Stayed here during Brighton Marathon weekend and it was great.Very comfortable, great value and decent breakfast. Excellent price and welcoming hosts.

Would definitely stay again, hopefully next year, if i'm able to run this time!

Guest house was very nice and room albeit it small which is expected for a terraced house had all mod cons and extras you would expect for the price. The owner was very knowledgable and informative but the pre stay instructions were a bit over the top with a list of does and don't that we found not very customer friendly. Good advice with the parking though. My only reason for not marking very good was the breakfast was quite disappointing for the price of the room at £110. We had the full English and yes it was filling but very much catering standard and portion control down to the toast even was very much in evidence. Nice stay and visit to Brighton and the fact the guest house was full shows it is very popular

Thank you for your average review and faint praise. It never fails to surprise how some reviewers book a small guest house and then gripe after because it wasn't enough for them – especially when they demand an early check in, parking to be organised and only want to stay one night at the weekend.

Naturally after 15 years running Brighton Pavilions we are knowledgeable but this also means being conscious of problems that can arise if a guest is not made aware of our and their responsibilities. We assume the ‘over the top unfriendly pre stay instruction’ was a request for the guests' estimated time of arrival – which we require to ensure the room is ready for them on arrival and to protect them from being left on the street if they arrive unexpectedly. This check in by appointment is the norm for small B&B’s in Brighton, but if it is too demanding then just book a hotel with 24 hour reception and pay accordingly. We also send terms and conditions that set out cancellation policy, check-in and check out times, breakfast times and penalties for losing keys, smoking in the room or damaging property. Nothing abnormal or unfriendly about that, just common sense which has actually been copied word for word by many of our competitors.

Lastly, £110 is not expensive for a four star B&B in Brighton, especially for a Friday in the summer (check it on TripAdvisor) but I am sorry that you found breakfast disappointing for the price. Our breakfast is however, largely cooked to order using fresh or top quality ingredients, which is quite challenging in itself when catering for up to 18 breakfasts at a time. The comment about portion control is just nonsense. Every hotel and B&B in the country has portion control – it’s there to cut down needless waste. If anyone wants anything extra on their plate then they only have to ask and they receive it. We limit the initial rack of toast to 4 slices per couple so that it does not have time to go cold. Guests are invited to top up with as much HOT toast as they want when that has gone, but I guess if you already have a gripe about portions then nothing is going to satisfy you. Strangely you fail to make mention of the 7 types of cereal, fruit yogurts, grapefruit or porridge that were on offer at the same time. We know we can’t please everyone all the time but we give it a damn good try and, after 15 years trading and being in TripAdvisor’s top 10 for more than 10 years, I guess we must please a lot more people than we don’t.

Lovely friendly welcome for my husband and myself. The owners Ken and Phil were away for the weekend leaving Jorge and Ximo to run the hotel. Couldn't fault the hotel or hospitality. Clean, friendly relaxing atmosphere. Brilliant breakfast and nothing too much trouble for Jorge or Ximo two very hard working men who seemed to have every thing under control. Highly recommend this hotel.

A great traditionally 'Brighton' hotel in vibrant Kemptown located in a
peaceful street close to the beach. The hosts are friendly and nothing is too much trouble. Although we had visited Brighton a few times before Ken and Phill gave us some great tips and recommendations which made our visit even more enjoyable. With so much choice of accommodation in Brighton it can feel a bit of a lottery at times, at Brighton Pavilion Hotel there is no such gamble and the price is reasonable too.
We would recommend this hotel to anyone wanting to enjoy the best of Brighton.

Once again a lovely stay at Brighton Pavillions, we were celebrating our anniversary and were made to feel very welcome and important. Service was excellent and very unobtrusive. Ken and Phil are excellent hosts and we are very much looking forward to visiting again soon. Would strongly recommend to anyone visiting Brighton. Kemptown is a great little area in its own right, with friendly pubs, cafes, shops and restaurants. Sad to leave!

I had the most wonderful time here at the Brighton Pavilions, as I was travelling with my little girl age 7 we stayed in the family suite, bed was really comfy and room was great too, lots of little extras like chocs in the fridge ( all complimentry !! ) cooked breakfast was excellent, and both Ken and Phill made our stay very welcome so much so my little girl wants to move in !!!! Location is great as your so close to everything, the beach is at the end of the road, and Kemptown is so charming and quite too. Will definitely return !!!

We loved this place - pretty room, perfect Kemptown location - everything walkable but also quiet - super friendly owners, fab breakfast at really friendly times to accommodate a nice lie in! DVD library was a lovely touch - as was complimentary mini bar with soft drinks and snacks. Great value for money - all good!
