an open day at the uni to spend 2 days in Brighton as a pre-instalation for her ( we are a french family ) . We had chosen The Twenty One because of their tripadvisor ranking . We definitely agree with our fellow travellers.
1/ Wonderful help and hospitality from Mat and Andy
2/ Lovely rooms. Perfect accomodations;
3/ Gorgeous and plentiful breakfasts
... What else could we ask for?

We have been to Brighton many times before and have stayed at various different hotels, B&Bs and apartments. This is without doubt this is our favourite place and the most fantastic place to stay. The location is perfect - just near restaurants and bars in Kemp town and 5 mins from the beach. We stayed in Room 5 which is a lovely bright and airy room. Breakfast is fantastic, there is so much choice. But the thing that stands out which makes it such a nicer stay than anywhere else is the thoughtful extras and the service - glass of wine on arrival, water in the fridge, suprise treats left in the fridge on our second day, lovely toiletries and Matt and Andy of course . Fantastic place and cant wait to return.

If it were possible, I would award Matt and Andy six stars all round; they are not the number 1 b&b in Brighton for nothing. The attention to detail is amazing; nothing is overlooked - and it starts as soon as you arrive. We were offered wine, beer, tea, biscuits and/or fruit on our arrival, while Matt took most of our possessions to our room. Our room (top floor, room 8) was many stairs away, but after a Twenty One breakfast, you do need the exercise! All was cooked to perfection, plus there was a huge choice of buffet style ingredients, and an array of fresh fruit including lots of berries, all served separately so that you can have exactly what you like.
When you come in after a day's sight seeing, there are complementary drinks available (both alcoholic and non-alcoholic), plus your room is awash with biscuits and cake!
The place is spotless, and our bed was huge and very comfortable with crisp, white bedlinen and towels changed daily.
I would recommend that you have a larger room if you can, as the extra room makes a lot of difference. Also try for a front room, as they all have side views of the sea, whereas the back rooms face the backs of other houses.
Sleep quality is good, front or back as Charlotte Street is a quiet place. The occasional late night reveller went passed in the small hours, but in our week's stay, I was only woken twice, and wooden venetian blinds plus thick lined curtains, keep it dark.
Matt and Andy are lovely guys, very chatty and helpful - and an excellent foil for each other. We had a great time and some laughs - and are planning a return - after so much pampering, I wouldn't think of staying anywhere else.

If you stay here, check out the picture of the Mona Lisa halfway up the stairs - I think she eats too many of Andy's breakfasts......

My boyfriend and I stayed for two nights at the Twenty One, and could not recommend it enough.
My boyfriend lived in Brighton for three years, so we weren't familiar with any of the hotels in Brighton but decided to go to the Twenty One after reading reviews, and we weren't disappointed. Matt and Andy made us feel very welcome - everyone mentions the little treats that they leave in your room, and they were incredibly generous.
We stayed in Room 8, which was well worth the climb up the stairs to see the sea from the window. The room was beautifully decorated, a brilliant size for our short stay and incredibly clean on arrival. The hotel is located down a quiet street, but still close enough to wander into the centre of Brighton for local amenities.
One of the best things about the stay was the delicious breakfasts on offer - the full Sussex is scrumptious, as is the smoked salmon bagel! Yum.
We will definitely be staying at the Twenty One again!!

Matt & Andy run a wonderful guesthouse. I am in agreement with all the positive accolades already written here. Highlights for us were the delicious melt in the mouth smoked salmon & the chocolate strawberries. So many little extras have been thought of by Matt & Andy which make this a special place to stay. Could not contemplate staying anywhere else if heading to Brighton again. Thank you.

Awesome relaxed stay ..a breakfast to die for .. generous extras.. a prime location .. superlative place to stay and enjoy all that Brighton has to offer, Matt and Andy fantastic hosts!
