have stayed at this quaint lovely hotel 4 times and im about to go back 12 oct again , such lovely staff, breakfast is very good ,rooms are lovely huge, cosy and clean ,situation rt near the beach ,fantastic place ,

Friendly staff, clean bedding and comfortable beds. Decor not brilliant. Breakfast adequate. Good value for money. Well placed for shops and restaurants. Lots of scaffolding up at the moment - hopefully some renovation is going on. Has the potential to be so much more but would need a lot of money spent on it.

This hotel is only a 2-star hotel, so we weren't expecting much, but it was certainly adequate for a 1-night stay in August. 1 double and 2 twin beds was about £65 including breakfast, and the hotel is directly across the street from the beach and about a 15 minute walk to the historic pier and The Lanes shopping area.

There is an underground parking garage in the square where the hotel is located. Parking is an additional fee, but certainly convenient and a better price than other centrally located parking garages. The only complaint I have about the parking garage is that the stairwells are used as bathrooms by certain people, perhaps drunken revelers at 3am. The doors are locked and access is by parking ticket, so it must be mostly people using the garage. I would recommend that they be hosed down with bleach on a regular basis because we had to hold our breath to get to our car!

Other than that, the hotel was clean and had hot/cold running water. For the whole family to wash-up on the same evening, we never ran out of hot water. The bathroom/washing facilities appear to have been updated recently and were certainly acceptable. Clean towels and complimentary shampoo and ironing board were provided. TV, room service, phone, and complimentary tea and instant coffee were also available. There is no WiFi in the rooms, only in the lobby. On my two attempts at getting access on my iPad I had no luck, so I wouldn't expect much in the way of WiFi. There is a public computer in the lobby that can be used for a small fee if you are in desperate need of WiFi, but there are some nearby bars and restaurants that provide free WIFI for customers.

The bedding and decor looked fairly new and clean, but the hotel was built in Brighton's "heyday" so the floors were quite slanted; old windows and rickety stairs to get to the top floor rooms - about 5 or 6 stories high. There is a lift, but it is very small and has one of those gates that you close to operate it. We opted to walk up the stairs which takes about 5 minutes to get to the upper floors.

The breakfast was okay with cereals, fruit, cheese, sausages, eggs, coffee and juice -- nothing spectacular except for the Red Leicester and Double Gloucester cheese in individually wrapped packets, but it was certainly good enough for a quick breakfast before heading out on your beach adventures.

For comfort, long stays (more than 2-3 days) and WIFI access, I would recommend a different hotel, but if you are looking for a bargain with adequate facilities in an excellent location. I highly recommend this hotel.

This hotel is cheap for Brighton,£65 for a side sea view double with full breakfast in August for 2 people is great value.15 mins walk from the Lanes and the pier. Parking on the street or in an underground car park opposite £10 covered from 4pm to 11am. Again much cheaper than in central central Brighton. Bed was very good with a mattress topper and 6 feet wide. Room not large but hade a nice bow window with great views. Shower room small but everything needful. Breakfast was a buffet, limited choice but fine. Scrambled was the only egg choice. On the minus side the lift was tiny for a maximum of 2 people if they were very good friends. Corridors and stairways were very dilapidated, narrow and depressing. All staff were perfectly pleasant. All in all a good value place ideal for a short stay if you don't want to spend a lot.

We stayed for 2 nights in August 2013 (mid week), 2 rooms, 1 double, 1 twin.
First of all, it was cheap compared to other hotels in Brighton for the time of year (£60 pn inc breakfast), having a 2 star rating we were not expecting much, we booked based on other people's trip advisor reviews.

The hotel is at the seafront end of Regency terrace, a square with a central grassy area and an underground car park (more later), the location is good, right on the seafront (opposite the burnt down pier), there are lots of activities, cafes and bars at this end of the beach and all the way along the promenade to the the main pier.
It is also close to the main shopping street, about 15 min walk to the lanes and central shopping area.

The hotel looks good enough from the outside, there are a few steps up to the front door where you enter a small lobby area with a reception, off which is the breakfast area.
The staff were fine and booked us in without fuss, we were given rooms on the 2nd floor.
The decor in reception isn't great, but when you hit the stairs (we daren't try the ancient lift) and landings, you really do wonder if this was a good idea, walls are patchy, wires and pipes on display (not dangerous just ugly), carpet has seen better days, stair rails need painting etc. however, stick with it!

The rooms were fine, dated decor but clean and perfectly adequate for a couple of nights, the only complaint; the rooms were hot! we needed to leave the windows open (day & night) and although it wasn't really noisy whilst we were there, I guess it could be at weekends.
The hotel has wi- fi which only worked from the lobby, and in our room the TV reception was hit and miss (neither was a problem for us).

The breakfast is ok, a self-serve buffet with small selection of cereals, fruit, yogurt, hot food, tea, coffee & juice, it was available until 10am and got busy at around 09:30, suggest getting there by 9am, the room was warm and the window seats hot (even open).
I don't know if they served evening meals, or if there was a bar (I could see a small bar in the breakfast room), but there is a seafood restaurant attached to the hotel, we didn't eat there, but the food looked good, prices reasonable, and it was very popular.

Parking in Brighton is expensive, the Regency square car park costs £20 for 24 hrs (£22 wkend), if you arrive after 4pm and leave before 11am the next day it costs £10, 9 hours costs £17!
You can park in the street in the square between 8pm and 9am for free.

Stayed here 7th aug for 1 night.55double room wiv brekkies.not bad value.room was fine.no shower but not a prob for only 1 night.good location.self serve brekkies.thats what let it down.poor food and found a hair in mine!!! not nice.

Four of us stayed here in one room for Brighton pride costing £320 for two nights. One double two singles. This was the best priced hotel for 4 people as pride was on so all the prices shoot up. However in the winter i would exspect to pay £30. For a two star hotel I thought it was fine we expected much worse. The whole building needs a refurb, walls need plastering, our bathroom & stink was blocked, telephone didn't work, uncomfortable single beds, no one cleaned the rooms or made the beds first hotel I've stayed in and this hasn't been done. Lift didnt work on the last day. You can park in a very good secure underground car park opposite for £22 for 24 hours or the sea front for £11. Hotel is about 15 minutes walk from the pubs clubs & pier. Even though this is a two star hotel we all agreed the staff were amazing friendly, helpful and great at there jobs. I would say a below average hotel hotel but not bad for two star. Would stay here agian with friends if the price was right
