I stayed at a similar establishment nearby several years ago and felt let down (long story). My stay at Brighton House, on the other hand, was exceptional. Very friendly, very well organised hotel. The room was maybe a little small - it was a single room without a bath (I actually would have liked a desk) - but the location is good and quiet. Wi-fi signal is strong and is free. Best things; the service and definitely the breakfast. Quality and quantity of foods was outstanding and a very relaxed atmosphere at breakfast, with the daily newspapers available to read too.

One of the nicest hotels I have been to. Genuinely welcoming and charming staff. A lovely calm atmosphere with the biggest most comfortable bed! The rooms were tastefully decorated with a lovely view from the bed! Nicely situated with views of the sea and close enough to good restaurants and pubs and Lanes without being noisey (avoid the Lebanese restaurant). The fresh cake in reception is definitely worth a try. Highly recommend.

My partner and I wanted to get away from it all and have a relaxing and pleasant overnight stay at a guest house. Brighton House delivered over and above both of our expectations. Helpful and welcoming staff, good sized room with an en suite bathroom complete with roll top bath. The buffet style breakfast is not to be sniffed at either, forget the likes of Premier Inn or Travelodge offerings this one blows them away. Thank you very much Brighton House for a great stay we will see you again soon.

SERVICE SECOND TO NONE. As soon as l arrived l felt welcome, secure and cared for. Carl and his charming staff cannot do enough for everyone who stays. On leaving for my early flight Carl packed me a picnic to take.
Room 35 a quiet large suite with 4 poster, fireplace and huge bathroom with Victorian tub is really worth having even if travelling solo.
The bed is so mega-comfy that after a long day on foot l did not want go out again.
The sun magically streamed into the room first thing.
The hotel is very warm and cosy.
The huge choice for a healthy delicious breakfast is unbelievable, served on immaculate linen in a delightfully decorated period dining room.
See website photos courtesy of feline janitor, Mr Watts who everyone adores and rules the place with an iron paw.

There are also naughty chocolate croissants, butter croissants, 6 Tiptree jams, peanut butter, cold meats, soft boiled farm eggs, and kiwi fruit salad.
Every nationality will find their favourite inc fresh decaffeinated coffee and non dairy milk.

Homemade cake waits in the lobby for guests to take up to their room. Email your own recipes to Carl in advance!

IDEAL LOCATION just a step from the biggest shopping Mall, the seafront and all the attractions.
PARKING right outside in the square safe but expensive.
Only hire a car locally for excursion days. Car NOT necessary nor possible in town centre.
TRAIN to/from Gatwick airport easier.
Congratulations to Brighton, its the happiest vibe and the most helpful atmosphere l've encountered.
l had the happiest birthday ever, thanks to this hotel and everyone l met in town.

Stayed on a Saturday night in March. Arrived early @ midday and the hotel kindly offered to store our luggage until we could check in at 2pm.

This is a place for couples and families, not riotous stag and hen does.

For those not visiting Brighton before car parking charges are high. The good news is the car park is right next to the hotel but the bad news is it will be roughly £25 for 24 hours.

This hotel wasn't cheap and I don't usually pay this sort of price but for a Saturday night in Brighton you will not get much of a bargain. The hotel is 3 mins to the beach, 12 mins to the pier and about 10 mins into the centre so a great location although not overlooking the sea.


The room we had was 35 which was at the top of the first flight of stairs. We had reservations about this as every person who comes in or out of the hotel would walk past the room but actually it wasn't that bad and the room was spacious with a 4 poster bed (err creaked a bit) and a large bathroom with old style freestanding bath. The shower was one you have to hold from in the bath so if you prefer a nice relaxing shower this probably not the room for you. The room was very clean. Our room had a room facing inwards but that did mean it was quiet when the window was opened.

A good nights sleep followed. The hotel was quiet overnight due to very respectful clientele. Breakfast was a very healthy buffet with fish, fruit, cheese, fresh bread, toast, soft and hard boiled eggs. Have to say I do like a cooked breakfast but this was a very fine alternative and served late until 11am (check out time)

Hotel staff were pleasant and even emailed that evening to say thanks for staying and they hope we had a pleasant journey home.

I would not hesitate to recommend Brighton House, it's not cheap but it's very cheerful and the location suits.

Unfortunately parking can be tough in Brighton. Something we, and other guesthouses and hotels, have continually brought to the attention of the local council. We do advise guests of nearby secure parking if they inquire which can bring costs down slightly. Hopefully, if you come back to Brighton, we can help you to make less costly arrangements.

Just returned from a lovely stay at Brighton House. We were welcomed by Carl, Oliver and Mr Watts the cat, warm welcome and lovely guys .We stayed in the super king room with balcony. Stunning room with the BIGGEST bed ever, lovely high ceilings and a great view of the square. Breakfast was nice, pretty much everything you would want from a continental breakfast. l would highly recommend Brighton House and we will definitely be returning here on our next visit to Brighton.

Every time we come over for a short bussines trip, we like to stay in Brighton house.
It is always a welcom arival with friendly staff and nice rooms. After returning from bussines going to your room with a part of the freshly bakked cake en a cup of tea feels like home. The even have gluten free bread for my wife's breakfast.
