Stayed here as I was visiting Brighton to go out on the gay scene really well run guesthouse and Patrick is a lovely smiley guy! Nice rooms great location friendly staff right near Brighton pier you can see the wheel from my window on the top floor I stayed in just! I would stay here again

Stayed several times recently in the Kelvin. Patrick, the Irish host is great fun and brings the Kelvin to life, especially at breakfast. Very clean rooms, comfortable and surprisingly quiet given the central Kemp Town location. Try Ribs and Steak restaurant for a quality meal at a reasonable price. Breakfast could be earlier as 8 start is unusually late. A great place to stay and I will certainly return.

This was my second visit in 18 months and there was such a big difference, not too sure what has happened. The first stay was brilliant which made me have no hesitation in booking The Kelvin a second time.

However, on arrival we were just given our keys and had to find our own room, we were one of the only guests staying yet had an attic room and four flights of stairs to contend with. The room was functional and if you ignored the stains on the walls and curtains was ok, but the radiator didn't work so no heating whatsoever - and there was no one around in the afternoon to tell.

Two single beds had been put together to form a super king size, but only a double quilt was provided so one person had to either sleep in the middle on the edges of the two mattresses or both face an uncomfortable night to be covered by the quilt.

Every fire door in the hotel was propped open with a fire extinguisher, and with only one way up and one way down, this was very concerning.

The breakfast was very poor, boxes of cereal were put out but no milk and you had to search for bowls and spoons, the apple juice had gone off and the full English was anything but..... one wafer thin piece of bacon the size of a credit card and cooked so it was as hard as cardboard, one sausage which looked like it had been pre cooked in the oven then re-heated when needed - had to scrape the burnt dry bits off the outside before eating the sausage which was like sawdust. The fried eggs were ok and it was clear they had been cooked fresh.

As this was a one night stay I wasn't majorly concerned, these issues could be overlooked, but for the price of the room which was high - a certain well known chain of low cost hotels would have been much better. I cant remember the last time I left a hotel before check out time. And when I go back to Brighton I will definitely look for somewhere else to stay.

My sister came with me for the visit, and after I had spent time prior to the stay telling her how nice the Kelvin was and how nice the guys were... she just looked at me like I was mad.

Do not be fooled by the great location, I would rather walk a bit further for a warm room and a decent breakfast.

Stayed for two nights, really enjoyed the relaxed atmosphere and friendly staff. Greeted by the very welcoming Patrick who bent over backwards for us and the other guests. Excellent room and breakfast. Very nice showers and facilities in the bedroom. Great location with everything Brighton has to offer within short walking distances.

The location of The Kelvin's is the best for Brighton, you really do not want to be anywhere but here if you are looking to explore the restaurants/ pubs, nightlife and shopping. The service was excellent and we were checked in almost immediately. Our room was small but the bed was comfortable, clean and the bathroom is modern. The size of the room will put you off if your looking for more space besides a double bed and small table, but it is in the city center and if you plan on spending a lot of time in your room then maybe a small apartment is what you should be looking for. Otherwise I think the place was perfect and breakfast was great!

Room Tip: Lower level is best as stairs to the top can be a "great" workout!

Stayed at The Kelvin for two nights. We arrived late on Friday and were greeted by the friendly and helpful owner Patrick. Our room was on the ground floor and was plenty big enough with a six feet wide bed (two three feet beds pushed together actually). The shower room was small, but perfectly adequate. Everything was clean and tidy and the bed was very comfortable with plenty of plump pillows. Being at the front of the house, there was some noise ino the early hours, but hey this is a lively city, so what do you expect? It didn't stop us from getting a good night's sleep.
The breakfast was very good with the usual cereals, fruit juices, teas or coffee and several options on the menu. Service was excellent. Location could not have been better with the Brighton Eye just at the bottom of the road and just a short walk to the main hub of the Pavilion and the Laines.
The main problem, as with all of Brighton, is parking. The street was nose to tail cars with permit parking only along one side and there were no spaces on the meter side either. We had to park a few streets away and purchase a 24 hour permit from the B&B for £10.00. Obviously the council has found a very good moneymaking scheme!
That aside, a very good and comfortable place to stay. I would definitely recommend it to friends.

We checked in on a Friday and stayed the obligatory two nights for a weekend booking.
Owner and staff are all friendly, relaxed and welcoming.

For overseas visitors it's important to note that B&B's in the UK can be very small and rooms are tiny compared to many other parts of the world. We booked a double with ensuite (room 5) and found the room to be a reasonable size, the shower perfectly adequate but the sink was so small you could not wash your face or shave without wetting the floor.
The room is well appointed with a small TV, tea and coffee facilities and an alarm clock. Towels and beddng are clean but the carpet and chair showed stains and wear and tear.
The bed is comfortable but pillows provided are so thin, they might as well not be there.

The room is quiet in general but there are other rooms in very close proximity that use a communal WC on the landing and we were woken several times at night with doors opening and closing and even had people trying to get into our room in the early hours - obviously unable to find their rooms. Be sure to lock your doors.

In these old buildings, noise travels and the close proximity of rooms and a very narrow stairwell make for a busy night.

Breakfast is served in a small dining room which is perfectly adequate and clean. Breakfast is also adequate, though the full brekfast with one egg, one rasher of bacon, a tablespoon of beans and mushrooms, half a tomato and an overcooked sausage is nothing to write home about.

The B&B is located in Kemp Town, the gay centre of Brighton - within easy walking distance of the lanes, pier, promenade and most of the sights.

Overall, the stay was fine, though I would have enjoyed a better sleep.

Room Tip: Rooms on the west side are quieter.
