As others have said, ignore the negative comments! This hotel may be old fashioned and not 'boutique' but it is spotlessly clean with daily room service and a friendly manager and staff. The Georgian bay windows have a superb view of the sea and overlook a lawned square and the Promenade, which minimises traffic noise from the King's Road. The excellent self-service cooked breakfast is replenished frequently and there are good supplies of fruit juices, cereals, cheese, yoghurts and fresh fruit. Staff cook toast to order. Meals at the adjacent hotel restaurant are of a high standard and are also available via room service. Hop-on-hop-off buses to the superb shopping centre, the Pavilion, the Railway Station and to the Downs are just across the Prom and there is safe sea swimming near the West Pier. At £55 per night per room what more do you want? Modernising it would lose the character and increase the prices!

I stayed here at the end of June 2013 for my Hen Weekend and i can honestly say that i cannot fault this hotel one bit. All the staff are friendly and very helpful. Our rooms were cleaned daily with fresh bed linen and towels each day. The view from our rooms was fab and its in a fab location! The hotel was spotless, and the breakfast in the mornings was lovely. Cant complain about anything. Ignore the negative comments people!

We stayed here at this hotel as part of a hen night package we had booked through an online company. Admittingly, when we arrived we were not overly impressed with the look of the hotel. It looked like it needed a clean and there was some bits of mould up the walls in the corridor. We decided that as it was only a place for settling our head down then we would see it out.

We soon discovered that appearances are deceptive!

We were greeted in our room with complimentary toiletries and towels. After our first night everyone commented on what a cosy nights sleep they all had. We went down to breakfast-and loved it!!!! Breakfast was the highlight each morning ;)

On the last day we ate at the regency restaurant next to the hotel. Again, the food was gorgeous and lots of it-we all slept during the journey back as we were so full ;)

Location wise this hotel is pretty good. Its further down the strip of the kings road so not right in the centre of all the clubs and celebrations. However, it is only a short 5 minute walk to all of these things or a 10 minute walk to the many many endless shops, stalls and side street boutiques. We found a bar (woo woo) connected to oceana club which did buy one get one free cocktails if you like that sort of thing-this became our main haunt for the weekend.

as an overall review I would say this hotel is lovely for at most a couple of nights stay, however, if the hotel sorted out a revamp, a thorough clean up-in every nook and cranny, and replaced the lift for one not from the 19th century then this would make for a very lovely hotel.

This is a basic but beautiful hotel in a converted building on the seafront. The location is ideal - only about 10 minutes' walk to Brighton town centre, and just opposite the old West Pier (about 10 mintes' walk to the Brighton Palace Pier). I've stayed here a couple of times. The rooms are spacious and clean, the breakfasts are good and the staff are friendly. Although the place is not as flash as some hotels, it is perfectly clean and you'll have a good night's sleep. Excellent view of the sea from the rooms. Will be back.

Stayed at Beach Hotel for a stag weekend.
Location was great, as you are close to the beach, the pier, the Lanes, bars, restaurants etc.
We had two quad rooms and a single. Rooms were all rather basic, but great for what we needed. All rooms had a flat screen TV with free view on it as well.
The hotel itself looks like it could do with a renovation, as it all looks a bit old and dated....but as I said, it was great for what we needed.
Breakfast was lovely. Choice of full English, Cereals, Fruit and Yoghurt.
Staff were friendly and easily approachable.
All in all a good stay.

Very clean hotel, staff was very friendly, for what we payed was excellent as had views of the sea. Check out time is 11 which is handy so u don't have rush about in morning. This is our second stay at the hotel and we will be back very soon

The hotel was a stone throw from the beach . Basic but very good location . Friendly and helpful staff . Shops , pubs and night clubs only 5 minutes down the road . Worth a visit but don't expect luxury .
