“Bright location and good service”

We stayed 4 nights in this well located hotel with good service. Because of teh rather long stay we had opted for a superior deluxe room (Venetian suite) and were not disappointed: Balcony with chairs to sit in the evening sun with a view on the sea and pier and New Steine square. Also a lounge chair and simple armchairs in the room. Exuberant bed decor in style with the rest of Brighton!
Very good breakfast, apart rom the menu, you can ask whatever combination or special wishes. The staff is very forthcoming and helpful.
Of course it is a small hotel, no elevator or large reception.
The only downside was the dim light in the small bathroom, despite the fluorescent tubes installed in the mirror. The sink did not look very clean, but may be it was due to its age.

My boyfriend took me here as a romantic gesture and it didn't disappoint. It is very close to Brighton pier and the Brighton eye so if you want to spend time at the beach its a fab location. Its literally a 2 minute walk away! We decided to get a bus as we come from Eastbourne and it was convenient! The hotel looks very quaint from the outside. We were greeted by the receptionist and she was lovely, she told us all the necessary information and was very helpful. She made it clear that she here to help with any queries we have and would do what she could to help us but never came over as pushy which can sometime happen in a B&B. She took us to our room which was the Venetian room (the one I wanted) and I was not disappointed! The bed looks so grand as you walk in and is a real centre piece. The bathroom is small but has all the necessities you would need. Lots of space in the room and we had a balcony which was an added plus! There's a mini bar which is filled out with goodies that you pay for at the end of the stay, quite pricey but a good idea as we did get thirsty and fancy a lemonade and a beer so was convenient. Also they have put together a really helpful guide that are placed in the rooms. Has information about Brighton and general info about the hotel such as wifi passwords and therapy prices.

Lots of restaurants and bars within a 5-10 minute walking distance and the main shopping area of Brighton is only a 15 minute walk away with lots of lovely sights on the way such as lots of shops, big fountain and pretty gardens.

We had breakfast the next day which had been included. Was a nice breakfast with the only slight disappointment being that there were not hash browns or beans. Also, we wanted to go shopping the next day but needed to be checked out by 11 so the man on reception that morning said we could keep our bags in a room by reception which was really handy.

Overall, we had a lovely stay! Hotel was better than we expected, staff really friendly and a good location. Would definitely come back again, maybe try out a different themed room :-)!

Room Tip: Venetian had a balcony which was a lovely added touch!

We stayed at the Sea spray hotel for one night as month. We were looking for a dog friendly hotel very last minute and stumbled across this place. The staff were incredibly friendly and welcoming and we had a lovely room on the lower ground floor. Our Lurcher was allowed to stay and was made to feel very welcome, even getting his own dog bowl :). The bed was super comfy, the room and bathroom were spotless and although we didn't have a view, the room was light and airy. The breakfast was probably the best part for us, included in the price, it was all sourced from local producers and was absolutely delicious!!
Highly recommended!!!

We had a really lovely stay within this hotel. It was simple and clean! The staff were very friendly and helpful also. We would definitely stay again. We especially liked this stay as we aim to support the independent family run businesses and this definitely did that!

Room Tip: All rooms are themed. Ours was 'Hove Actually' which was lovely.

We booked here for 1 night and for £200 I was expecting something a little bit special. Our suite Little Venice was very roomy......and beautiful windows from floor to ceiling which was lovely as I like light airy rooms. The bed I thought was meant to be a king size......but really it was a double....and the baroque fancy bedstead although looks impressive....is more like a plastic frame. The balcony rails and window frames were chipped and the carpet was an unpleasant yellow in colour with some stains on it.
The bathroom although small was much more in perfect condition as I believe this has been refurbished.....although the water in the sink took forever to disappear and the toilet flush isn't powerful enough!
Beware, there is no AirCon in this room, which meant we slept with the windows open, which is fine, although as this room faces the square, you then have to endure the drunk antics of people walking or stumbling by up until 4am!!!
Very disappointed that within 15 mins of being in the room......the music that was already on in the room, I turned slightly up......to receive a phone call from the lady at reception telling me to turn it down as it was disturbing other guests??!!! Then why install ceiling speakers in the bedroom and bathroom, if we can't even hear it??? Yet they advertise this as a feature for this room........and the telling off for using it.....clearly wasn't advertised!! I felt like a naughty school child.....and I feel the real problem is the terribly thin walls and squeaky floors in this place....I could hear everything from the room above.....and I'm sure they could too! Breakfast was very good, the young lad that served us was very pleasant and accommodating and the breakfast lounge was a nice area to enjoy that. Maybe one of the penthouses would be worth a look, but for me personally, this room was overpriced and noisy and needs some TLC spent on it. A nice modern coffee maker would be a good touch....other than a kettle! A CD player is a bit old hat these days when in some Soho boutique hotels....they install Bose IPod sound systems!
Apart from that, the location is very good to some nice restaurants and bars and there is a beautiful view of the pier from this room. I've stayed in a few boutique hotels now in London and on the South Coast.....but not sure whether I would stay in this one again, as I really don't think it lives up to the price tag.

Room Tip: Little Venice has the view.....and the space, just pack ear plugs if you want the windows open! And...

Don't stay here if you want to get some sleep! We stayed in the Manhattan suite and there was a loud motorised noise coming from adjoining room which meant children couldn't sleep. No interest from staff in problem even though they acknowledged the issue when we called them out at midnight, and no response from subsequent email . Have never written a review on a site but making an excecption due to the awfull service and overblown price for what is just a B+B with a couple of pictures on the wall. Save your money and stay in a B+B or do what we did and spend a little more and stay in The Grand.

The staff gave us a nice welcome on arrival and were happy to provide us with help and advice. The hotel was very comfortable, if a little tired in places (e.g. the ground floor loo). We had a very good breakfast and had a happy stay.
